Fort Worth-based PHP Capital Partners, a privately owned investor and operator of industrial real estate properties, has made its fourth acquisition of 2025 with the purchase of the 115,000-square-foot Gateway Business Center in Irving.
The newly acquired property spans four buildings located at 6005 Commerce Dr.; 6015 Commerce Dr.; 6000 Campus Circle Dr. W; and 6012 Campus Circle Dr. W. Terms of the transaction were not disclosed. Fort Worth-based Panther FW Investments served as PHP’s capital partner.
The business park, with suite sizes from 2,500 to 16,000 square feet, is a strategic addition to PHP’s portfolio because of its contiguous location to the firm’s 78,000-square-foot Gateway South asset, said Hunter Harrison, PHP co-managing partner. PHP acquired that two-building industrial park in the second quarter of this year.
“Gateway Business Center’s location by Gateway South at 2900 Gateway Dr. and 6025 Commerce Dr. in Irving allows us to further expand our footprint in this high-performing submarket,” Harrison said in a statement. “The Gateway Business Center acquisition represents a strategic addition to our growing industrial portfolio. Its proximity to DFW International Airport and strong tenant base makes it a premier asset within one of the country’s most dynamic logistics corridors.”
Earlier this year, PHP acquired the 30,000-square-foot Wye Drive San Antonio property at 10927 Wye Dr. in northeast San Antonio in the first quarter. Its final 2025 acquisition, closed in the third quarter, is the 50,000-square-foot Marine Creek Business Park at 3521 NW Loop 820 in northwest Fort Worth.
“PHP made a strategic expansion of our industrial portfolio in 2025, reflecting our commitment to capitalizing on key Texas markets,” Harrison said. “We see a growing demand for logistics and industrial spaces.”
