D-FW housing inventory near decade high"},"content":{"rendered":"<p class=\"body-text-paragraph\"><a href=\"https:\/\/www.dallasnews.com\/topic\/residential-real-estate\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.dallasnews.com\/topic\/residential-real-estate\">Home buyers<\/a> are gaining some leverage but still face challenges in Dallas-Fort Worth as inventory hit near decade highs in June.<\/p>\n<p class=\"body-text-paragraph\">Nearly 38,700 homes were for sale in North Texas last month \u2014 the most since 2018. Housing inventory is up 24% year over year and 3.1% over May, according to a new study from Zillow.<\/p>\n<p class=\"body-text-paragraph\">The <a href=\"https:\/\/www.dallasnews.com\/business\/real-estate\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.dallasnews.com\/business\/real-estate\">housing market<\/a> is roughly balanced between buyers and sellers in June for the first time since 2019. For the past five years, sellers have had the advantage.<\/p>\n<p class=\"body-text-paragraph\">Sellers are also starting to cut asking prices. New listings from sellers are about the same as they were a year ago.<\/p>\n<p class=\"body-text-paragraph\">\u201cThe Dallas-Fort Worth housing market has a record-breaking number of homes for sale, giving buyers a wealth of options to choose from,\u201d said Kara Ng, Zillow\u2019s senior economist. \u201cWhile neither buyers nor sellers have a clear advantage yet, buyers currently hold the strongest negotiating power recorded in Zillow\u2019s history for the metro \u2014 and that power is expected to grow as competition eases through the fall.&#8221;<\/p>\n<p class=\"body-text-paragraph\">Another home inventory metric in D-FW has hit a 13-year high. Data from Texas A&amp;M University\u2019s Texas Real Estate Center shows the months of housing inventory is just over 4.8 months.<\/p>\n<p class=\"body-text-paragraph\">Months of housing inventory tracks roughly how long it would take all the homes on the market to sell at the current pace.<\/p>\n<p class=\"body-text-paragraph\">It\u2019s the highest since July 2012.<\/p>\n<p class=\"body-text-paragraph\">There were more than 8,900 closed sales in June, up more than 8% from last year.<\/p>\n<p class=\"body-text-paragraph\">Shriram Villupuram, a real estate and finance professor at the University of Texas at Arlington, said that buyers do have more choices, but the notion that they hold more negotiating power in the market goes a little too far.<\/p>\n<p class=\"body-text-paragraph\">He describes a mostly stalemated housing market. <\/p>\n<p class=\"body-text-paragraph\">Most sellers are sitting on low mortgage rates and their holding costs are low. Sellers who don\u2019t need to move immediately could rent out their homes.<\/p>\n<p class=\"body-text-paragraph\">Buyers are dealing with<a href=\"https:\/\/www.dallasnews.com\/business\/personal-finance\/2024\/11\/21\/if-the-fed-is-cutting-interest-rates-why-are-mortgages-and-business-loans-costing-more\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.dallasnews.com\/business\/personal-finance\/2024\/11\/21\/if-the-fed-is-cutting-interest-rates-why-are-mortgages-and-business-loans-costing-more\/\"> higher mortgage rates<\/a> and <a href=\"https:\/\/www.dallasnews.com\/news\/national\/2025\/04\/02\/trump-to-reveal-liberation-day-tariffs-today\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.dallasnews.com\/news\/national\/2025\/04\/02\/trump-to-reveal-liberation-day-tariffs-today\/\">economic uncertainties<\/a>. Single-family <a href=\"https:\/\/www.dallasnews.com\/business\/real-estate\/2025\/02\/14\/the-gap-between-house-and-apartment-rents-in-d-fw-has-never-been-bigger\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.dallasnews.com\/business\/real-estate\/2025\/02\/14\/the-gap-between-house-and-apartment-rents-in-d-fw-has-never-been-bigger\/\">rents<\/a> are softening in the region.<\/p>\n<p class=\"body-text-paragraph\">A recent increase in sales should give buyers some hope, he said. <\/p>\n<p class=\"body-text-paragraph\">However, Villupuram also highlighted another data point \u2014 roughly 18% of homes that went under contract in the Dallas area last month fell through as buyers or sellers walked away, according to Redfin.<\/p>\n<p class=\"body-text-paragraph\">\u201cThis is not a market where sellers are desperate to sell,\u201d he said. \u201cThese are not necessarily all motivated sellers. When you don\u2019t have a motivated seller on the other end, they have a lot of time on their hands. They\u2019re not going to budge by much, but in some parts of the market there are opportunities for buyers.\u201d<\/p>\n<p class=\"body-text-paragraph\">Villupuram expects more inventory to pile up if interest rates remain high.<\/p>\n<p class=\"body-text-paragraph\">\u201cI think when interest rates would come down, sellers may be more willing to negotiate a sale so that they can also take that money and go buy their next home,\u201d he said.<\/p>\n<p class=\"body-text-paragraph\">The shift to a neutral market is significant, but it doesn\u2019t mean it\u2019s an easy market for buyers, Ng said. Affordability remains a concern.<\/p>\n<p class=\"body-text-paragraph\">The median price for a home in D-FW was $405,000 in June, roughly flat year over year.
