{"id":103362,"date":"2025-07-29T23:55:10","date_gmt":"2025-07-29T23:55:10","guid":{"rendered":"https:\/\/www.europesays.com\/us\/103362\/"},"modified":"2025-07-29T23:55:10","modified_gmt":"2025-07-29T23:55:10","slug":"traditional-lenders-heading-back-into-the-cre-fray-in-la","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/103362\/","title":{"rendered":"Traditional Lenders Heading Back Into The CRE Fray In LA"},"content":{"rendered":"<p>                        <img decoding=\"async\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/06\/1750589843_18_placeholder.png\" loading=\"lazy\" alt=\"Placeholder\"\/><\/p>\n<p>\n      Bisnow\/Samantha D&#8217;Angelo\n    <\/p>\n<p>\n      UMTB USA\u2019s Oliver Anderson, Westwood Financial\u2019s Juyuan Wei, Turner Impact Capital\u2019s Roshan Sonthalia, Palladius Capital Management\u2019s Afshin Kateb, Avison Young\u2019s Marion Jones and Sheppard Mullin\u2019s Peter Ballance.\n    <\/p>\n<p dir=\"ltr\">Capital markets professionals are starting to see more lenders throw their hats in the ring, even on office properties,\u00a0as a broad variety of lenders make their way back to the table.\u00a0<\/p>\n<p dir=\"ltr\">\u201cThere&#8217;s greater diversity in the lender environment right now,\u201d <a class=\"tag tag-333\" href=\"https:\/\/www.bisnow.com\/tags\/avison-young\" target=\"_blank\" data-tag-id=\"333\" rel=\"noopener\">Avison Young<\/a> Executive Managing Director <a class=\"tag tag-64163\" href=\"https:\/\/www.bisnow.com\/tags\/marion-jones\" target=\"_blank\" data-tag-id=\"64163\" rel=\"noopener\">Marion Jones<\/a> told attendees at Bisnow\u2019s Southern California Capital Markets and Dealmaking Conference.\u00a0\u00a0<\/p>\n<p>Jones has observed increasing activity from banks and life insurance companies, along with private credit vehicles.\u00a0<\/p>\n<p dir=\"ltr\">Private credit stepped up the last couple of years as banks that had traditionally been frequent lenders to commercial real estate had taken a step back, Jones said at the event, held at the DoubleTree by Hilton Los Angeles Downtown.\u00a0<\/p>\n<p>                        <img decoding=\"async\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/06\/1750589843_18_placeholder.png\" loading=\"lazy\" alt=\"Placeholder\"\/><\/p>\n<p>\n      Bisnow\/Samantha D&#8217;Angelo\n    <\/p>\n<p>\n      Arc Capital Partners\u2019 Brad Weinberg, DWS Group\u2019s Nicholas Zaharov, TruAmerica Multifamily\u2019s Ash Baraghoush, Whitman Peterson\u2019s Vaib Vijaykumar and Greenberg Traurig\u2019s Ankush Israni.\n    <\/p>\n<p dir=\"ltr\"><a class=\"tag tag-178053\" href=\"https:\/\/www.bisnow.com\/tags\/palladius-capital-management\" target=\"_blank\" data-tag-id=\"178053\" rel=\"noopener\">Palladius Capital Management<\/a> Chief Financial Officer Afshin Kateb said his firm has had \u201cthe opportunity to truly become a solution provider to a lot of borrowers\u201d that otherwise wouldn&#8217;t have been able to get their projects off the ground.\u00a0<\/p>\n<p dir=\"ltr\">As a provider of private credit, banks being conservative was good for his business. Now, he is seeing a shift as some banks begin to test the waters again.\u00a0<\/p>\n<p dir=\"ltr\">\u201cSome smaller banks, regional banks are beginning to compete for the right product with the right sponsor, the right quality in the right place,\u201d Kateb said. \u201cSo we&#8217;re beginning to see more competitive pricing for them.\u201d\u00a0<\/p>\n<p dir=\"ltr\">Uncertainty and volatility came up often among speakers at the event, whether geopolitical uncertainty, a lack of clarity about interest rates or lingering questions about international trade.\u00a0<\/p>\n<p dir=\"ltr\">After the June meeting where Federal\u00a0Open Market Committee\u00a0officials voted to maintain the federal funds rate in the 4.25% to 4.5% range, in part because of uncertainty on tariffs, a debt and equity professional\u00a0<a href=\"https:\/\/www.bisnow.com\/national\/news\/capital-markets\/fed-holds-rates-flat-leaving-cre-in-a-kind-of-purgatory-129826\" target=\"_blank\" rel=\"noopener\">told Bisnow<\/a>\u00a0the decision kept the market in \u201ca kind of purgatory.\u201d\u00a0<\/p>\n<p>                        <img decoding=\"async\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/06\/1750589843_18_placeholder.png\" loading=\"lazy\" alt=\"Placeholder\"\/><\/p>\n<p>\n      Bisnow\/Samantha D&#8217;Angelo\n    <\/p>\n<p>\n      Pearlmark\u2019s Kelly Nealis, Tryperion Holdings\u2019 Greg Rollman, PACE Loan Group\u2019s Ina Montejo, IPA Capital\u2019s Anita Paryani Rice and Eisner LLP\u2019s Michael Puleo.\n    <\/p>\n<p dir=\"ltr\">All those things are impacting deals in Southern California, panelists said.<\/p>\n<p dir=\"ltr\">Trade wars have kept offshore capital cautious, Jones said. That group would usually be next to come into a market after private buyers to scoop up properties at a low basis, especially in a gateway city like Los Angeles. But so far, those buyers haven\u2019t materialized, and Jones chalks it up to the lack of a clear path forward on trade and tariffs.\u00a0<\/p>\n<p dir=\"ltr\">\u201cWe&#8217;re seeing less foreign capital, offshore capital deployment into this moment in this cycle,\u201d Jones said.\u00a0<\/p>\n<p dir=\"ltr\">A second-quarter report from Newmark found that private buyers have been the most active purchasers of office properties in the Los Angeles market this year.
