{"id":1033738,"date":"2026-08-30T22:01:24","date_gmt":"2026-08-30T22:01:24","guid":{"rendered":"https:\/\/www.europesays.com\/us\/1033738\/"},"modified":"2026-08-30T22:01:24","modified_gmt":"2026-08-30T22:01:24","slug":"the-pain-in-nycs-biotech-market-is-hitting-harlem-hardest","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/1033738\/","title":{"rendered":"The Pain In NYC&#8217;s Biotech Market Is Hitting Harlem Hardest"},"content":{"rendered":"<p>Signs of hope in New York City&#8217;s downtrodden life sciences market are starting to emerge. <\/p>\n<p>After four years of uncertainty, life sciences real estate activity <a href=\"https:\/\/www.jll.com\/content\/dam\/jllcom\/en\/us\/documents\/reports\/research-reports\/26-insights-2026-us-lab-property-report.pdf\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">has started to pick up<\/a> across the U.S. While local players don&#8217;t expect that growth to translate to significant lab demand in the city for some time, landlords have <a href=\"https:\/\/mktgdocs.cbre.com\/2299\/ead55216-5be5-4e6e-a942-bd6e1d66ae45-828940268\/NYC_Life_Sciences_Q2_2025_Figu.pdf\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">signed a smattering<\/a> of <a href=\"https:\/\/mktgdocs.cbre.com\/2299\/33d35740-8d92-4a03-a7e3-3a3cf7b1ffae-1606405386\/NYC_Life_Sciences_Q1_2026_Figu.pdf\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">fresh leasing deals<\/a> over the past year. <\/p>\n<p>But that isn\u2019t the case in Harlem corridors, where developers built hundreds of thousands of square feet of lab space in the years that followed the pandemic, all of which is sitting empty.<\/p>\n<p><img src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2026\/08\/1788127282_642_filters:no_upscale():quality(80).jpeg\" width=\"768\" height=\"432\" loading=\"lazy\" alt=\"\" class=\"object-cover w-full\" decoding=\"async\"\/><\/p>\n<p>NYC\u2019s life sciences buildings had the highest availability rate of any market in the country at the end of the first quarter, at 37%, according to JLL. It is also far more expensive than any other market, with asking rents at $99.17 per SF, compared to Boston, the largest life sciences real estate market in the country, where lab owners ask for $76.72 per SF.<\/p>\n<p>\u201cIn New York, it&#8217;s definitely slower,\u201d said Brianna Friedman, a senior research analyst for life sciences at Savills. \u201cThere&#8217;s little activity. There&#8217;s not much at all.\u201d<\/p>\n<p>The high rents and overall uncertainty mean that even though industry players expect to see more activity slowly coming back to the life sciences real estate sector in NYC, they don\u2019t expect to see it soon.<\/p>\n<p>\u201cThat growth that we&#8217;re going to see is going to continue to be focused on more of those hub markets, like San Francisco, San Diego, Boston,\u201d Cushman &amp; Wakefield Head of Life Sciences and Healthcare Insights Sandy Romero said. \u201cAfter demand resumes in those hub markets, we can expect to see some additional interest in New York.\u201d<\/p>\n<p>Some of NYC\u2019s life sciences clusters are seeing commercial success.<\/p>\n<p><a href=\"https:\/\/www.bisnow.com\/tags\/alexandria-real-estate-equities\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">Alexandria Real Estate Equities<\/a>\u2019 728K SF of NYC properties are 95.5% occupied, according to the company\u2019s <a href=\"https:\/\/www.sec.gov\/Archives\/edgar\/data\/1035443\/000103544326000066\/are-20260630.htm\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">Q2 earnings report<\/a>, with a <a href=\"https:\/\/edc.nyc\/program\/alexandria-center-life-science-nyc\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">tenant roster that includes<\/a> Bristol Myers Squibb, Eli Lilly and Pfizer&#8217;s Center for Therapeutic Innovation.<\/p>\n<p>In Long Island City, <a href=\"https:\/\/www.bisnow.com\/tags\/gfp-real-estate\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">GFP Real Estate<\/a> and <a href=\"https:\/\/www.bisnow.com\/tags\/king-street-capital\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">King Street Capital<\/a>\u2019s Innolabs is <a href=\"https:\/\/www.gfpre.com\/news\/innolabs-in-lic-reaches-full-occupancy-with-rover-diagnostics-lease\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">fully leased<\/a> after signing deals with <a href=\"https:\/\/www.bisnow.com\/tags\/nyu-langone\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">NYU Langone<\/a> that have totaled <a href=\"https:\/\/commercialobserver.com\/2025\/11\/nyu-biolabs-adds-lic-lab-space\/\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">more than 150K SF<\/a>, plus landing robotics company Rover for 16K SF earlier this year.\u00a0<\/p>\n<p>But that activity hasn\u2019t reached Harlem, where new life sciences buildings went up in the aftermath of the pandemic that community members had hoped would be <a href=\"https:\/\/nypost.com\/2024\/10\/06\/health\/inside-harlems-unlikely-life-sciecnes-boom\/\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">the dawn of a transformative new era<\/a> for the neighborhood.<\/p>\n<p>Janus Property Co.&#8217;s $700M conversion of a former bakery property at 450 W. 126th St. into the Taystee Lab Building <a href=\"https:\/\/www.bisnow.com\/news\/new-york\/life-sciences\/nycs-life-sciences-market-hit-by-fed-funding-cuts-stumbles-129496\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">has been empty<\/a> since it opened <a href=\"https:\/\/www.governor.ny.gov\/news\/governor-hochul-cuts-ribbon-700-million-state-art-taystee-lab-building-west-harlems\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">in 2022<\/a> and is <a href=\"https:\/\/iapps.courts.state.ny.us\/nyscef\/ViewDocument?docIndex=kXQzCiksvQo9uksidi4udg==\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">now facing a foreclosure suit<\/a>. <\/p>\n<p>Nearby, a 10-story, 193K SF building known as The Labs On 121, <a href=\"https:\/\/commercialobserver.com\/2023\/04\/new-life-science-labs-grow-in-east-harlem\/\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">developed by<\/a> Brandon Miller\u2019s <a href=\"https:\/\/www.bisnow.com\/tags\/real-estate-equities-corp\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">Real Estate Equities Corp<\/a>. in partnership with <a href=\"https:\/\/www.bisnow.com\/tags\/nightingale-properties\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">Nightingale Properties<\/a>, was <a href=\"https:\/\/newyorkyimby.com\/2024\/02\/the-labs-121-finishes-construction-at-2226-third-avenue-in-east-harlem-manhattan.html\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">delivered in 2024<\/a>.\u00a0But it is unclear how much progress brokers made with leasing up the property before separate scandals surrounding Nightingale CEO <a href=\"https:\/\/www.bisnow.com\/tags\/elie-schwartz\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">Elie Schwartz<\/a> and Miller erupted into the public eye.\u00a0<\/p>\n<p>Schwartz was <a href=\"https:\/\/www.bisnow.com\/news\/atlanta\/commercial-real-estate\/elie-schwartz-sentenced-to-prison-129434\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">sentenced to seven years<\/a> in prison last year after pleading guilty to a $63M crowdfunding fraud that first came to light in 2023, leading to multiple Nightingale assets <a href=\"https:\/\/www.bisnow.com\/news\/new-york\/office\/namdar-and-klosed-properties-seize-midtown-office-from-nightingale-126720\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">going to their lenders<\/a>. Miller <a href=\"https:\/\/therealdeal.com\/new-york\/2024\/07\/08\/developer-brandon-miller-dies-at-43\/\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">died by suicide in 2024<\/a> amid multiple lawsuits that alleged missed mortgage payments, forged signatures and fraudulent transfers to prevent a lender from collecting a $2.1M judgment.\u00a0<\/p>\n<p>The Labs On 121 is still empty and expected to be leased as office space, brokerages confirmed to Bisnow. It is unclear who is managing the property.<\/p>\n<p>The neighborhood lost one of its life sciences companies this summer when Volastra Therapeutics announced plans to vacate an 11K SF lab inside Janus\u2019 mixed-use Mink Building at 1361 Amsterdam Ave. and move <a href=\"https:\/\/www.crainsnewyork.com\/real-estate\/commercial\/cny-volastra-therapeutics-alexandria-center-sublease-08052026\/\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">to 18K SF<\/a> in Alexandria\u2019s Kips Bay campus. Harlem Biospace still operates an 11K SF startup incubator at the Mink Building.<\/p>\n<p><img src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2026\/08\/filters:no_upscale():quality(80).png\" width=\"768\" height=\"514\" loading=\"lazy\" alt=\"The Labs on 121 building in Harlem has sat empty for years.\" class=\"object-cover w-full\" decoding=\"async\"\/><\/p>\n<p>The Labs on 121 building in Harlem has been empty for years.<\/p>\n<p>There is no single factor that industry sources pointed to holding Harlem back. <a href=\"https:\/\/www.bisnow.com\/tags\/scott-metzner\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">Scott Metzner<\/a>, founder and principal of Janus, which developed and owns the Taystee, Mink and Malt buildings, denied that Harlem\u2019s commercial real estate market is struggling more than other pockets of the city, despite its dearth of activity.<\/p>\n<p>\u201cWe had an international pandemic, and it was difficult to fill any building in New York City until recently,\u201d he said. \u201cThe world is obviously still unbelievably volatile, and so decision-making is still very difficult, and interest rates are up and everybody&#8217;s afraid of inflation and insurance is insane, and so we&#8217;re balancing all this.\u201d<\/p>\n<p>In addition to the expense of renting NYC labs, one researcher attributed the Harlem life sciences hub\u2019s difficulties to its longer commute from where many workers may live, in New York City\u2019s other boroughs and in New Jersey.\u00a0<\/p>\n<p>\u201cThe ecosystem in Harlem is very different,\u201d Romero said. \u201cIn Kips Bay, you have strong transit, you have a lot of retail and that live-work environment feeling. I&#8217;m wondering if that&#8217;s part of what&#8217;s missing up in the Harlem area.\u201d<\/p>\n<p>Brokers also said federal research cuts may have hurt Harlem\u2019s life sciences potential because of its dependence on research institutions, such as Columbia\u2019s Jerome L. Greene Science Center and the City University of New York\u2019s Advanced Science Research Center.\u00a0<\/p>\n<p>\u201cThe No. 1 reason why anybody would want to be in Harlem, in particular West Harlem, is because of Columbia and the entire presence up there,\u201d said <a href=\"https:\/\/www.bisnow.com\/tags\/john-cahill\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">John Cahill<\/a>, a senior vice president at JLL.\u00a0<\/p>\n<p>The National Institutes of Health <a href=\"https:\/\/grants.nih.gov\/news-events\/nih-extramural-nexus-news\/2026\/03\/fiscal-year-2025-by-the-numbers-extramural-grant-investments-in-research\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">issued $35.3B<\/a> in grants in fiscal year 2025, down from <a href=\"https:\/\/report.nih.gov\/nihdatabook\/report\/4\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">$44.9B the prior year<\/a>. Nationally, that translated to disruptions to more than <a href=\"https:\/\/grantwitness.org\/nih\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">1 in 5<\/a> NIH grants during the second Trump administration, according to Grant Witness, an independent organization that tracks science-related federal grant disruptions.\u00a0<\/p>\n<p>In New York, while the majority of NIH grants have been restored, $2.1B of the $4B allocated by the federal government for projects in the state <a href=\"https:\/\/grantwitness.org\/nih?state=NY\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">hasn\u2019t yet been distributed<\/a>. That has harmed academic institutions\u2019 ability to spin out into the private sector, said Mark Hauber, executive director of <a href=\"https:\/\/www.bisnow.com\/tags\/cuny\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">CUNY<\/a>\u2019s ASRC.<\/p>\n<p>\u201cWe had a startup company that typically gets small-business grants at this stage from the federal government,\u201d he said. \u201cSome of those companies did not get their funding, so that stopped the startup company from further developing.\u201d<\/p>\n<p>That instability has left the city\u2019s life sciences landlords in limbo, Cahill said.<\/p>\n<p>\u201cOne of the biggest challenges that our city faces is that we are so reliant on the hospitals and the universities to anchor projects,\u201d Cahill said. \u201cThe effect of [the federal funding cuts] has been cataclysmic on life science real estate in the city, not just in Harlem but throughout.\u201d<\/p>\n<p>Venture capital funding totaled $29.8B in the U.S. last year, according to <a href=\"https:\/\/digital.cushmanwakefield.com\/Life-Sciences-Funding-in-View-2026\/9\/\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">Cushman &amp; Wakefield data<\/a>, with activity picking up speed in the second half of the year. But companies are keeping staffing numbers tight to net future investments, rather than expanding into larger spaces.\u00a0<\/p>\n<p>Venture capital in this cycle is <a href=\"https:\/\/www.bisnow.com\/news\/national\/proptech\/proptech-funding-slows-sharply-uneven-venture-capital-market-135336\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">chasing mature companies<\/a> rather than early-stage startups, said <a href=\"https:\/\/www.bisnow.com\/tags\/maria-gotsch\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">Maria Gotsch<\/a>, president and CEO of the <a href=\"https:\/\/www.bisnow.com\/tags\/partnership-fund-for-new-york-city\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">Partnership Fund for New York City<\/a>. <\/p>\n<p>Whether life sciences landlords struggling with vacancy can survive depends on \u201cthe status of the pockets of the owners,\u201d she said.<\/p>\n<p>Some inventory has been removed from the market as owners look to offload properties that have struggled to attract tenants.<\/p>\n<p>This month, <a href=\"https:\/\/www.bisnow.com\/tags\/bill-ackman\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">Bill Ackman<\/a> bought <a href=\"https:\/\/commercialobserver.com\/2026\/07\/bill-ackman-buys-125-west-end-avenue\/\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">the 400K SF<\/a> 125 West End Ave., a lab building developed by <a href=\"https:\/\/www.bisnow.com\/tags\/taconic-partners\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">Taconic Partners<\/a> company <a href=\"https:\/\/www.bisnow.com\/tags\/elevate-research-properties\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">Elevate Research Properties<\/a> that <a href=\"https:\/\/www.bisnow.com\/news\/new-york\/life-sciences\/taconic-invested-2b-to-be-nycs-leading-life-sciences-developer-then-the-market-froze-132294\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">had long struggled with vacancy<\/a>, for a brain research institute helmed by his family foundation.<\/p>\n<p>Within the same week, <a href=\"https:\/\/www.bisnow.com\/tags\/longfellow-real-estate-partners\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">Longfellow Real Estate Partners<\/a> sold the Hatch Life Sciences Building, a 215K SF Long Island City life sciences building at 43-10 23rd St. It sold the property <a href=\"https:\/\/www.bisnow.com\/news\/new-york\/deal-sheet\/long-island-city-lab-sells-at-loss-ny-deal-sheet\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">for $6M less than it paid<\/a>, even though it poured $120M into a lab conversion.\u00a0<\/p>\n<p>Metzner said he isn&#8217;t giving up on the Harlem properties Janus developed, but he admitted he needs a capital infusion to hang on.<\/p>\n<p>\u201cWe had a maturity, and Wells Fargo wanted to get paid back, and we were not able to pay them back,\u201d he said. \u201cThere was no capital markets available to take out a 3-year-old institutional commercial loan, regardless of the fact that it&#8217;s paid every month currently in interest.
