One year ago, the average rate was 6.50%.<\/p>\n<p>Higher mortgage rates can add hundreds of dollars a month in costs for borrowers, limiting homebuyers\u2019 purchasing power. As rates rise, that can lead prospective home shoppers to delay buying a home, one reason U.S. home sales remain <a class=\"Link AnClick-LinkEnhancement\" data-gtm-enhancement-style=\"LinkEnhancementA\" href=\"https:\/\/apnews.com\/article\/home-sales-mortgage-interest-rate-4b07d3833eda82d5fbfbf32100de0e13\" rel=\"nofollow noopener\" target=\"_blank\">in a rut this year.<\/a><\/p>\n<p>The average rate is now the highest it\u2019s been since July 31, 2025, when it was at 6.72%.<\/p>\n<p>Borrowing costs on 15-year fixed-rate mortgages, often sought by borrowers refinancing a home loan, also rose this week. That average rate increased to 6.04% from 5.98% last week. A year ago, it was at 5.60%.<\/p>\n<p>Mortgage rates are influenced by several factors, including inflation, broader policy rate decisions from the Federal Reserve and expectations from bond market investors for the economy. They generally follow the trajectory of the 10-year Treasury yield, which lenders use as a guide to pricing home loans.<\/p>\n<p>Both mortgage rates and <a class=\"Link AnClick-LinkEnhancement\" data-gtm-enhancement-style=\"LinkEnhancementA\" href=\"https:\/\/apnews.com\/article\/bond-market-yields-treasury-mortgages-savings-b62bedeb7a8b7d5479e25a560b52176c\" rel=\"nofollow noopener\" target=\"_blank\">the bond market<\/a> have been mostly rising this year due to the U.S. <a class=\"Link AnClick-LinkEnhancement\" data-gtm-enhancement-style=\"LinkEnhancementA\" href=\"https:\/\/apnews.com\/hub\/iran\" rel=\"nofollow noopener\" target=\"_blank\">war with Iran<\/a>, which has fueled expectations for hotter inflation as crude oil prices soared. Long-term bond yields remain steeper than they were before the conflict began in late February, helping drive mortgage rates higher.<\/p>\n<p>Over the past week, <a class=\"Link AnClick-LinkEnhancement\" data-gtm-enhancement-style=\"LinkEnhancementA\" href=\"https:\/\/apnews.com\/article\/iran-us-strikes-hormuz-trump-september-2-2026-cc891e22860d7a53bf7ade9a3d74c0ae\" rel=\"nofollow noopener\" target=\"_blank\">renewed fighting<\/a> between the U.S. and Iran has ratcheted pressure on oil markets, driving up prices for crude. Higher oil prices can push up inflation, which drives up bond yields.<\/p>\n<p>The 10-year Treasury yield was 4.74% as of midday Thursday on the bond market. It was at 4.67% last Thursday. Before the war, it was just 3.97% in late February.<\/p>\n<p>Worries about the <a class=\"Link AnClick-LinkEnhancement\" data-gtm-enhancement-style=\"LinkEnhancementA\" href=\"https:\/\/apnews.com\/article\/treasury-national-debt-limit-a27a8d3651ff810b25c610d3e1b6259d\" rel=\"nofollow noopener\" target=\"_blank\">U.S. government\u2019s growing debt<\/a> have also helped drive up long term bond yields, prompting the U.S. Treasury Department <a class=\"Link AnClick-LinkEnhancement\" data-gtm-enhancement-style=\"LinkEnhancementA\" href=\"https:\/\/apnews.com\/article\/bond-market-yields-treasury-bessent-bd0cead63ff1b7f2e99d4c8cce0a28d3\" rel=\"nofollow noopener\" target=\"_blank\">to intervene last month<\/a>. <\/p>\n<p>As inflation remains elevated, pressure is increasing on the Federal Reserve to take action to help lower it.<\/p>\n<p>Fed Chair Kevin Warsh <a class=\"Link AnClick-LinkEnhancement\" data-gtm-enhancement-style=\"LinkEnhancementA\" href=\"https:\/\/apnews.com\/article\/federal-reserve-warsh-interest-trump-inflation-ab896df808df3a5a3fa8b943ac5f3867\" rel=\"nofollow noopener\" target=\"_blank\">said last week<\/a> at the Fed\u2019s annual economic symposium in Jackson Hole, Wyoming, that inflation had not shown sufficient improvement and that the central bank might have \u201cmore work to do,\u201d a sign he is weighing a rate increase at the Fed\u2019s next meeting Sept. 15-16. <\/p>\n<p>    <a class=\"AnchorLink\" id=\"html-embed-module-a00000\"\/><\/p>\n<p>\n    <strong>Sign up for Morning Wire:<\/strong><br \/>\n    Our flagship newsletter breaks down the biggest headlines of the day.\n  <\/p>\n<p>Wall Street expects the central bank to raise interest rates before the year ends in an effort to cool inflation, which remains well above 3%. The Fed has a stated goal of cooling inflation to a target of 2%.<\/p>\n<p>The central bank doesn\u2019t set mortgage rates, but its decisions to raise or lower its short-term rate are watched closely by bond investors and can ultimately affect the yield on 10-year Treasurys.<\/p>\n<p>\u201cWe don\u2019t expect any real mortgage rate relief this fall, but if inflation isn\u2019t tamed, the pain will be real,\u201d said Jiayi Xu, senior economist at Realtor.com. \u201cHigher inflation would simultaneously erode paychecks and real income growth while keeping mortgage rates elevated for longer. That\u2019s a squeeze on housing from both sides: what people can afford, and what they\u2019re willing to buy into.\u201d<\/p>\n<p>The U.S. housing market has been in a <a class=\"Link AnClick-LinkEnhancement\" data-gtm-enhancement-style=\"LinkEnhancementA\" href=\"https:\/\/apnews.com\/article\/real-estate-housing-market-home-prices-6a2ae673d0c93e98b69d3c6b99925124\" rel=\"nofollow noopener\" target=\"_blank\">slump<\/a> since 2022, when mortgage rates began to climb from pandemic-era lows.
