{"id":116789,"date":"2025-08-03T23:35:20","date_gmt":"2025-08-03T23:35:20","guid":{"rendered":"https:\/\/www.europesays.com\/us\/116789\/"},"modified":"2025-08-03T23:35:20","modified_gmt":"2025-08-03T23:35:20","slug":"union-square-districts-momentum-has-only-increased","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/116789\/","title":{"rendered":"Union Square district\u2019s momentum has only increased"},"content":{"rendered":"<p>The Union Square district\u2019s momentum has only increased since we <a href=\"https:\/\/nypost.com\/2025\/04\/20\/business\/nycs-union-square-area-on-a-roll-for-retail-restaurant-leases\/\" target=\"_blank\" rel=\"noopener\">reported on it<\/a> four months ago.<\/p>\n<p>As measured by the Union Square Partnership, retail storefront occupancy of\u00a082% in April \u2014 a 68% jump over the last quarter of 2024 \u2014 has since hit 88.5%, propelled by large recent leases such as Uniqlo\u2019s deal for over 19,000 square feet at 860 Broadway.<\/p>\n<p>More than 17,000 square feet of retail was leased in the second quarter, more than seven times the volume in the second quarter of 2024. Leading the food-and-beverage charge is Time Out Market, which will soon replace Urbanspace with a 10,000 square-foot hall on the ground floor of Zero Irving. It will be a \u00a0smaller version of the DUMBO original.<\/p>\n<p><img style=\"aspect-ratio:1.50146628;display:block\" loading=\"lazy\" decoding=\"async\" data-modal-image=\"36727042\" width=\"886\" height=\"590\" data-id=\"36727042\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/08\/pet-co-44-union-square-109172825.jpg\" alt=\"Street view of Union Square West in New York City, showing a Petco store.\" class=\"wp-image-36727042\"  \/>Retail storefront occupancy in the Union Square district reached 82% in April \u2014 a 68% jump over 2024\u2019s last quarter. Google Maps<\/p>\n<p>Meanwhile, office availability fell to 10.9% compared to 17% in Manhattan overall. Several buildings including Zero Irving, 200 Park Ave. South and 860 Broadway were fully leased.<\/p>\n<p>In what the Partnership calls a \u201cmilestone,\u201d Capital One added over 96,000 square feet to its headquarters at 114 Fifth Ave, bringing its Union Square total footprint to 213,500 square feet.<\/p>\n<p>Visits to the neighborhood reached a daily weekday average of 380,000 \u2014 or 10,000 more than last year. The 14th Street-Union Square subway station served 65,000 daily riders, 12% more than in 2024.<\/p>\n","protected":false},"excerpt":{"rendered":"The Union Square district\u2019s momentum has only increased since we reported on it four months ago.
