{"id":118544,"date":"2025-08-04T15:56:09","date_gmt":"2025-08-04T15:56:09","guid":{"rendered":"https:\/\/www.europesays.com\/us\/118544\/"},"modified":"2025-08-04T15:56:09","modified_gmt":"2025-08-04T15:56:09","slug":"14-of-the-50-most-populous-u-s-metro-areas-saw-median-home-sale-prices-fall-including-jacksonville-report","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/118544\/","title":{"rendered":"14 of the 50 most populous U.S. metro areas saw median home-sale prices fall, including Jacksonville: report"},"content":{"rendered":"<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\"><strong>JACKSONVILLE, Fla.<\/strong> \u2013 The median home-sale price fell by 3.1% in Jacksonville last week, <a href=\"https:\/\/www.redfin.com\/news\/housing-market-update-home-prices-drop-14-metros\/\" target=\"_blank\" rel=\"noopener\" title=\"https:\/\/www.redfin.com\/news\/housing-market-update-home-prices-drop-14-metros\/\">according to a new report from Redfin<\/a>. <\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">In fact, according to the report, the median home-sale price fell in 14 of the 50 most populous U.S. metro areas.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Oakland saw the biggest drop, with a 6.8% year-over-year decline, followed by two Florida metros and two Texas metros: West Palm Beach (-4.9%), Jacksonville, Austin (-2.9%) and Houston (-2.8%).\u00a0Jacksonville also saw its new home listings drop by 12.1% when compared to last year, tied for the third biggest drop in the nation. <\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cSellers need to start coming to terms with two things: One, homes are more often going to sit on the market for longer than a week or two before they sell, and two, buyers are gaining the upper hand,\u201d said James Gulden, a Redfin Premier agent in Boston. \u201cI advise my sellers to be realistic about the price they\u2019re going to get based on the market research I provide, while also taking into account which direction the market is moving, especially if they want multiple offers. I\u2019m also reminding sellers to be patient and not panic. Sure, many homes have been selling within a week for the last several years, but that\u2019s not historically normal.
