A developer in Monmouth County is planning construction of a Topgolf entertainment venue and a QuickChek convenience store and gas station in Neptune Township. <\/p>\n
The development will be located on a site once occupied by the Asbury Park Press along Route 66, according to documents submitted to the township planning board.<\/p>\n
The location is just moments off the Garden State Parkway and 10 minutes from bustling Asbury Park \u2014 an area that becomes a bottleneck in summer, already clogged by drivers trying to reach the beach, as well as the neighboring Jersey Shore Outlets and WalMart.<\/p>\n
The company 3601 Route 66 LLC plans to subdivide<\/a> the 21.5-acre site into five separate lots and develop a 25,500-square-foot TopGolf on 11.2 acres, along with a 5,670-square-foot QuickChek on 2.5 acres, according to the submitted documents.<\/p>\n Plans also call for an 18,360-square-foot 100-room hotel, an 8,000-square-foot restaurant, and a 2,335-square-foot fast-food restaurant. <\/p>\n According to APP.com,<\/a> the planning board voted unanimously to grant Topgolf and QuickChek preliminary and final site plan approval, and preliminary approval for the other three projects.<\/p>\n The names of the other businesses planning to build on the site were not immediately available Wednesday morning.<\/p>\n A completeness memorandum<\/a> from Planning Board Engineer Peter R. Avakian, dated March 12, confirmed that the application met all submission requirements for major subdivision and site plan review. <\/p>\n When completed, the redevelopment would transform the long-vacant property into a mixed-use destination combining recreation and retail, part of broader redevelopment efforts in Neptune Township.<\/a><\/p>\n Topgolf would take up a little more than half of the site and QuickChek would be located on the driveway to Route 66, according to the application.<\/p>\n Topgolf<\/a> is a national entertainment chain known for its high-tech driving ranges, where players hit microchipped golf balls at targets while enjoying food, drinks, and music. <\/p>\n The venues typically feature climate-controlled hitting bays, full-service bars, and lounge areas, attracting both avid golfers and casual visitors.<\/p>\n QuickChek<\/a> is a New Jersey-based convenience store and fuel retailer offering made-to-order food, beverages, groceries, and gasoline. <\/p>\n According to the township\u2019s Master Plans and Reexamination Reports, Neptune is nearing full build-out, with few vacant parcels left for new development. <\/p>\n The 2009 Reexamination Report <\/a>and the 2011 Master Plan <\/a>both emphasize the need to preserve open space and improve connections between existing green areas. <\/p>\n With limited land available, future development in Neptune is expected to focus on redeveloping existing properties, rehabilitating structures, and reusing underutilized sites, according to the reports.<\/p>\n Anthony G.
