The mixed-use center will transform the burgeoning bedroom community with some of America\u2019s buzziest chain restaurants, including Portillo\u2019s.<\/p>\n<p>The development is part of a rapidly growing area that has already attracted newer franchises like Dutch Bros and Salata and legacy restaurants such as Chile\u2019s, IHOP, and Denny\u2019s. But the most hype is around a quartet of chains that only have a limited presence in the San Antonio area.<\/p>\n<p><a href=\"https:\/\/www.portillos.com\/schertzTX\/\" rel=\"noopener noreferrer\" target=\"_blank\">Portillo\u2019s<\/a>, a Chicago-based chain, adored for its Italian beef sandwiches, hot dogs, and cake shakes, has no Alamo City presence at all. An earlier release says the location will be a \u201crestaurant of the future,\u201d a smaller-scale site with dual drive-thrus and a pick-up shelf inside. Although the company has not shared an exact opening date, the <a href=\"https:\/\/www.bizjournals.com\/sanantonio\/news\/2024\/11\/21\/portillos-brings-hot-dogs-and-more-to-schertz.html\" target=\"_blank\" rel=\"noopener\">San Antonio Business Journa<\/a><a href=\"https:\/\/www.bizjournals.com\/sanantonio\/news\/2024\/11\/21\/portillos-brings-hot-dogs-and-more-to-schertz.html\" target=\"_blank\" rel=\"noopener\">l<\/a> said it was eyeing the fall.<\/p>\n<p class=\"shortcode-media shortcode-media-rebelmouse-image\"> <img loading=\"lazy\" decoding=\"async\" id=\"47c3f\" data-rm-shortcode-id=\"e83301520b34febbd69caa81dc9be362\" data-rm-shortcode-name=\"rebelmouse-image\" class=\"rm-shortcode rm-lazyloadable-image \" lazy-loadable=\"true\" src=\"data:image\/svg+xml,%3Csvg%20xmlns='http:\/\/www.w3.org\/2000\/svg'%20viewBox='0%200%20600%20450'%3E%3C\/svg%3E\" data-runner-src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/08\/handel-s-homemade-ice-cream-cone.png\" width=\"600\" height=\"450\" alt=\"Handel's homemade ice cream cone\"\/> Handel&#8217;s Homemade Ice Cream will open its second area location at Schertz Station.             Photo courtesy of Handel&#8217;s         <\/p>\n<p>Schertz Station visitors will soon be able to cool off with scoops from <a href=\"https:\/\/handelsicecream.com\/\" target=\"_blank\" rel=\"noopener\">Handel\u2019s Homemade Ice Cream<\/a>. The cult Ohio ice cream parlor <a href=\"https:\/\/sanantonio.culturemap.com\/news\/restaurants-bars\/lucy-coopers-new-location\/\" target=\"_self\" rel=\"noopener\">introduced itself<\/a> to San Antonio in 2023, but so far, it has not expanded. The closest location to the Rim store is in Austin.<\/p>\n<p><a href=\"https:\/\/daveshotchicken.com\/\" target=\"_blank\" rel=\"noopener\">Dave\u2019s Hot Chicken<\/a>, a Los Angeles brand cashing in on the Nashville trend, has only been in San Antonio since 2022. Since <a href=\"https:\/\/sanantonio.culturemap.com\/news\/restaurants-bars\/daves-hot-chicken\/\" target=\"_self\" rel=\"noopener\">debuting<\/a> at 9602 Texas Hwy. 151 #108, it has only opened one more restaurant in the area. Mediterranean chain <a href=\"https:\/\/cava.com\/\" rel=\"noopener noreferrer\" target=\"_blank\">CAVA<\/a>, one of many fast-casual joints that have snagged Chipotle\u2019s build-your-own model, has made further inroads in town, but still only has three outposts in the city limits.<\/p>\n<p>Leasing <a href=\"https:\/\/www.loopnet.com\/viewer\/pdf?file=https%3a%2f%2fimages1.loopnet.com%2fd2%2fC4XKWUiDbKKd6o6aJyEqioZYRqWlE8w-FBExiWC0hPo%2fSchertz%2520Station072825ForWeb.pdf&amp;siteid=7112&amp;lang=en-US&amp;_gl=1*1yvxsro*_gcl_au*MTM1MzMwMTgyNC4xNzU0NTA5NzMy*_ga*MTg0MTc3OTk3NS4xNzU0NTA5NzE5*_ga_2DVXTE8M0Q*czE3NTQ1MDk3MzIkbzEkZzEkdDE3NTQ1MTIwOTgkajU5JGwwJGgw\" rel=\"noopener noreferrer\" target=\"_blank\">documents<\/a> from commercial real estate firm Merit also show a few chains that have a more widespread footprint in the area. A brochure shows Jersey Mike\u2019s Subs, Panera Bread, and Smoothie King joining the strip dominated by a massive EVO Entertainment compound.<\/p>\n<p>Although Schertz is not growing as rapidly as other <a href=\"https:\/\/sanantonio.culturemap.com\/news\/real-estate\/fastest-growing-cities-boerne-selma\/\" target=\"_self\" rel=\"noopener\">area suburbs<\/a> like Boerne, Selma, Fair Oaks Ranch, New Braunfels, and Canyon Lake, recent census data states that the town has boomed with a 10.61 percent increase since 2018.
