Profit margins are thinner, <a href=\"https:\/\/sandiegomagazine.com\/food-drink\/san-diego-food-influencers-to-follow-right-now\/\" target=\"_blank\" rel=\"noopener\">influencers are the new critics<\/a>, and unless you have deep pockets, it\u2019s really hard to find a space to lease. But sometimes, everything clicks into place, and things work out like they should.<\/p>\n<p>\u201cEverything happens for a reason,\u201d says Brian Foxworth, Jr. Born and raised in San Diego, he and his family have been in the restaurant business for eight years, first operating Rhythm\u2019s Chicken and Waffles as a <a href=\"https:\/\/sandiegomagazine.com\/food-drink\/10-must-try-food-trucks-in-san-diego\/\" target=\"_blank\" rel=\"noopener\">food truck<\/a> and brick-and-mortar restaurant in Pacific Beach. Even their success (and an appearance on Netflix\u2019s <a href=\"https:\/\/www.netflix.com\/title\/81223142\" target=\"_blank\" rel=\"noreferrer noopener\">Fresh, Fried and Crispy<\/a> in 2021) couldn\u2019t shield them from the seasonal effects of the tourist-heavy beach town, leading them to close the doors and retire the concept in 2023.\u00a0<\/p>\n<p>But Foxworth says they kept looking for a new space for their next business, inspired by his mom, and fittingly named <a href=\"https:\/\/www.instagram.com\/momschickenandwaffles\" target=\"_blank\" rel=\"noreferrer noopener\">Mom\u2019s Chicken &amp; Waffles<\/a>. U-31 owner Steve Billings offered his lounge\u2019s kitchen in <a href=\"https:\/\/sandiegomagazine.com\/things-to-do\/north-park-things-to-do\/\" target=\"_blank\" rel=\"noopener\">North Park<\/a> while they looked. It took two years.<\/p>\n<blockquote class=\"instagram-media\" data-instgrm-permalink=\"https:\/\/www.instagram.com\/p\/DMs0pInxJxx\/?utm_source=ig_embed&amp;utm_campaign=loading\" data-instgrm-version=\"14\" style=\" background:#FFF; border:0; border-radius:3px; box-shadow:0 0 1px 0 rgba(0,0,0,0.5),0 1px 10px 0 rgba(0,0,0,0.15); margin: 1px; max-width:540px; min-width:326px; padding:0; width:99.375%; width:-webkit-calc(100% - 2px); width:calc(100% - 2px);\"\/>\n<p>\u201cI put in bids for the last two years, trying to get a space, but we couldn\u2019t get it,\u201d explains Foxworth. \u201cSome of the ones were too expensive, or the owners have a different concept, [or] bigger companies come in and take and buy the space and renovate. So there\u2019s a struggle for the small businesses and small restaurants.\u201d<\/p>\n<p>But every cloud comes with a silver lining. Just down the street from <a href=\"https:\/\/u31bar.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">U-31<\/a>, Wong Chong (better known as Lucky) operated Lucky\u2019s Breakfast (also known as Lucky\u2019s Golden Phenix) for more than 50 years before passing away last December. The popular corner eatery at 3804 Grim Avenue, now \u201c<a href=\"https:\/\/sandiegomagazine.com\/features\/san-diego-best-arts-culture-2025\/#:~:text=Best%20Name%20Change-,Lucky%20Lane,-Grim%20Avenue%20in\" target=\"_blank\" rel=\"noopener\">Lucky Lane<\/a>,\u201d in the heart of North Park became prime real estate. When it came on the market, Foxworth says they didn\u2019t offer the landlords a ton of money (even though a few other people did). What he offered instead was to honor what Lucky built and gave to the North Park community\u2014and they got it.<\/p>\n<p>\u201cWe understand the history of it,\u201d he says. \u201cUs being locals and being family-owned, we\u2019re happy to take over that [and] continue that same legacy he had.\u201d<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" width=\"960\" height=\"1200\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/08\/Moms-Chicken-Waffles-3.jpeg.webp.webp\" alt=\"Food from new San Diego restaurant Mom\u2019s Chicken &amp; Waffles Taking Over Lucky\u2019s In North Park\" class=\"wp-image-112064\" style=\"width:527px\"   data-mwl-img-id=\"112064\"\/>Courtesy of Mom\u2019s Chicken &amp; Waffles<\/p>\n<p>Mom\u2019s Chicken and Waffles will continue operating out of U-31 until they fully move into the former Lucky\u2019s location in late October or November this year.
