Will a stretch of San Antonio\u2019s Broadway Corridor soon look like California\u2019s famous Rodeo Drive? High-end shopping center Broadway East<\/a> (BESA) cleared a significant hurdle when the city\u2019s Historic and Design Review Commission gave the go-ahead to move a historic house necessary for the project to break ground.<\/p>\n

Compared to the nearby Pearl District, BESA will have a heavier focus on luxury retail than dining options. A leasing brochure<\/a> details a merchandising vision for the project that includes big designer names like Gucci and Louis Vuitton, heritage brands like Filson and Pendleton, and luxe skincare lines like Le Labo and Aesop.<\/p>\n

The shopping center also hopes to attract premium home goods stores, a gap in a local market dominated by discount chains like HomeGoods and At Home. The brochure lists Design Within Reach, CB2, and bedding brand Parachute as key gets.<\/p>\n

In addition to the lineup of shops, plans call for residential buildings, a 15-floor hotel, office space, and a scattering of food and beverage concepts. The 15-acre tract will be built in phases, with the first section aiming to open in late 2027.<\/p>\n

In January, the commission granted conceptual approval to the project but had a few stipulations before the project could move forward. Among them was the relocation of the property\u2019s existing two-story neoclassical revival house and a landscaping plan with more shade.<\/p>\n

According to renderings, an ornate facade familiar to many Broadway travelers will be incorporated into the contemporary architecture.<\/p>\n

The Government Hill site is owned by BESA Land Partners, a limited liability company registered to local real estate firm Fulcrum Development.
