When the company agreed to expand \u2014 specifically, to Dallas-Fort Worth first \u2014 it did so in dramatic fashion, with seven restaurants open in the region today and two more on the way. <\/p>\n<p class=\"body-text-paragraph\">Portillo\u2019s <a href=\"https:\/\/www.dallasnews.com\/food\/restaurant-news\/2023\/01\/09\/finally-chicago-restaurant-portillos-opens-its-first-texas-shop-jan-9-2023\/\" target=\"_self\" rel=\"noopener\" title=\"https:\/\/www.dallasnews.com\/food\/restaurant-news\/2023\/01\/09\/finally-chicago-restaurant-portillos-opens-its-first-texas-shop-jan-9-2023\/\">early 2023 debut in The Colony<\/a> was one of the <a href=\"https:\/\/www.dallasnews.com\/food\/restaurant-news\/2022\/12\/26\/dallas-fort-worths-most-exciting-new-restaurants-and-bars-opening-in-2023\/\" target=\"_self\" rel=\"noopener\" title=\"https:\/\/www.dallasnews.com\/food\/restaurant-news\/2022\/12\/26\/dallas-fort-worths-most-exciting-new-restaurants-and-bars-opening-in-2023\/\">biggest restaurant expansions of the year<\/a> in Dallas-Fort Worth. <\/p>\n<p>Restaurant News<\/p>\n<p class=\"dmnc_features-cta-social-cta-social-module__zWZy- mb-4\">Get the scoop on the latest openings, closings, and where and what to eat and drink.<\/p>\n<p class=\"body-text-paragraph\">\u201cThis is one of the greatest real estate sites I\u2019ve personally ever seen,\u201d Osanloo said during an earnings call in March 2022 ahead of the opening. \u201cI think it\u2019s going to be a world-class opening for us.\u201d<\/p>\n<p class=\"body-text-paragraph\">The restaurant in the $1.5 billion Grandscape development averaged <a href=\"https:\/\/www.qsrmagazine.com\/growth\/portillos-first-texas-unit-earning-48k-day\/\" target=\"_self\" rel=\"noopener\" title=\"https:\/\/www.qsrmagazine.com\/growth\/portillos-first-texas-unit-earning-48k-day\/\">$48,000 in sales per day<\/a> in its first month and a half, QSR reported. It was the company\u2019s No. 1 restaurant in terms of performance at the time, meaning The Colony was \u201cmatching the volumes of restaurants in Chicago that have been open for decades.\u201d<\/p>\n<p class=\"body-text-paragraph\">\u201cIt\u2019s definitely coming down,\u201d he clarified at the time, \u201cbut we feel really good that this restaurant will significantly exceed our underwriting expectations and set us up for further success in Texas as we continue to expand.\u201d<\/p>\n<p class=\"body-text-paragraph\">Fast-forward to August 2025, and Osanloo has quieted his former bullishness on D-FW and Texas. He believes the company was \u201clulled into a false sense of security with the success of the Colony.\u201d<\/p>\n<p class=\"body-text-paragraph\">\u201cIt was just an <a href=\"https:\/\/www.dallasnews.com\/food\/restaurant-news\/2023\/01\/09\/finally-chicago-restaurant-portillos-opens-its-first-texas-shop-jan-9-2023\/\" target=\"_self\" rel=\"noopener\" title=\"https:\/\/www.dallasnews.com\/food\/restaurant-news\/2023\/01\/09\/finally-chicago-restaurant-portillos-opens-its-first-texas-shop-jan-9-2023\/\">enormous opening<\/a> that almost broke the restaurant,\u201d he said in the Aug. 5 earnings call, referencing the 2023 opening in The Colony. The company\u2019s \u201cBeef Bus\u201d was parked at festivals and in shopping centers, and employees shared the story of how founder Dick Portillo started with just $1,100 in 1963.<\/p>\n<p class=\"body-text-paragraph\">Osanloo had a message for Texans in 2022, before the opening:<\/p>\n<p class=\"body-text-paragraph\">\u201c<a href=\"https:\/\/www.dallasnews.com\/food\/restaurant-news\/2022\/03\/02\/iconic-chicago-restaurant-portillos-to-open-in-the-colony-its-first-in-texas\/\" target=\"_self\" rel=\"noopener\" title=\"https:\/\/www.dallasnews.com\/food\/restaurant-news\/2022\/03\/02\/iconic-chicago-restaurant-portillos-to-open-in-the-colony-its-first-in-texas\/\">It is not a hot dog place<\/a>,\u201d he said in a Dallas Morning News interview. \u201cIt is an Italian beef place.<\/p>\n<p class=\"body-text-paragraph\">\u201cIf people are coming to Portillo\u2019s and they\u2019re eating one thing, I\u2019d say get a beef sandwich. It\u2019ll blow your mind.\u201d<\/p>\n<p class=\"body-text-paragraph\">The News captured photos of the long lines in The Colony. Others are now open in Denton, Fort Worth, Grapevine and Mansfield.<\/p>\n<p class=\"body-text-paragraph\">But flashy restaurant openings in Dallas-Fort Worth aren\u2019t always sustainable.
