{"id":13533,"date":"2025-06-25T12:52:20","date_gmt":"2025-06-25T12:52:20","guid":{"rendered":"https:\/\/www.europesays.com\/us\/13533\/"},"modified":"2025-06-25T12:52:20","modified_gmt":"2025-06-25T12:52:20","slug":"orbach-gotlib-launching-reit-with-2-7b-manhattan-luxury-rental-portfolio","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/13533\/","title":{"rendered":"Orbach, Gotlib Launching REIT With $2.7B Manhattan Luxury Rental Portfolio"},"content":{"rendered":"<p dir=\"ltr\">A joint venture that owns some of Manhattan\u2019s glossiest luxury apartment buildings is preparing to launch a real estate investment trust to capitalize on demand amid a strained market.<\/p>\n<p>                        <img decoding=\"async\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/06\/1750589843_18_placeholder.png\" loading=\"lazy\" alt=\"Placeholder\"\/><\/p>\n<p>\n      The American Copper Building, seen from street level on First Avenue.\n    <\/p>\n<p dir=\"ltr\">GO Partners, a <a href=\"https:\/\/commercialobserver.com\/2022\/03\/jpmorgan-black-spruce-management-orbach-affordable-housing-solutions-american-copper-building\/\" target=\"_blank\" rel=\"noopener\">partnership between<\/a> Josh Gotlib and Meyer Orbach, has filed documents to list a $2.7B portfolio spanning more than 2,000 units as GO Residential REIT on the Toronto Stock Exchange.<\/p>\n<p dir=\"ltr\">The REIT, created via an initial public offering, will\u00a0focus on luxury high-rise multifamily projects\u00a0in major cities, starting with the five-building Manhattan portfolio.<\/p>\n<p dir=\"ltr\">The preliminary prospectus doesn\u2019t include how much <a href=\"https:\/\/www.bisnow.com\/tags\/joshua-gotlib\" target=\"_blank\" rel=\"noopener\">Gotlib<\/a>\u00a0and Orbach\u00a0hope to raise with GO Residential REIT\u2019s <a class=\"tag tag-40455\" href=\"https:\/\/www.bisnow.com\/tags\/ipo\" target=\"_blank\" data-tag-id=\"40455\" rel=\"noopener\">IPO<\/a> or how much shares will be priced at, but the duo said they hope going public will allow them to pay down some of the $1.4B debt across the portfolio and retire \u201ccertain preferred interests.\u201d<\/p>\n<p dir=\"ltr\">Orbach declined to comment to\u00a0Bisnow on behalf of GO, citing regulatory restrictions.<\/p>\n<p dir=\"ltr\">The five-building portfolio includes the 761-unit Copper Apartments, formerly the <a class=\"tag tag-135133\" href=\"https:\/\/www.bisnow.com\/tags\/american-copper-buildings\" target=\"_blank\" data-tag-id=\"135133\" rel=\"noopener\">American Copper Buildings<\/a>, which Gotlib and Orbach&#8217;s GO Partners <a href=\"https:\/\/therealdeal.com\/new-york\/2022\/03\/04\/black-spruce-scored-675m-for-american-copper-buildings-buy\/\" target=\"_blank\" rel=\"noopener\">purchased in 2022<\/a> for $837M. Retired boxing champion <a class=\"tag tag-102558\" href=\"https:\/\/www.bisnow.com\/tags\/floyd-mayweather\" target=\"_blank\" data-tag-id=\"102558\" rel=\"noopener\">Floyd Mayweather<\/a> Jr.\u2019s Vada Properties <a href=\"https:\/\/www.bisnow.com\/national\/news\/multifamily\/floyd-mayweather-jr-continues-real-estate-investment-spree-with-100m-jv-investment-126977\" target=\"_blank\" rel=\"noopener\">reportedly bought a stake<\/a> in the portfolio last year for $100M.<\/p>\n<p dir=\"ltr\">The other four buildings are the 408-unit skyscraper at 685 First Ave., the 403-unit 1 East River Place, and One and Two Sutton Place, with 443 units combined. <a href=\"https:\/\/www.bisnow.com\/tags\/go-partners\" target=\"_blank\" rel=\"noopener\">GO Partners<\/a>\u00a0refinanced 685 First Ave. earlier this year with $240M from <a class=\"tag tag-58529\" href=\"https:\/\/www.bisnow.com\/tags\/apollo-commercial-real-estate-finance\" target=\"_blank\" data-tag-id=\"58529\" rel=\"noopener\">Apollo Commercial Real Estate Finance<\/a>, valuing the building at $450M, <a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2025-01-31\/nyc-apartment-tower-gets-16-bump-in-valuation-in-latest-deal?sref=xjLu1klR\" target=\"_blank\" rel=\"noopener\">Bloomberg reported<\/a>.<\/p>\n<p dir=\"ltr\">Gotlib and Orbach\u00a0will serve as the REIT\u2019s founders\u00a0and both will serve\u00a0as trustees. Orbach will also take on the role of chair of the board, while Gotlib will become the REIT\u2019s CEO as well as its chief investment officer.<\/p>\n<p dir=\"ltr\">The REIT will aim\u00a0to cash in on New York City\u2019s \u201cconstrained rental supply,\u201d per\u00a0GO Residential REIT\u2019s preliminary investment prospectus. GO estimates that multifamily supply in New York City will grow by just 1% a year between this year and 2029, compared to 1.3% in other gateway cities and 1.8% in nongateway cities.<\/p>\n<p dir=\"ltr\">Rents being charged for GO Residential REIT\u2019s apartments are below market rate, per the prospectus.
