We asked his neighbors."},"content":{"rendered":"<p data-block-key=\"e3o83\">The six-story apartment building in a gentrifying section of Astoria, Queens would be unremarkable were it not for its famous tenant: Democratic mayoral nominee Zohran Mamdani.<\/p>\n<p data-block-key=\"cmstv\">But now the residence is at the center of a debate over whether Mamdani, who earns $142,000 a year as an assemblymember, should be able to live in a rent-stabilized one-bedroom apartment costing $2,300 a month.<\/p>\n<p data-block-key=\"drd5d\">His rival Andrew Cuomo says no. The former governor argued that Mamdani was <a href=\"https:\/\/x.com\/andrewcuomo\/status\/1954614957003440611\" rel=\"noopener nofollow\" target=\"_blank\">\u201cstealing affordable housing from the poor<\/a>.\u201d He <a href=\"https:\/\/gothamist.com\/news\/cuomo-wants-to-kick-wealthy-out-of-nyc-rent-stabilized-apartments-how-would-that-work\" rel=\"noopener nofollow\" target=\"_blank\">pitched \u201cZohran\u2019s Law,\u201d<\/a> which would mandate that newly vacant rent-regulated units be rented only to New Yorkers who pay at least 30% of their income in rent. The proposal has sparked an ongoing conversation among many New Yorkers about the cost of living, and whether Mamdani\u2019s focus on affordability rings hollow.<\/p>\n<p data-block-key=\"dlqcp\">But most people who live in or near Mamdani\u2019s building said Friday that they didn\u2019t think the assemblymember\u2019s income should disqualify him from renting his apartment.<\/p>\n<p data-block-key=\"29hqe\">\u201cIt\u2019s just something they\u2019re trying to use against him,\u201d said Barbara Souza, 47, who lives in the building and has spotted Mamdani leaving in the mornings. \u201cIt\u2019s not indecent or immoral.\u201d<\/p>\n<p data-block-key=\"8pc48\">Mamdani has said he moved into the building when he was making $47,000 a year as a foreclosure counselor. He said he was unaware that the apartment, which he found on StreetEasy, was rent stabilized. The building has an elevator and laundry room.<\/p>\n<p data-block-key=\"84ink\">\u201cIt\u2019s comfortable, but it\u2019s nothing special,\u201d Souza said.<\/p>\n<p data-block-key=\"4b8io\">Cuomo lives in an <a href=\"https:\/\/gothamist.com\/news\/where-is-andrew-cuomo-living-the-nyc-mayoral-candidate-calls-luxury-midtown-apartment-home\" rel=\"noopener nofollow\" target=\"_blank\">$8,000-a-month luxury apartment in Midtown.<\/a><\/p>\n<p class=\"image-with-caption-description\">Cuomo lives in the Oriana building, which features a pet spa, library, roof deck and other luxury amenities.<\/p>\n<p>Brigid Bergin<\/p>\n<p data-block-key=\"47be2\">Some New Yorkers, including housing experts, pointed out that Cuomo\u2019s proposal for means testing would require tenants to meet the definition of rent-burdened. Landlords are often wary of renting to tenants who spend 30% or more of their income on rent.<\/p>\n<p data-block-key=\"3c9fd\">\u201cThat\u2019s Andrew Cuomo being a hack,\u201d said Cailyn Schiltz, a 25-year-old communications professional who lives in a market-rate building down the block.\u200a She said such a law \u201cwould effectively kick out the middle class.\u201d<\/p>\n<p data-block-key=\"8knlg\">She scoffed at Cuomo\u2019s suggestion that Mamdani <a href=\"https:\/\/x.com\/andrewcuomo\/status\/1953897868822991058\" rel=\"noopener nofollow\" target=\"_blank\">should give up his apartment to a homeless family.<\/a><\/p>\n<p data-block-key=\"8jib4\">\u201cA homeless family cannot afford that rent,\u201d she said. \u201cThat\u2019s ridiculous.\u201d<\/p>\n<p data-block-key=\"m79e\">Schiltz, who lives with her fianc\u00e9, said they pay $3,100 a month in rent. She said that she wished she could have found a rent-stabilized apartment.<\/p>\n<p data-block-key=\"d67hm\">\u201cI would love to be in the city for the rest of my life,\u201d she said. \u201cBeing able to afford it is key.\u201d<\/p>\n<p data-block-key=\"4ppul\">She added that she did not think Mamdani\u2019s salary made him wealthy.<\/p>\n<p data-block-key=\"4cqmj\">\u201cAnyone who&#8217;s lived in New York City for longer than 30 seconds can tell you that that amount of money isn&#8217;t going to go very far,\u201d she said.<\/p>\n<p data-block-key=\"5b23k\">Mamdani lives in the building with his wife, who is an illustrator. Landlords of rent-stabilized units are only able to raise rent by a percentage set by the city\u2019s Rent Guidelines Board. New one-year leases will <a href=\"https:\/\/gothamist.com\/news\/amid-mamdanis-call-for-rent-freeze-nyc-board-approves-45-hike\" rel=\"noopener nofollow\" target=\"_blank\">rise by 3%<\/a> starting in October.<\/p>\n<p class=\"image-with-caption-description\">Zohran Mamdani earns $142,000 as an assemblymember representing Queens.<\/p>\n<p>Patrick Dodson\/Gothamist<\/p>\n<p data-block-key=\"bq6pg\">Cuomo\u2019s proposal would not evict someone with Mamdani\u2019s income from a rent-stabilized apartment, but would not allow someone of the assemblymember\u2019s means to move in.<\/p>\n<p data-block-key=\"cbvp5\">Adrien Bazelais said his apartment is four doors down from Mamdani\u2019s building. It is not rent stabilized. The 81-year-old wore a baseball cap noting his status as a veteran. Asked about Cuomo\u2019s criticism of Mamdani\u2019s rent, Bazelais said flatly, \u201cI don\u2019t like either of them.\u201d<\/p>\n<p data-block-key=\"dvk5k\">Several people said a rent-stabilized apartment was the only way to make life work in the city.<\/p>\n<p data-block-key=\"cu34f\">Aaron Kapner, 48, said he opposed Cuomo\u2019s proposal for means testing, which would determine eligibility by income, for rent-stabilized apartments.
