{"id":172559,"date":"2025-08-24T20:28:20","date_gmt":"2025-08-24T20:28:20","guid":{"rendered":"https:\/\/www.europesays.com\/us\/172559\/"},"modified":"2025-08-24T20:28:20","modified_gmt":"2025-08-24T20:28:20","slug":"n-j-luxury-apartment-complex-just-secured-81m-refinance","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/172559\/","title":{"rendered":"N.J. luxury apartment complex just secured $81M refinance"},"content":{"rendered":"<p class=\"article__paragraph article__paragraph--left\" id=\"MRO34GLBYJHLPP7WBVD7SG7IHQ\">A luxury apartment development located on Jersey City\u2019s Grove Street has obtained a massive $81 million refinancing deal.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"4QQXTUR34BGA7H772TO4H3CXZA\">The refinancing package for <a href=\"https:\/\/onegrovejc.com\/\" target=\"_blank\" rel=\"nofollow noopener\" title=\"https:\/\/onegrovejc.com\/\">One Grove<\/a>, a 200-unit residential community was secured during the summer, <a href=\"https:\/\/www.cushmanwakefield.com\/en\/united-states\/news\/2025\/06\/secures-loan-to-refinance-200-unit-luxury-residential-community-in-jersey-city\" target=\"_blank\" rel=\"nofollow noopener\" title=\"https:\/\/www.cushmanwakefield.com\/en\/united-states\/news\/2025\/06\/secures-loan-to-refinance-200-unit-luxury-residential-community-in-jersey-city\">according to a statement<\/a> from <a href=\"https:\/\/www.cushmanwakefield.com\/en\/united-states\" target=\"_blank\" rel=\"nofollow noopener\" title=\"https:\/\/www.cushmanwakefield.com\/en\/united-states\">Cushman &amp; Wakefield <\/a>who arranged the loan. <\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"XOKPIQVCGFBP3OTSCXNYXX2GK4\">The five-year, interest-only loan was secured through Societe Generale on behalf of Sing Wang of TKK Capital.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"3XPCIOVEIVBFNBWFJT2EQXQZCU\">The property, which opened at 215 Grove St. in 2024, features a mix of studio to three-bedroom apartments with high-end finishes and appliances. <\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"FRDBUPMBOJHDFLFMVCY422XQVA\">Rents start at about $3,000 per month and <a href=\"https:\/\/www.greystar.com\/\" target=\"_blank\" rel=\"nofollow noopener\" title=\"https:\/\/www.greystar.com\/\">Greystar<\/a> handles leasing operations at the property.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"3TEPHNPDLBH5JBFWMTZ2ZJU43Y\">Approximately 30% of the units include private outdoor spaces, according to the announcement.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"IK4TFHKH7VBXXBOHI5OVGGO2R4\">Designed by MHS Architecture, One Grove is strategically positioned at the south end of the Grove Street corridor. <\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"SCNGIOHBKBGUXM4MNISPKR3OOU\">The property offers residents amenities including a landscaped rooftop terrace, state-of-the-art fitness center, co-working space, resident lounge, and demonstration kitchen. <\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"N5JA67XWIVGQFNPXIFF2542QXU\">The development also features a parking garage and is located near public transportation options including the PATH train and Hudson-Bergen Light Rail.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"AHD5MRMX4NAQ7PSFFYQ4KBOVYQ\">The property includes furnished short-term rental apartments, providing flexibility for various leasing needs.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"ZOM2ZFIEEFBHJKQC3ZPRG33VHM\">The refinancing deal was disclosed on June 24.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"7GCB36VYSZGDRO33KHQSFG4EFQ\">Cushman &amp; Wakefield said the transaction highlights both the ongoing demand for well-located, high-quality multifamily properties and the strength of Jersey City\u2019s real estate market.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"IGBLXDPIKZFAVADFNJ6MNIZNQY\">Brad Domenico, along with Frank Stanislaski and Jack Subers from Cushman &amp; Wakefield\u2019s Equity, Debt &amp; Structured Finance group, advised the borrowers on the transaction.
