AllianceTexas, already one of the largest industrial markets<\/a> in the Dallas-Fort Worth metro, is getting a 1.1 million square foot injection of new development. <\/p>\n

Ross Perot Jr.\u2019s Hillwood announced two new speculative Class A industrial buildings at its Fort Worth master-planned development.<\/p>\n

Construction is slated to begin in September and is expected to be completed next year.<\/p>\n

Alliance Westport 15, the larger of the two buildings, will be located at Mobility Way and Intermodal Parkway, and will boast nearly 800,000 square feet.<\/p>\n

Alliance Gateway 34, the smaller building, will span around 310,000 square feet and be located at Westport Parkway and Independence Parkway.<\/p>\n

While demand for large-footprint industrial product has waned since the pandemic, industry experts have said there is still an appetite for well-situated product.<\/p>\n

\u201cDemand at AllianceTexas remains strong among top-tier logistics and manufacturing users,\u201d Bill Burton, executive vice president at Hillwood, said in a statement.<\/p>\n

Over the past year, there has been a notable slowdown in construction at AllianceTexas, with roughly 235,000 square feet of new space completed.<\/p>\n

That\u2019s given the market breathing room to catch up with demand. However, with around 3 million square feet \u2014 equivalent to 3.4% of Alliance\u2019s existing inventory \u2014 absorbed over the same time period. <\/p>\n

In a statement, Burton said the company planned to maintain a pipeline of \u201chigh-quality speculative space.\u201d <\/p>\n

The development of two new buildings at Alliance follows two major wins for Hillwood, including a 450,000-square-foot film and television production campus<\/a> developed with SGS Studios in 2024, now the largest operating studio in Texas. <\/p>\n

Taiwanese supercomputer manufacturer Wistron also recently announced<\/a> plans to establish two AI supercomputing facilities at AllianceTexas. <\/p>\n

The 1.1 million square feet slated for development will bring AllianceTexas\u2019 total inventory close to 82 million square feet.
