A Fort Worth developer is adding consumer-facing retail to the transformation of a large industrial park near Love Field, taking advantage of a high-traffic corridor in Dallas\u2019 Design District. <\/p>\n

M2G Ventures, which purchased the 740,000-square-foot Inwood Design Center, announced redevelopment of the project is underway, with construction slated to wrap at the end of this year. <\/p>\n

The redevelopment is two-pronged, where the lion\u2019s share of the development will cater to industrial users while a smaller portion is dedicated to retail.<\/p>\n

By repositioning the 1110 Inwood Road property, the developer hopes to take advantage of the high volume of traffic around the Southwestern Medical District and Love Field.<\/p>\n

That includes around 20,000 apartment units in a three-mile radius surrounding the development, as well as 17 million square feet of office, 12 million square feet of retail and 5,000 hotel rooms. <\/p>\n

\u201cThis modern evolution takes the property from industrial to a premier mixed-use campus at a location that bridges the Design District and Brookhollow submarkets,\u201d Jessica Miller Essl, co-founder of M2G Ventures, said in a statement. <\/p>\n

M2G acquired the Design District site in February. <\/p>\n

\u201cBy creating two distinct projects under one collective vision, our team can create two best-in-market projects in their respective peer sets,\u201d Essl added.<\/p>\n

The 600,000-square-foot industrial component, called Inwood Design District, is targeting showroom users, light industrial and logistics firms, design businesses as well as distribution and warehouse tenants.<\/p>\n

The retail component, called Ace on Inwood, will create around 110,000 square feet of retail space facing Inwood Road.<\/p>\n

Target tenants include restaurants and caf\u00e9s, boutique retailers and health and wellness service providers. <\/p>\n

The component of the development is focusing on attracting home furniture retailers to complement similar existing uses in the area.<\/p>\n

The design team for the redevelopment includes Dallas-based Paper Kites Studio, Fort Worth-based Iba\u00f1ez Shaw Architecture, San Clemente, California-based RSM Design, art curation by Fort Worth-based Katie Murray and branding by Denver-based Ramble Creative.<\/p>\n
