But their share has slipped over the past year, while Baby Boomers and older generations have made up a slightly larger portion of relocations. One likely explanation is a softening <a href=\"https:\/\/www.housingwire.com\/articles\/survey-job-insecurity-leading-to-home-purchase-delays\/\" rel=\"nofollow noopener\" target=\"_blank\">job market<\/a>.<\/p>\n<p>More than 40% of respondents to Bank of America\u2019s 2024 Homebuyer Insight Report said they were likely to move across states for job reasons \u2014 a clear driver of longer-distance housing moves. <\/p>\n<p>The lock-in effect <\/p>\n<p><a href=\"https:\/\/www.housingwire.com\/articles\/lower-mortgage-rates-pushed-inventory-lower-in-august\/\" rel=\"nofollow noopener\" target=\"_blank\">Housing supply<\/a> is another constraint. While new construction has improved, existing home listings remain limited. A major factor is the <a href=\"https:\/\/www.housingwire.com\/articles\/dossdocs-launches-wraparound-mortgage-product-seller-financing\/\" rel=\"nofollow noopener\" target=\"_blank\">\u201clock-in effect\u201d<\/a> \u2014 homeowners holding mortgages with rates far below current levels, making them reluctant to sell and take on higher borrowing costs.<\/p>\n<p>\u201cSelling and resetting their mortgage would mean a significant rise in costs \u2013 so they are choosing to sit tight instead, keeping supply depressed,\u201d the Institute said.<\/p>\n<p>The effect is most pronounced in the West, where a large share of households have sub-5% mortgage rates and many devote more than 30% of their income to housing payments.
