City records say the price was $17 million; it last sold for $20 million in 2018 and before that, $15 million in 2014. It has changed hands 10 times since 1977.<\/p>\n<p>According to The Real Deal, \u201cThe buyer was RIL USA, the U.S. arm of Reliance Industries Limited, a Mumbai-based conglomerate whose chairman is billionaire Mukesh Ambani, the 18th-richest person in the world.\u201d The seller was tech billionaire Robert J. Pera, who has been collecting trophy homes here and across the country. Pera also owned the NBA team the Memphis Grizzlies.<\/p>\n<p><a href=\"https:\/\/tribecacitizen.com\/wp-content\/uploads\/2020\/04\/11-Hubert-Street-rendering-by-E-Cobb-Architects.jpg\" data-slb-active=\"1\" data-slb-asset=\"1569287452\" data-slb-internal=\"0\" data-slb-group=\"196503\" rel=\"nofollow noopener\" target=\"_blank\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-161468\" class=\"wp-image-161468 size-large\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/09\/11-Hubert-Street-rendering-by-E-Cobb-Architects-420x398.jpg\" alt=\"\" width=\"420\" height=\"398\"   \/><\/a><\/p>\n<p id=\"caption-attachment-161468\" class=\"wp-caption-text\">The second plan<\/p>\n<p>Plans for a townhouse were first envisioned by Tribecan and architect Bill Bialosky and his business partner, Maya Lin, in 2016. Back then, the townhouse would have been the largest in the city: five bedrooms, 11 bathrooms, a dog room, landscaped courtyard and a 5000-fitness center in the basement.<\/p>\n<p>Pera then retained the <a href=\"https:\/\/tribecacitizen.com\/2021\/01\/04\/the-owner-behind-the-townhouse-at-11-hubert\/\" target=\"_blank\" rel=\"noopener nofollow\">Seattle architect Eric Cobb<\/a> to rework the plans to include a first floor facade and a metal screen designed for privacy.<\/p>\n<p>Both plans were approved by the city, though the second one went through an initial rejection for being \u201cDarth Vader-like.\u201d<\/p>\n<p><a href=\"https:\/\/tribecacitizen.com\/wp-content\/uploads\/2018\/10\/11-Hubert-rendering.jpg\" data-slb-active=\"1\" data-slb-asset=\"301719485\" data-slb-internal=\"0\" data-slb-group=\"196503\" rel=\"nofollow noopener\" target=\"_blank\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-144987\" class=\"wp-image-144987 size-large\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/09\/11-Hubert-rendering-420x420.jpg\" alt=\"\" width=\"420\" height=\"420\"   \/><\/a><\/p>\n<p id=\"caption-attachment-144987\" class=\"wp-caption-text\">The original plan<\/p>\n<p>At the time, CB1 Landmarks committee member Bruce Ehrmann said, \u201cThe lower levels looked like the ramparts of a medieval fort.\u201d It was <a href=\"https:\/\/www.citylandnyc.org\/landmarks-approves-modified-design-for-new-single-family-residence-in-tribeca-west-hd\/#:~:text=On%20May%208%2C%202020%2C%20the,new%20five%2Dstory%20residential%20building.\" rel=\"nofollow noopener\" target=\"_blank\">ultimately approved by the Landmarks Commission<\/a> in 2020, after the architect made modifications to the glass panels on Hubert, the shutters and the cornice to make it more in keeping with the landmark district.
