Dallas-based HFI Capital Management has acquired 1333 Oak Lawn, a 10-story office building in the Dallas Design District, in a joint venture with Quadrant Investment Properties. HFI plans to rebrand the property as \u201cThe Capital Design District,\u201d or \u201cThe Capital\u201d for short.<\/strong><\/p>\n

HFI\u2014the family office of Ken Hersh, the former CEO of the George W. Bush Presidential Center\u2014said the building will serve as an ideal location for a curated collection of financial, entrepreneurial, and business services firms.<\/p>\n

The announcement comes amid growing momentum for Dallas\u2019 status as an emerging Y\u2019all Street<\/a> financial hub\u2014and it\u2019s perhaps no coincidence that the building is located near old-money icons like Old Parkland and The Crescent.<\/p>\n

\u201cThe Design District\u2019s evolution over the last decade has been striking,\u201d Hersch, HFI\u2019s chairman & founder, said in a statement. \u201cIt has finally arrived as an important business hub in the city. It is more than just a design district today. Now with fully local ownership and great leasing momentum, The Capital will be a center for financial and entrepreneurial enterprises in a dynamic and growing part of Dallas.\u201d<\/p>\n

HFI said the property was completed in 2024 and features five floors of modern office space with dramatic views of Uptown and downtown Dallas, plus over 8,000 square feet of highly curated amenities on the ninth floor, a private tenant lounge called \u201cCapital Spot,\u201d an executive conference room, fitness center, complete locker rooms, and rooftop pickleball court.<\/p>\n

The firm said it plans to relocate its offices into the building and will activate Capital Spot with a speaker series, happy hours, and other networking events that will provide additional value to tenants and the business community.<\/p>\n

The building is within a short walk of some of Dallas\u2019s leading restaurants and attractions, including Carbone, El Carlos Elegante, the Charles, the Virgin Hotel, the Hilton Anatole, the International, and the Hi Line Connector to the Katy Trail. It\u2019s directly across the street from The Seam, an under-construction development that\u2019s slated to bring new restaurants and retail shops to the neighborhood in Summer 2026.<\/p>\n

The building will also house coastal Mexican restaurant concept Maroma on the ground floor. Opening this fall, Maroma is the latest concept from Chef Omar Flores, who is also behind Muchacho, Even Coast, and Whistle Britches.<\/p>\n

\u201cMaroma opening soon will add yet another great culinary option to the building and the neighborhood,\u201d said Quadrant Investment Properties founder Chad Cook. \u201cWe\u2019re very excited to have the opportunity to partner with the Hersh family in this next chapter of the Design District\u2019s continued evolution.\u201d<\/p>\n
