{"id":202263,"date":"2025-09-05T12:15:43","date_gmt":"2025-09-05T12:15:43","guid":{"rendered":"https:\/\/www.europesays.com\/us\/202263\/"},"modified":"2025-09-05T12:15:43","modified_gmt":"2025-09-05T12:15:43","slug":"surprisingly-strong-august-adds-wind-to-nyc-office-developers-sails","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/202263\/","title":{"rendered":"Surprisingly Strong August Adds Wind To NYC Office Developers&#8217; Sails"},"content":{"rendered":"<p dir=\"ltr\">The August doldrums passed the New York City office market by, with a historically busy end of summer keeping the city on pace for its busiest year of leasing since 2019.<\/p>\n<p>                        <img decoding=\"async\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/06\/1750589843_18_placeholder.png\" loading=\"lazy\" alt=\"Placeholder\"\/><\/p>\n<p>\n      Paramount Group&#8217;s 1301 Sixth Ave., where Piper Sandler signed one of August&#8217;s biggest leases at 140K SF.\n    <\/p>\n<p dir=\"ltr\">Roughly 3.7M SF of <a class=\"tag tag-93286\" href=\"https:\/\/www.bisnow.com\/tags\/manhattan-office\" target=\"_blank\" data-tag-id=\"93286\" rel=\"noopener\">Manhattan office<\/a> space was leased last month, 36% higher than the same month in 2024 and over\u00a020% more than in July, according to <a class=\"tag tag-249\" href=\"https:\/\/www.bisnow.com\/tags\/colliers\" target=\"_blank\" data-tag-id=\"249\" rel=\"noopener\">Colliers<\/a>. The availability rate fell to 15%, its lowest level since January 2021 and more than 2 percentage points down from a year ago.<\/p>\n<p dir=\"ltr\">The tightening market is pushing tenants to snap up available space and, for the first time in years, commit to space not yet under construction.<\/p>\n<p dir=\"ltr\">The biggest lease signed last quarter was Deloitte\u2019s deal for 807K SF at <a class=\"tag tag-194559\" href=\"https:\/\/www.bisnow.com\/tags\/70-hudson-yards\" target=\"_blank\" data-tag-id=\"194559\" rel=\"noopener\">70 Hudson Yards<\/a>, a prelease that was <a href=\"https:\/\/www.bisnow.com\/new-york\/news\/office\/report-deloitte-moving-north-american-hq-to-800k-sf-at-new-hudson-yards-tower-129166\" target=\"_blank\" rel=\"noopener\">first reported in April<\/a> but closed this month. Developers Related Cos. and Oxford Properties Group <a href=\"https:\/\/www.akrf.com\/news\/?popup=70-hudson-yards-celebrates-groundbreaking\" target=\"_blank\" rel=\"noopener\">broke ground<\/a> on the 1.1M SF tower in June and <a href=\"https:\/\/newyorkyimby.com\/2025\/06\/70-hudson-yards-breaks-ground-in-hudson-yards-manhattan.html\" target=\"_blank\" rel=\"noopener\">expect it to come online<\/a> in 2028.<\/p>\n<p dir=\"ltr\">\u201cPeople always expected the shift to occupiers or tenants becoming comfortable with the idea of being the first to sign in a building that isn&#8217;t even built yet to come around,\u201d said <a class=\"tag tag-183568\" href=\"https:\/\/www.bisnow.com\/tags\/andrew-lim\" target=\"_blank\" data-tag-id=\"183568\" rel=\"noopener\">Andrew Lim<\/a>, JLL director of New York office research. \u201cBut I think people were not expecting it to come around so quickly.\u201d<\/p>\n<p dir=\"ltr\">Through the first eight months of the year, companies have signed 27.3M SF of leases, putting Manhattan on pace to exceed 40M SF of activity for the first time since 2019, according to Colliers.<\/p>\n<p dir=\"ltr\">Average asking rents in Manhattan were 1% higher than in July at $74.73 per SF. But they were just $0.17 higher year-over-year, and the average is still 6% below where it was in March 2020 at $79.47 per SF.<\/p>\n<p dir=\"ltr\">Asking rents are still low because of the hit they took during the pandemic, when space was repriced at a lower rate at the same time as nontrophy and sublease space returned to the market in high volumes, Colliers Executive Managing Director for New York <a class=\"tag tag-93104\" href=\"https:\/\/www.bisnow.com\/tags\/frank-wallach\" target=\"_blank\" data-tag-id=\"93104\" rel=\"noopener\">Frank Wallach<\/a> said.<\/p>\n<p dir=\"ltr\">Tech companies and creative tenants were the driving force behind August\u2019s livelier-than-normal leasing volumes, JLL found, accounting for 29% of all leasing activity in the third quarter.\u00a0<\/p>\n<p dir=\"ltr\">Another of the largest deals during August was\u00a0<a class=\"tag tag-4760\" href=\"https:\/\/www.bisnow.com\/tags\/wework\" target=\"_blank\" data-tag-id=\"4760\" rel=\"noopener\">WeWork<\/a>\u2019s 259K SF expansion at CIM Group\u2019s 1440 Broadway, which was signed to accommodate <a class=\"tag tag-2378\" href=\"https:\/\/www.bisnow.com\/tags\/amazon\" target=\"_blank\" data-tag-id=\"2378\" rel=\"noopener\">Amazon<\/a>\u2019s growth needs, <a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2025-08-18\/amazon-expands-space-at-wework-s-offices-in-midtown-manhattan\" target=\"_blank\" rel=\"noopener\">Bloomberg reported last month<\/a>.<\/p>\n<p dir=\"ltr\">\u201cThat&#8217;s having a huge influence in <a class=\"tag tag-35145\" href=\"https:\/\/www.bisnow.com\/tags\/midtown-south\" target=\"_blank\" data-tag-id=\"35145\" rel=\"noopener\">Midtown South<\/a>,\u201d Lim said, highlighting the area from 32nd Street down to just below Union Square where tech companies, big and small, have been signing leases <a href=\"https:\/\/www.unionsquarenyc.org\/publications\/2025-commercial-market-report\" target=\"_blank\" rel=\"noopener\">throughout the year<\/a>.<\/p>\n<p dir=\"ltr\">Landlords signed 2.1M SF of deals in Midtown South in August alone, bringing the area\u2019s availability rate down to 15.1%, Colliers found, while Midtown\u2019s availability was just 13.4% after deals closed for 1.3M SF of leases during the month.<\/p>\n<p dir=\"ltr\">The other largest leases during the month were Piper Sandler\u2019s <a href=\"https:\/\/www.bisnow.com\/new-york\/news\/deal-sheet\/paramount-group-signs-900m-refi-at-1301-sixth-ave-the-ny-deal-sheet-130534\" target=\"_blank\" rel=\"noopener\">140K SF lease<\/a> at Paramount Group\u2019s 1301 Sixth Ave., Cushman &amp; Wakefield\u2019s <a href=\"https:\/\/commercialobserver.com\/2025\/08\/cushman-wakefield-to-paramount-31-west-52nd-street\/\" target=\"_blank\" rel=\"noopener\">move to a 134K SF space<\/a> at Paramount Group\u2019s 31 W. 52nd St. and pet food company The Farmer\u2019s Dog\u2019s<a href=\"https:\/\/www.bisnow.com\/new-york\/news\/deal-sheet\/paramount-group-signs-900m-refi-at-1301-sixth-ave-the-ny-deal-sheet-130534\" target=\"_blank\" rel=\"noopener\"> 58K SF lease at 568 Broadway<\/a>, which is owned by a partnership between Aurora Capital Associates, A&amp;H Acquisitions and Allied Partners.<\/p>\n<p dir=\"ltr\"><a class=\"tag tag-31184\" href=\"https:\/\/www.bisnow.com\/tags\/downtown-manhattan\" target=\"_blank\" data-tag-id=\"31184\" rel=\"noopener\">Downtown Manhattan<\/a> still trails Midtown and Midtown South, accounting for just 191K SF of the leases in August \u2014 roughly 5% of Manhattan&#8217;s total. Availability is still well above the citywide average at 18.5%, the same number as July and 1.6% lower than a year earlier.<\/p>\n<p dir=\"ltr\">The declining availability and <a href=\"https:\/\/www.bisnow.com\/new-york\/news\/office\/new-york-city-office-visits-top-pre-pandemic-levels-130552\" target=\"_blank\" rel=\"noopener\">office foot traffic returning to prepandemic levels<\/a> for the first time have given developers confidence to follow Related&#8217;s lead and launch new towers.<\/p>\n<p dir=\"ltr\">Among them are <a href=\"https:\/\/www.bisnow.com\/new-york\/news\/office\/bxp-starts-construction-on-2b-midtown-office-tower-with-unnamed-anchor-lined-up-130354\" target=\"_blank\" rel=\"noopener\">BXP\u2019s 343 Madison Ave.<\/a>, a $2B office development\u00a0that\u00a0<a href=\"http:\/\/ir.bostonproperties.com\/news-releases\/news-release-details\/bxp-launches-vertical-construction-343-madison-avenue-midtown\" target=\"_blank\" rel=\"noopener\">kicked off construction in late July<\/a>\u00a0and is set to rise 46 stories when it delivers in 2029. Just this week, SL Green\u00a0<a href=\"https:\/\/therealdeal.com\/new-york\/2025\/09\/02\/sl-green-eyes-brooks-brothers-site-for-office-project\/\" target=\"_blank\" rel=\"noopener\">struck a deal<\/a> to buy the former Brooks Brothers\u2019 flagship store at 346 Madison Ave. and redevelop it with an 800K SF office tower.
