{"id":202684,"date":"2025-09-05T15:52:10","date_gmt":"2025-09-05T15:52:10","guid":{"rendered":"https:\/\/www.europesays.com\/us\/202684\/"},"modified":"2025-09-05T15:52:10","modified_gmt":"2025-09-05T15:52:10","slug":"phoenix-leads-us-in-pulling-homes-off-the-market","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/202684\/","title":{"rendered":"Phoenix leads US in pulling homes off the market"},"content":{"rendered":"<p class=\"text | text-start article-text\"><b>PHOENIX (AZFamily)<\/b> \u2014 Phoenix has more homes being pulled off the market than any other city in the country, according to <a href=\"https:\/\/www.realtor.com\/news\/trends\/delistings-home-seller-june-trends-report\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.realtor.com\/news\/trends\/delistings-home-seller-june-trends-report\/\">a new report<\/a>. <\/p>\n<p class=\"text | text-start article-text\">In addition to high prices, rising interest rates and new tariffs, the Arizona Association of Realtors (AAR) said the Valley\u2019s extremely hot temperatures are a major contributor to buyer hesitancy.<\/p>\n<p><img decoding=\"async\" class=\"figure-img img-fluid mx-auto d-block\" alt=\"Phoenix leads the US in homes delisted, according to realtor.com.\" loading=\"lazy\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/09\/ZX5CJZ2WQVBDNFD5P7KCBIZADM.png\" width=\"980\" height=\"550\" \/>Phoenix leads the US in homes delisted, according to realtor.com.(AZFamily)<\/p>\n<p class=\"text | text-start article-text\">If you are trying to sell your home right now and don\u2019t know if you should delist it, AAR President Sindy Ready said that consideration isn\u2019t a bad thing.<\/p>\n<p class=\"text | text-start article-text\">\u201cIn this market, it can help the seller with delisting because they can take it off the market and start over at the end of the summer just like it\u2019s a new listing,\u201d Ready said.<\/p>\n<p class=\"text | text-start article-text\">She said if you\u2019re trying to sell your home, you need to make sure it\u2019s in good shape to intrigue buyers with quality and less repairs.<\/p>\n<p class=\"text | text-start article-text\">If you\u2019re looking to buy your forever home, Ready said delistings could work in your favor.<\/p>\n<p class=\"text | text-start article-text\">\u201cIf you saw a house delisted, tell your agent to call the other agent and see if the seller is still interested in selling because you may be in a situation since it\u2019s not on the market, you might have a better opportunity to negotiate with that agent before it even goes back on the market,\u201d Ready said. <\/p>\n<p class=\"text | text-start article-text\">Ready is hesitant to call it a \u201cbuyers\u2019 market\u201d right now because sellers are still standing firm on their prices. She said more homes will be available when the temperature cools down.
