We think it\u2019s great,\u201d Buchanan said.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">But when leasing and management company, Invitation Homes, sent him a new lease, it left a bitter taste.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cWe don\u2019t like being nickel and dimed out of our community,\u201d he said.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">On top of the base rent of $2,250, Invitation Homes added five other mandatory monthly fees.<\/p>\n<ul class=\"dist__Box-sc-1fnzlkn-0 kDvXdO font_openSans articleList\">\n<li class=\"dist__Box-sc-1fnzlkn-0 dist__StackBase-sc-1fnzlkn-7 ecGWWE iQviKm\">\n<p>$40 pet fee per pet<\/p>\n<\/li>\n<li class=\"dist__Box-sc-1fnzlkn-0 dist__StackBase-sc-1fnzlkn-7 ecGWWE iQviKm\">\n<p>$40 smart home technology fee<\/p>\n<\/li>\n<li class=\"dist__Box-sc-1fnzlkn-0 dist__StackBase-sc-1fnzlkn-7 ecGWWE iQviKm\">\n<p>$9.95 air filter delivery fee<\/p>\n<\/li>\n<li class=\"dist__Box-sc-1fnzlkn-0 dist__StackBase-sc-1fnzlkn-7 ecGWWE iQviKm\">\n<p>$9.95 utility management fee<\/p>\n<\/li>\n<li class=\"dist__Box-sc-1fnzlkn-0 dist__StackBase-sc-1fnzlkn-7 ecGWWE iQviKm\">\n<p>New $85 internet package fee with AT&amp;T<\/p>\n<\/li>\n<\/ul>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cIt\u2019s mandatory. You\u2019ve got to get it, is pretty much what they said,\u201d Buchanan said. \u201cBut I didn\u2019t need it.\u201d<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cI already have AT&amp;T, so why would I give them more money to get the same product I\u2019m already using?\u201d he added.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 kNAFkD cuqaEv article-text\"><a href=\"https:\/\/www.invitationhomes.com\/fees-houston-texas\" target=\"_blank\" rel=\"noopener\" title=\"https:\/\/www.invitationhomes.com\/fees-houston-texas\">Invitation Homes is the largest owner of single-family rental<\/a> homes in the country.<\/p>\n<p><b>Previous complaints about added fees<\/b><\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 kNAFkD cuqaEv article-text\">Last year, the company<a href=\"https:\/\/www.ftc.gov\/news-events\/news\/press-releases\/2024\/09\/ftc-takes-action-against-invitation-homes-deceiving-renters-charging-junk-fees-withholding-security\" target=\"_blank\" rel=\"noopener\" title=\"https:\/\/www.ftc.gov\/news-events\/news\/press-releases\/2024\/09\/ftc-takes-action-against-invitation-homes-deceiving-renters-charging-junk-fees-withholding-security\"> paid the Federal Trade Commission $48 million <\/a>to settle a lawsuit alleging deceptive practices, including advertising monthly rental rates that did not include what the FTC called mandatory \u201cjunk fees.\u201d<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">In the FTC lawsuit, the complaint cites a 2019 email from Invitation Homes\u2019 CEO calling on the senior vice president responsible for overseeing the company\u2019s fee program to \u201cjuice this hog\u201d by making the smart home fee mandatory for renters.<\/p>\n<p>2 Helps You question: Do renters have to pay added fees added on by landlords? (Copyright 2025 by KPRC Click2Houston &#8211; All rights reserved.)<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Monica Horton, who works with the Dallas Better Business Bureau (BBB) where Invitation Homes is headquartered, said the company\u2019s accreditation was revoked last year.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 kNAFkD cuqaEv article-text\">This year, she said, <a href=\"https:\/\/www.bbb.org\/us\/tx\/houston\/profile\/real-estate-rentals\/invitation-homes-0915-90052654\/addressId\/182000\" target=\"_blank\" rel=\"noopener\" title=\"https:\/\/www.bbb.org\/us\/tx\/houston\/profile\/real-estate-rentals\/invitation-homes-0915-90052654\/addressId\/182000\">of the 445 complaints they received about Invitation Homes<\/a>, more than a third\u2014137 complaints\u2014were about fees.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Since the federal lawsuit, Invitation Homes is no longer hiding mandatory fees; they are all listed online.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">An Invitation Homes spokesperson emailed, \u201cOur services and their accompanying fees reflect our ability to provide residents with the additional benefits they want when renting.\u201d<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Invitation Homes is building a 156-home subdivision in Cypress- all rental homes.<\/p>\n<p>2 Helps You question: Do renters have to pay added fees added on by landlords? (Copyright 2025 by KPRC Click2Houston &#8211; All rights reserved.)<b>Renter negotiates added fees<\/b><\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Back to Buchanan, who definitely does not want those fees.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">He negotiated and stalled for two months, asking Invitation Homes to remove fees for services he didn\u2019t need.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cThe only way I got them to take it off is I said, \u2018Do I need to get counsel so I can go over this with you guys so we can try and figure this out?\u2019\u201d Buchanan said. \u201cAnd then when I said that I got this special lease that has been specifically edited just for our home.\u201d<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">The new lease removed the smart home fee, air filter fee and internet package, saving him more than $1,600 over his one-year lease.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">He wants other renters to know they should fight back.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cThey should be fighting against anything that might be perceived as mandatory because it\u2019s probably not,\u201d Buchanan said.<\/p>\n<p>2 Helps You question: Do renters have to pay added fees added on by landlords? Because once you sign that lease agreement, the lease will dictate who\u2019s responsible for what fees.\u201d<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">These fees are becoming standard practice from large companies that manage leases, both for apartments and homes.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">So always look for them before you sign a lease. Landlords cannot add fees mid-lease.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">More info: This company is gobbling up homes &#8211; some say making it more difficult for people to own homes. In June, the Company announced the launch of its developer lending program with a $32.7 million loan to a homebuilder for purposes of developing a 156-home community in Houston.
