JACKSONVILLE, Fla.<\/strong> \u2013 Arbor Oaks on Jammes Road, the troubled Westside apartment complex the News4JAX I-TEAM reported on last week<\/a>, was previously owned by Jarek Tadla, a Polish-born real estate investor who, according to the JAX Rental Housing project<\/a> at UNF, has companies that own more apartment complexes in Jacksonville than anyone else.<\/p>\n

Tadla, who promotes himself on Instagram<\/a> and YouTube<\/a> as an entrepreneur, podcast host, and mental health advocate to millions of followers, has built a sprawling portfolio in Florida and beyond.<\/p>\n<\/p>\n

Public records reviewed by the I-TEAM show his holdings in Jacksonville include seven single-family homes, nine multifamily properties or duplexes, 14 apartment complexes, one vacant parcel and dozens of LLCs tied to Peoples Choice Apartments LLC. One of those properties is located right next to Arbor Oaks.<\/p>\n

The I-TEAM previously examined Tadla as part of an investigative report into the rising corporate ownership of Jacksonville rentals in November.<\/p>\n

Court records and lawsuits show mounting financial and legal pressure tied to Tadla\u2019s Jacksonville properties that, advocates say, can have direct consequences for renters.<\/p>\n

In March, Waste Management sued Peoples Choice Apartments LLC, seeking about $447,000, alleging more than $200,000 in outstanding trash-collection accounts plus contractual damages. That lawsuit was dismissed at the end of July after the parties reached a confidential settlement. A copy of the complaint is part of the Duval County court file. <\/p>\n

This summer, Wilmington Trust, on behalf of Wells Fargo, filed a foreclosure complaint against JJTA3 Real Properties LLC, another LLC linked to Peoples Choice, over The Villas at Woodlands, located on Crane Avenue. The complaint alleges the company failed to make monthly mortgage payments beginning Feb. 1, 2025, and cites multiple municipal code enforcement actions and a city lien tied to property-condition issues. Tadla filed a formal response to the foreclosure complaint in late August, denying the allegations. The foreclosure case remains active in Duval County court.<\/p>\n

The I-TEAM visited The Villas at Woodlands on Monday to document conditions there. We found open mailboxes that won\u2019t lock, overgrown landscaping, and a notice from the City of Jacksonville\u2019s building department regarding code enforcement violations. The notice lists violations for trash, overgrowth, dying trees, and damaged handrails.<\/p>\n

Multiple residents, who declined to show their faces or give their names because they feared retaliation, described water damage and sagging floors. One tenant said management recently raised rents by $50 a month despite the problems.<\/p>\n

\u201cWe need help out here. I mean, we\u2019re all older people, you know, and we don\u2019t have the money to fight with or anything,\u201d one tenant said.<\/p>\n

The I-TEAM also located at least 39 LLCs tied to Peoples Choice Apartments, including an ownership link that associates Tadla with a multimillion-dollar home in Broward County<\/a>, public property records show.<\/p>\n

Tadla and Andrew Sallee \u2014 the current listed owner of Arbor Oaks, according to property records \u2014 appeared together on a podcast last year<\/a>. Tadla referred to Sallee as his \u201cbest friend and business associate.\u201d <\/p>\n

The I-TEAM reached out to Tadla and representatives for Peoples Choice Apartments seeking comment and has not yet heard back. We also contacted Waste Management and Wilmington Trust for comment on the filings.<\/p>\n
