And, according to real estate data, Staten Island stood out as the city\u2019s most mortgage-reliant market: A whopping 77% of borough buyers relied on financing to purchase a home.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"CKYPWPOFH5BRBPON3MPWSI3GYU\">\u201cThe cash versus mortgage split is a proxy for buyer type, not just a matter of preference,\u201d noted a report penned by Eliza Theiss for <a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/2025\/07\/30\/nyc-homebuyer-types-2025\/#Geography_of_NYC_buyers_1\" target=\"_blank\" rel=\"nofollow noopener\">Property Shark<\/a>. \u201cCash buyers tend to be investors and high-net-worth individuals looking for speed and negotiating power. Mortgage-backed buyers are typically end users: First-time buyers, families or long-term residents purchasing primary homes rather than investment properties.\u201d<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"MKKCJVVCTVENPPJ2ENSMLKBZ6Q\">And Theiss said the fact that 60% of all Manhattan sales closed without financing. \u2014 the highest share citywide \u2014 illustrates how concentrated wealth and liquidity are reshaping ownership patterns. <\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"RJDDG5CQ45EF7EA6F2KDP56I5A\">\u201cIn some of <a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/priciest-nyc-neighborhoods\/\" target=\"_blank\" rel=\"nofollow noopener\">NYC\u2019s most competitive markets<\/a>, cash deals signal speed, purchasing power and cash buyers\u2019 preference for higher-end homes,\u201d Theiss wrote.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"QO2LC32VKNCBZPEIW66SHTGB34\">But in the outer boroughs, including Staten Island, cash buys were not as prevalent.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"VERUJSDO3RE5VL4A2GWAOQCMVQ\">\u201cAs is often the case with the fifth borough, Staten Island stood apart,\u201d the report noted. \u201cNo neighborhood passed the 50% threshold [of cash transactions] \u2014 a reflection of its deeply mortgage-reliant market. Still, pockets like Prince\u2019s Bay and Rossville recorded cash premiums, hinting at small-scale investor demand and new residents flowing in from pricier boroughs like Brooklyn.\u201d<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"LIXRQL4KQVDSFG3EMGB5N4XY7A\">And while the data signaled that the New York City ownership landscape is shifting, there is no definitive buyer profile.<\/p>\n<p class=\"article__paragraph article__paragraph--left\" id=\"2LQDTHG22VBGLF3FS3PE2364MU\">\u201cOverall, there is no single NYC buyer,\u201d the report concluded. \u201cBut together, their decisions offer a detailed look at who\u2019s buying into the city right now \u2014 and how those choices are reshaping ownership across the five boroughs.\u201d<\/p>\n<p>If you purchase a product or register for an account through a link on our site, we may receive compensation.
