Hoboken Urby<\/a>, a new 16-story, pet-friendly luxury residential development, is underway in Hoboken and scheduled to open in summer 2027.<\/p>\n

Commercial real estate financing firm PCCP <\/a> has closed a $162 million construction loan for the planned 345-unit building.<\/p>\n

Mark DeLillo of BlueGate Partners<\/a> arranged the financing, according to a statement<\/a> issued this month. <\/p>\n

Hoboken Urby plans call for over 17,000 square feet of retail space and extensive amenities, according to a statement released after Urby\u2019s groundbreaking.<\/p>\n

The outdoor space will include bamboo, a cold plunge pool, sun beds, grill stations and a fire pit pavilion.<\/p>\n

A rooftop dog run will also be available for pet owners.<\/p>\n

Located at 256 Observer Highway, the development is near Hoboken Terminal, offering residents access to PATH trains, NJ Transit, and NY Waterway ferries for connections to Manhattan and surrounding areas.<\/p>\n

The property will feature a fourth-floor courtyard designed by Bas Smets<\/a>, the landscape architect known for his work on Notre Dame Cathedral in Paris.<\/p>\n

Shawn Hausman Design, known for The Standard Hotels, will design the interiors of the studio, one-, two-, and three-bedroom apartments.<\/p>\n

Units will feature oversized windows with views of Manhattan and Jersey City, dimmable lighting, and keyless entry.<\/p>\n

Select apartments will include private terraces.<\/p>\n
