Hundreds of new multifamily housing units will be built across booming northern Fort Worth.<\/p>\n
More than 200 rental townhomes are planned at 1101 State Highway 114 after the Fort Worth Zoning Commission approved rezoning for a 2.67-acre tract on Sept. 10. The development will total nearly 20 acres.<\/p>\n
Tyler Wallach of Jackson Walker LLP said the developer-owned project will have no connection to surrounding neighborhoods since roads in and out of the complex will lead to Highway 114. A traffic light is planned at the front entrance, he added.<\/p>\n
More multifamily housing is planned off busy Bonds Ranch Road.<\/p>\n
Development of a vacant 20-acre tract near the intersection of East Bonds Ranch and U.S. Highway 287 will move forward after a site plan was approved by zoning commissioners. Rezoning was determined after a request was approved in May 2024, zoning chair Jeremy Raines said.<\/p>\n
\u201cThe multifamily development is part of a larger proposed project on roughly 40 acres in total,\u201d developers wrote in a zoning application.\u00a0<\/p>\n
The proposed 40-acre project will include about 10 acres of retail and restaurant sites along West Bonds Ranch and Blue Mound roads and a 10-acre school site on the northeast corner of the property. The second phase of development would be delayed until water lines in the area are upgraded, officials said.<\/p>\n
A nearly 5-acre vacant lot at 3565 Keller Hicks Road will be developed with eight single-family homes.<\/p>\n
Developers requested a zoning change that maintains the property\u2019s single-family housing zoning but allows for denser uses.<\/p>\n
Wes Hoblit, a consultant who is a former member of the zoning panel, said a large portion of the Keller Hicks property lies within a 100-year floodplain but some of the homes would be built about 10 feet away from the floodplain boundary. A dog park may be developed on that portion of the property.<\/p>\n
Resident Donovan Cheek told commissioners he was concerned about water diversion from a nearby creek and discussed a neighborhood petition about the ownership of the homes.<\/p>\n
Hoblit said the homes will be available to purchase for the general public.<\/p>\n
