{"id":237358,"date":"2025-09-18T22:05:08","date_gmt":"2025-09-18T22:05:08","guid":{"rendered":"https:\/\/www.europesays.com\/us\/237358\/"},"modified":"2025-09-18T22:05:08","modified_gmt":"2025-09-18T22:05:08","slug":"dallas-h-e-b-store-plans-move-forward-with-rezoning-vote","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/237358\/","title":{"rendered":"Dallas H-E-B store plans move forward with rezoning vote"},"content":{"rendered":"<p>The Dallas City Council will still have to approve the plans for the store.<\/p>\n<p>DALLAS \u2014 The <a href=\"https:\/\/www.wfaa.com\/article\/news\/local\/dallas-county\/h-e-b-community-meeting-first-dallas-location-neighbors-react\/287-27008770-f54a-4cbf-b010-388b1800ab33\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">first H-E-B store within Dallas city limits\u00a0<\/a>became one step closer to reality Thursday.\u00a0<\/p>\n<p>The Dallas City Plan Commission Thursday approved a zoning change to allow the project to move forward, with some amended restrictions. The issue will still have to go before the Dallas City Council.\u00a0<\/p>\n<p>The popular, Texas-based grocery chain has bee<a href=\"https:\/\/www.wfaa.com\/article\/life\/food\/dfw-heb-locations-dallas-fort-worth-north-texas-grocery-stores-plano-frisco-allen\/287-14cffbb8-c1e9-477a-873d-9e20fa5c7476\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">n expanding in North Texas\u00a0<\/a>and is planning its first store in Dallas city limits at the southeast corner of Hillcrest Road and LBJ Freeway in North Dallas.\u00a0<\/p>\n<p>The grocer <a href=\"https:\/\/www.wfaa.com\/article\/news\/local\/dallas-county\/dallas-heb-first-store-purchases-land\/287-0778aaf1-e296-4f0d-a7be-a61713b9e204\" target=\"_blank\" rel=\"noopener noreferrer nofollow\" id=\"isPasted\">bought the nearly 10-acre piece of land<\/a> in January, and their plans for the site include a 100,000-plus-square-foot grocery store.<\/p>\n<p>The site currently has aging office buildings, according to Dallas city filings. Its zoning ahead of the rezoning effort allows for low-rise office buildings.\u00a0<\/p>\n<p>At meetings ahead of the City Plan Commission vote, residents near the site had expressed concerns about the potential traffic impacts. H-E-B had sought to ease some of those concerns, proposing dedicated turn lanes, among other measures, to ease congestion around the store.\u00a0<\/p>\n<p>&#8220;We appreciate the thoughtful consideration from city officials, staff, and community members throughout this process. We look forward to continuing our collaboration with the city and neighbors,&#8221; the company said in a statement after Thursday&#8217;s vote.\u00a0<\/p>\n<p>Some speakers at the City Plan Commission Thursday again raised traffic concerns, though, and among the traffic mitigation measures proposed is a right turn lane at Hillcrest Road.\u00a0<\/p>\n<p>&#8220;I love H-E-B&#8230; but this is a really bad location for everyone concerned,&#8221; nearby resident Nell Taylor said during a recent meeting regarding the project ahead of the city plan commission vote. &#8220;The traffic is a huge concern. My biggest concern is the crime rate&#8230; I just feel like there is going to be a lot of vandalism, and it&#8217;s going to make a lot of havoc for our neighborhood.&#8221;<\/p>\n<p>While the proposed North Dallas store would be the first one in Dallas proper, H-E-B did <a href=\"https:\/\/www.wfaa.com\/article\/news\/local\/dallas-county\/heb-dallas-joe-v-smart-shop-samuell-blvd\/287-98d2cf33-d6f0-44b1-86d3-bc784ae9ff1c\" target=\"_blank\" rel=\"noopener noreferrer nofollow\" id=\"isPasted\">open a Joe V&#8217;s Smart Shop<\/a> in southern Dallas in the 4100 block of W. Wheatland Road last year. followed by a second Joe V&#8217;s Smart Shop at 7700 Samuell Boulevard that opened earlier this year.\u00a0<\/p>\n","protected":false},"excerpt":{"rendered":"The Dallas City Council will still have to approve the plans for the store.
