{"id":237360,"date":"2025-09-18T22:06:12","date_gmt":"2025-09-18T22:06:12","guid":{"rendered":"https:\/\/www.europesays.com\/us\/237360\/"},"modified":"2025-09-18T22:06:12","modified_gmt":"2025-09-18T22:06:12","slug":"first-dallas-h-e-b-one-step-closer-to-construction-after-rezoning-proposal-passes","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/237360\/","title":{"rendered":"First Dallas H-E-B one step closer to construction after rezoning proposal passes"},"content":{"rendered":"\n<p data-v-6fc2855c=\"\"><strong>DALLAS<\/strong> &#8211; The Texas grocery chain H-E-B is moving forward on its plan to build its <a href=\"https:\/\/www.fox4news.com\/news\/north-dallas-residents-organize-against-proposed-h-e-b-store\" target=\"_blank\" rel=\"noopener\">first Dallas store<\/a>, over opposition from some neighborhood groups.<\/p>\n<p data-v-6fc2855c=\"\">But first, the <a href=\"https:\/\/www.fox4news.com\/tag\/us\/tx\/dallas-county\/dallas\/north-dallas\" target=\"_blank\" rel=\"noopener\">proposed site<\/a> needed to be rezoned. Thursday, the Planning and Zoning Commission heard arguments for and against that, before passing the motion unanimously.<\/p>\n<p>   H-E-B rezoning passes <img decoding=\"async\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/09\/1758233172_420_gettyimages-1533783015.jpg\" alt=\"\" data-v-0dea8073=\"\"\/>   <\/p>\n<p original-article-post=\"\" origination_station=\"KDFW\" data-v-ec26887a=\"\" data-v-6fc2855c=\"\">The latest:<\/p>\n<p data-v-6fc2855c=\"\">H-E-B has been engaging with residents in the North Dallas area over the past nine months, hosting three separate community meetings, attended by hundreds of residents.<\/p>\n<p data-v-6fc2855c=\"\">The site is located at the southeast corner of 635 and Hillcrest Road in North Dallas.<\/p>\n<p data-v-6fc2855c=\"\">After listening to lots of public comments on Thursday, the city&#8217;s Planning and Zoning Commission approved the motion to rezone the site in order to build a 127,000 square-foot grocery store, along with a two-story parking garage.<\/p>\n<p data-v-6fc2855c=\"\">The zoning change to &#8220;regional retail&#8221; would allow for 80 percent lot coverage and structures up to 70-feet high.<\/p>\n<p data-v-6fc2855c=\"\">Still, many who spoke at the commission meeting Thursday oppose H-E-B&#8217;s plan.<\/p>\n<p> Dallas residents oppose H-E-B <\/p>\n<p original-article-post=\"\" origination_station=\"KDFW\" data-v-ec26887a=\"\" data-v-6fc2855c=\"\">What they&#8217;re saying:<\/p>\n<p data-v-6fc2855c=\"\">&#8220;Look, it&#8217;s not about H-E-B, it&#8217;s about trying to shoehorn a giant 100,000 square-foot store into a lot that&#8217;s 50 percent or more too small,&#8221; said resident Scott Mackler.<\/p>\n<p data-v-6fc2855c=\"\">Traffic aside, some are also concerned that part of the site backs up to a flood plain along White Rock Creek.<\/p>\n<p data-v-6fc2855c=\"\">&#8220;And the flood plain is due to all the concrete that&#8217;s been placed in Frisco, Plano and now coming down to Dallas,&#8221; said Mary Ellen Smith with the Hillcrest Preservation Coalition. &#8220;If they use all the 80 percent they can use on that property, there will be no area for the water to soak in.&#8221;<\/p>\n<p>  \u2018Great opportunities and jobs\u2019 <\/p>\n<p original-article-post=\"\" origination_station=\"KDFW\" data-v-ec26887a=\"\" data-v-6fc2855c=\"\">The other side:<\/p>\n<p data-v-6fc2855c=\"\">Not all residents oppose the plans.<\/p>\n<p data-v-6fc2855c=\"\">&#8220;They provide fresh food, great opportunities and jobs, and I understand there&#8217;s the usual objections of traffic and change and fear of growth.
