You\u2019re in luck.\u00a0<\/p>\n<p><b><a href=\"https:\/\/commercialobserver.com\/company\/silverstein-properties\/\" title=\"Silverstein Properties\" class=\"company-link\" target=\"_blank\" rel=\"noopener\">Silverstein Properties<\/a> <\/b>and <b><a href=\"https:\/\/commercialobserver.com\/company\/metro-loft-management\/\" title=\"Metro Loft Management\" class=\"company-link\" target=\"_blank\" rel=\"noopener\">Metro Loft Management<\/a> <\/b>have put their 344,000-square-foot multifamily building at <b>55 Broad Street<\/b> in Manhattan\u2019s Financial District up for sale, Commercial Observer has learned.\u00a0<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2025\/09\/ups-portfolio-fortress-sale\/\" target=\"_blank\" rel=\"noopener\">UPS Sells Portfolio to Fortress for $368M Amid Cost-Cutting Effort<\/a><\/p>\n<p><b><a href=\"https:\/\/commercialobserver.com\/company\/newmark\/\" title=\"Newmark\" class=\"company-link\" target=\"_blank\" rel=\"noopener\">Newmark<\/a><\/b>\u2019s <b>Adam Spies<\/b>, <b>Doug Harmon<\/b>, <b>Adam Doneger<\/b>, <b>Marcella Fasulo<\/b> and <b>Avery Silverstein<\/b> are marketing the property, according to a source familiar with the deal, and a sales price above $500 million is being targeted.\u00a0<\/p>\n<p>The 30-story building, on Broad Street between Exchange Place and Beaver Street, includes 571 units \u2014 143 of which are affordable \u2014 and 8,340 square feet of retail space. Its residential component is roughly 76 percent occupied, according to an offering memorandum viewed by CO. Its 25,000-square-foot amenities space includes a gym, a sports simulator and a rooftop pool.<\/p>\n<p>Designed by Emery Roth &amp; Sons in 1967, the building once served as <b>Goldman Sachs<\/b>\u2019 headquarters. Silverstein and Metro Loft acquired the then-office building from the <b>Rudin<\/b> family in July 2022, <a target=\"_blank\" rel=\"noopener\" href=\"https:\/\/therealdeal.com\/new-york\/2023\/07\/31\/silverstein-and-metro-loft-close-on-55-broad-start-office-to-resi-conversion\/\">paying $172.5 million<\/a>. Rudin and <b>Ares Real Estate<\/b> retained stakes in the property following the sale. The building\u2019s new owners then undertook <a target=\"_blank\" rel=\"noopener\" href=\"https:\/\/newyorkyimby.com\/2024\/09\/new-renderings-revealed-55-broad-streets-residential-conversion-in-financial-district-manhattan.html\">one of the largest office-to-residential conversions<\/a> in New York City at the time.\u00a0<\/p>\n<p>\u201cWe can confirm that 55 Broad Street is for sale \u2013 that was our plan from the beginning,\u201d a Silverstein spokesperson said. \u201cThe conversion has been a tremendous success: The building and all of its amenities are complete, and it is already over 75 percent leased.
