{"id":24046,"date":"2025-06-29T08:35:24","date_gmt":"2025-06-29T08:35:24","guid":{"rendered":"https:\/\/www.europesays.com\/us\/24046\/"},"modified":"2025-06-29T08:35:24","modified_gmt":"2025-06-29T08:35:24","slug":"5700-homes-coming-to-new-3000-acre-community","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/24046\/","title":{"rendered":"5,700 Homes Coming to New 3,000-Acre Community"},"content":{"rendered":"<p>HOUSTON \u2013\u00a0(Realty News Report) \u2013 Some 5,700 homes are planned for Preservation Creek, a 3,000-acre community under development in the Houston area, which led the nation in home construction last year. <strong>\u00a0<\/strong><\/p>\n<p>The Dallas-based office of\u00a0<a href=\"https:\/\/tracking.us.nylas.com\/l\/c9a87596c3ed425f98a531d95e0825a0\/2\/a54ae0cb7cb44a6cf6b0274fc9b934170d90ee56a0f60aceae5291d1ade0c500?cache_buster=1750958717\" target=\"_blank\" rel=\"noopener\">Trez Capital<\/a>\u00a0has provided $58 million in financing for phase one of Preservation Creek, a new master-planned community in Alvin, just south of Houston.<\/p>\n<p>Houston-based \u00a0<a href=\"https:\/\/tracking.us.nylas.com\/l\/c9a87596c3ed425f98a531d95e0825a0\/3\/7ad755c4a3bbb395b8b942785195a133a2ca658f5d1f3aac3a43841072a4785e?cache_buster=1750958717\" target=\"_blank\" rel=\"noopener\">W\u00a0Land Development<\/a>, is developing \u00a0<a href=\"https:\/\/tracking.us.nylas.com\/l\/c9a87596c3ed425f98a531d95e0825a0\/4\/d132f443b70f433a1e84dcc167dc4f4b08ea89c16c8441c48f3d04456e32f85b?cache_buster=1750958717\" target=\"_blank\" rel=\"noopener\">Preservation Creek<\/a>. The financing will recapitalize the project and fund horizontal development of phase one, including utilities, streets and other infrastructure. This transaction marks the first financing Trez Capital has provided for W Land Development.<\/p>\n<p>Located at FM 1462 and County Road 395 in Brazoria County, the community is about 30 miles south of downtown Houston. The first phase includes 367 acres planned for more than 700 single-family lots. The project is part of a larger 3,000-plus acre development that is expected to bring approximately 5,700 residences to the area upon full buildout. When complete, Preservation Creek will include a mix of single-family homes, duplexes, and Build-to-Rent (BTR) residences, as well as commercial and retail sites, multifamily properties, an extensive amenity package, and an on-site elementary school.<\/p>\n<p>\u201cPreservation Creek represents the kind of thoughtfully planned, large-scale residential development that aligns with the long-term housing demand we\u2019re seeing across the Houston MSA,\u201d said John Hutchinson, Co-Chief Executive Officer &amp; global head of origination of Trez Capital. \u201cOur financing supports the creation of essential infrastructure that will enable phased growth over several years. With its strategic location and diversified housing mix, this project will play a critical role in meeting the region\u2019s need for quality housing options.\u201d<\/p>\n<p>The Highway 288 Corridor<\/p>\n<p>The master-planned community\u2019s proximity to the Highway 288 corridor will provide a convenient route to urban employment centers, include the Texas Medical Center where more than 100,000 people are employed.<\/p>\n<p>For many years the Highway 288 corridor, due south of downtown Houston, had been devoid of large-scale development and master planned communities.<\/p>\n<p>Cattle grazed on places that are now covered with housing and retail development.<\/p>\n<p>In the 1980s, a solid attempt was made with Southwyck, a master planned community south of FM 518 and east of Highway 288. The Southwyck golf course and scores of homes were built before hard economic times came and a Chapter 11 was required.<\/p>\n<p>The area languished for a while. Then land developer Mr. Larry Johnson stepped up to the plate.<\/p>\n<p>Mr. Johnson was the key figure in popularizing Pearland\u2019s 288 Corridor. In 1994, Mr. Johnson bought the unfinished Southwyck community in Pearland near 288.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"size-thumbnail wp-image-20975\" src=\"http:\/\/realtynews.wpenginepowered.com\/wp-content\/uploads\/2022\/01\/Larry-Johnson-2018-_3916-7-1-150x150.jpg\" alt=\"\" width=\"150\" height=\"150\"  \/>Mr. Larry D. Johnson (1940-2022) pioneered development in the Highway 288 Corridor south of Houston.<\/p>\n<p>Mr. Johnson, backed with investment dollars from Prudential, relaunched the project,\u00a0 renamed it Silverlake, and focused his marketing efforts on the easy commute offered by Highway 288 at that time. Homebuyers responded in droves. Within 27 months of Silverlake\u2019s grand opening in April 1995, it was No. 2 in home sales for the entire Houston area.<\/p>\n<p>Mr. Johnson, who passed away in 2022, became one of the largest community developers in the nation.
