{"id":266488,"date":"2025-09-30T12:28:13","date_gmt":"2025-09-30T12:28:13","guid":{"rendered":"https:\/\/www.europesays.com\/us\/266488\/"},"modified":"2025-09-30T12:28:13","modified_gmt":"2025-09-30T12:28:13","slug":"escape-from-new-york-impending-election-of-a-democratic-socialist-mayor-has-the-wealthy-fleeing-to-the-suburbs","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/266488\/","title":{"rendered":"Escape from New York: Impending election of a democratic socialist mayor has the wealthy fleeing to the suburbs"},"content":{"rendered":"<p>The wealthy in New York City are on the move, spurred by what some are calling the \u201cMamdani Effect\u201d\u2014a sudden surge of outward migration in anticipation of Zohran Mamdani, a democratic socialist, likely taking the reins as mayor this November. <\/p>\n<p>As polls point ever more decisively to a Mamdani victory in the fast-approaching Nov. 4 election, Manhattan\u2019s elite are quietly packing their bags and setting their sights on the rolling lawns and leafy streets of Westchester County as well as other suburban enclaves.<a href=\"https:\/\/www.realtor.com\/news\/trends\/mamdani-effect-new-york-city-mayoral-election-westchester-county\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\" aria-label=\"Go to https:\/\/www.realtor.com\/news\/trends\/mamdani-effect-new-york-city-mayoral-election-westchester-county\/\" class=\"sc-5ad7098d-0 lcJVdL\"><\/p>\n<p>Real estate agents in Westchester, directly north of the city\u2019s border, say the torrent began shortly after Mamdani\u2019s surprise win in the Democratic primary this June. Zach and Heather Harrison, who represent The Harrison Team at <a href=\"https:\/\/fortune.com\/company\/compass\/\" target=\"_blank\" aria-label=\"Go to https:\/\/fortune.com\/company\/compass\/\" class=\"sc-5ad7098d-0 lcJVdL\" rel=\"nofollow noopener\">Compass<\/a>, <a href=\"https:\/\/www.realtor.com\/news\/trends\/mamdani-effect-new-york-city-mayoral-election-westchester-county\/\" target=\"_blank\" rel=\"noopener nofollow\" aria-label=\"Go to https:\/\/www.realtor.com\/news\/trends\/mamdani-effect-new-york-city-mayoral-election-westchester-county\/\" class=\"sc-5ad7098d-0 lcJVdL\">told Realtor.com<\/a> they\u2019ve experienced \u201ca spike in Manhattan residents reaching out about suburban properties.\u201d Nearly every city-based buyer they\u2019ve shown homes to in Westchester since summer has brought up the mayoral race as a prime factor driving their suburban search.<a href=\"https:\/\/www.realtor.com\/news\/trends\/mamdani-effect-new-york-city-mayoral-election-westchester-county\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\" aria-label=\"Go to https:\/\/www.realtor.com\/news\/trends\/mamdani-effect-new-york-city-mayoral-election-westchester-county\/\" class=\"sc-5ad7098d-0 lcJVdL\"><\/p>\n<p>Since Mamdani seized the primary, home sales entering contract in Westchester County have jumped 15% compared with last year, according to Harrison data. Local agents now speak freely of the \u201cMamdani effect,\u201d a shorthand for the collective anxiety\u2014and strategic thinking\u2014rippling through affluent New Yorkers who fear the prospect of increased taxes and sweeping socialist housing reforms.<\/p>\n<p>Manhattan realtors are feeling the heat, too. <a href=\"https:\/\/www.corcoran.com\/real-estate-agents\/detail\/agent\/alexandra-carter\/22639\" target=\"_blank\" rel=\"noopener nofollow\" aria-label=\"Go to https:\/\/www.corcoran.com\/real-estate-agents\/detail\/agent\/alexandra-carter\/22639\" class=\"sc-5ad7098d-0 lcJVdL\">Alexandra Carter<\/a>, a licensed real estate salesperson with the Corcoran Group in Manhattan, told Fortune that the reaction to Mamdani\u2019s surprise primary win has been unlike anything witnessed in recent memory. <\/p>\n<p>\u201cI have never seen this type of reaction to a mayor,\u201d she said. \u201cIt\u2019s been pretty drastic, after he won the primary we had a companywide call on implications for business because of the \u2018rent freezes.\u2019\u201d Describing the Mamdani effect, she said \u201cpeople are afraid it will be bad for business.\u201d<\/p>\n<p>Mamdani\u2019s campaign did not respond to requests for comment.<a href=\"https:\/\/www.realtor.com\/news\/trends\/mamdani-effect-new-york-city-mayoral-election-westchester-county\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\" aria-label=\"Go to https:\/\/www.realtor.com\/news\/trends\/mamdani-effect-new-york-city-mayoral-election-westchester-county\/\" class=\"sc-5ad7098d-0 lcJVdL\"><\/p>\n<p>Policies ignite an exodus<\/p>\n<p>Mamdani\u2019s proposed housing plan is ambitious\u2014and, for many high earners, unsettling. The centerpiece is a $100 billion investment over 10 years to construct 200,000 new publicly subsidized, rent-stabilized apartments. He also vows to freeze rents on stabilized units citywide for multiple years and double the capital budget for the city\u2019s public housing authority. Another plank would \u201cfast-track\u201d approval for any project that is 100% affordable housing, cutting through bureaucratic delays that have traditionally slowed such developments.<a href=\"https:\/\/www.realtor.com\/news\/trends\/mamdani-effect-new-york-city-mayoral-election-westchester-county\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\" aria-label=\"Go to https:\/\/www.realtor.com\/news\/trends\/mamdani-effect-new-york-city-mayoral-election-westchester-county\/\" class=\"sc-5ad7098d-0 lcJVdL\"><\/p>\n<p>To foot the bill, Mamdani plans a new 2% tax targeting New Yorkers earning more than $1 million annually\u2014a move his campaign says could generate $4 billion per year for early child care, public housing, and more. While working-class and immigrant communities hail these policies as overdue relief, higher earners are calculating their exit strategies.<a href=\"https:\/\/www.realtor.com\/news\/trends\/mamdani-effect-new-york-city-mayoral-election-westchester-county\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\" aria-label=\"Go to https:\/\/www.realtor.com\/news\/trends\/mamdani-effect-new-york-city-mayoral-election-westchester-county\/\" class=\"sc-5ad7098d-0 lcJVdL\"><\/p>\n<p><a href=\"https:\/\/fortune.com\/company\/marketaxess-holdings\/\" target=\"_blank\" aria-label=\"Go to https:\/\/fortune.com\/company\/marketaxess-holdings\/\" class=\"sc-5ad7098d-0 lcJVdL\" rel=\"nofollow noopener\">Taxes<\/a> are the number one priority, said Zach Harrison. New York City\u2019s local resident income tax already ranges from 3.078% to 3.876%, layered atop state and federal burdens. \u201cOne of the great things about Westchester County is that, unlike in the city, nearly all of our towns (with the exception of Yonkers) have no resident income tax,\u201d Harrison notes.<\/p>\n<p><a href=\"https:\/\/www.linkedin.com\/in\/johnboydsiteselection\" target=\"_blank\" rel=\"noopener nofollow\" aria-label=\"Go to https:\/\/www.linkedin.com\/in\/johnboydsiteselection\" class=\"sc-5ad7098d-0 lcJVdL\">John Boyd<\/a>, whose <a href=\"https:\/\/theboydcompany.com\/\" target=\"_blank\" rel=\"noopener nofollow\" aria-label=\"Go to https:\/\/theboydcompany.com\/\" class=\"sc-5ad7098d-0 lcJVdL\">corporate site-selection business<\/a> serves clients in both New York and South Florida, told Fortune that he could see Mamdani\u2019s election kickstarting a \u201csecond wave of relocations and wealth migration,\u201d with <a href=\"https:\/\/fortune.com\/article\/new-york-city-income-real-estate-business-miami-palm-beach\/\" target=\"_self\" aria-label=\"Go to https:\/\/fortune.com\/article\/new-york-city-income-real-estate-business-miami-palm-beach\/\" class=\"sc-5ad7098d-0 lcJVdL\" rel=\"nofollow noopener\">the first wave<\/a> being the flight from New York to Florida that took place during the pandemic. <\/p>\n<p>He said his clients are \u201cpaying close attention\u201d to the New York mayoral race, noting data that shows hundreds of New Yorkers switching driver licenses to Miami-Dade County. The first half of 2025 saw a 33% surge in New York licenses converting, per <a href=\"https:\/\/www.miamirealtors.com\/2025\/07\/03\/miami-dade-out-of-state-driver-license-exchanges-are-22-above-pre-pandemic\/\" target=\"_blank\" rel=\"noopener nofollow\" aria-label=\"Go to https:\/\/www.miamirealtors.com\/2025\/07\/03\/miami-dade-out-of-state-driver-license-exchanges-are-22-above-pre-pandemic\/\" class=\"sc-5ad7098d-0 lcJVdL\">Miami Realtors<\/a>.<\/p>\n<p>Boyd said Westchester is well positioned, as are other regional markets like Jersey City across the Hudson River as well as Nassau and Suffolk Counties on Long Island, to benefit from the \u201cMamdani effect\u201d and attract\u00a0new businesses and people.\u00a0 <\/p>\n<p>\u201cI was talking about this the other day with a client of ours \u2014 for some NYC companies Mamdani will be the final straw and they will relocate to South Florida or Dallas or Nashville \u2014 but for many others they will seek a regional alternative,\u201d he recalled. <\/p>\n<p><a href=\"https:\/\/fortune.com\/company\/overstock-com\/\" target=\"_blank\" aria-label=\"Go to https:\/\/fortune.com\/company\/overstock-com\/\" class=\"sc-5ad7098d-0 lcJVdL\" rel=\"nofollow noopener\">Beyond<\/a> the suburbs of New York and New Jersey, he sees markets like Miami and Dallas benefitting, too. \u201cIt\u2019s not just the taxes and the regulations and concerns about quality of life in New York,\u201d he told Fortune, \u201cbut a sense that many of our clients had that they weren\u2019t getting a good return on their tax dollar. The prospect of a Mamdani mayoralty is bringing back a lot of those memories.\u201d<\/p>\n<p>Carter said much of what she sees of the Mamdani Effect is how heavily taxed New Yorkers are already, noting that wealthy New Yorkers have been known to split their time in Florida for tax reasons. She said she\u2019s heard of people moving, while there\u2019s another subset of people who are going to see how the election turns out. She said one client sold his mother\u2019s apartment over the summer and has been waiting \u201cto see if he wants to reinvest in NYC.\u201d<\/p>\n<p>Even if Mamdani does not enact any policy that is remotely quasi-socialist, his reputation is preceding him with the federal government, which has made ominous noises about its future relationship with the country\u2019s largest city. President Donald Trump has repeatedly threatened to withhold federal funding from Mamdani (while conceding that it \u201clooks like he\u2019s going to win\u201d), and Treasury Secretary Scott Bessent <a href=\"https:\/\/fortune.com\/2025\/09\/25\/scott-bessent-zohran-mamdani-drop-dead-20-billion-swaps-argentina-milei\/\" target=\"_self\" aria-label=\"Go to https:\/\/fortune.com\/2025\/09\/25\/scott-bessent-zohran-mamdani-drop-dead-20-billion-swaps-argentina-milei\/\" class=\"sc-5ad7098d-0 lcJVdL\" rel=\"nofollow noopener\">said<\/a> that he would repeat a famous phrase if Mamdani ruins municipal finances and seeks help: drop dead.<a href=\"https:\/\/www.realtor.com\/news\/trends\/mamdani-effect-new-york-city-mayoral-election-westchester-county\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\" aria-label=\"Go to https:\/\/www.realtor.com\/news\/trends\/mamdani-effect-new-york-city-mayoral-election-westchester-county\/\" class=\"sc-5ad7098d-0 lcJVdL\"><\/p>\n<p>Will the exodus become a flood?<\/p>\n<p>Suburban living, it should be noted, is hardly cheap. Westchester\u2019s median home list price hit $729,999 in August\u2014far above the national median of $429,990. And median household incomes in Westchester overall <a href=\"https:\/\/data.census.gov\/profile\/Westchester_County,_New_York?g=050XX00US36119#race-and-ethnicity\" target=\"_blank\" rel=\"noopener nofollow\" aria-label=\"Go to https:\/\/data.census.gov\/profile\/Westchester_County,_New_York?g=050XX00US36119#race-and-ethnicity\" class=\"sc-5ad7098d-0 lcJVdL\">exceed<\/a> New York state and national averages. The county is home to some of the richest zip codes in the U.S., including its <a href=\"https:\/\/nypost.com\/2025\/07\/19\/lifestyle\/revealed-americas-wealthiest-suburb-where-annual-household-income-tops-600k-and-its-located-in-new-york-state\/\" target=\"_blank\" rel=\"noopener nofollow\" aria-label=\"Go to https:\/\/nypost.com\/2025\/07\/19\/lifestyle\/revealed-americas-wealthiest-suburb-where-annual-household-income-tops-600k-and-its-located-in-new-york-state\/\" class=\"sc-5ad7098d-0 lcJVdL\">single wealthiest suburb, Scarsdale<\/a>.<\/p>\n<p>While income taxes in Westchester are lower than those in New York City, the county has some of the highest property taxes in the country, money that helps fund Westchester\u2019s competitive public schools and public amenities.<\/p>\n<p>Some commentators, especially conservative ones, warn of a full-blown exodus. <a href=\"https:\/\/www.realtor.com\/news\/trends\/sean-hannity-new-york-exodus-zohran-mamdani\/\" target=\"_blank\" rel=\"noopener nofollow\" aria-label=\"Go to https:\/\/www.realtor.com\/news\/trends\/sean-hannity-new-york-exodus-zohran-mamdani\/\" class=\"sc-5ad7098d-0 lcJVdL\">Fox News host Sean Hannity<\/a>, a former New Yorker now based in Florida, famously said on air, \u201cIf they want to go with Mamdani as the mayor of New York City, I invite you all to come and broadcast your show as I do, originate your show in the free state of Florida. Because there is going to be a mass exodus out of the state of New York, the likes of which we have never seen.\u201d<\/p>\n<p>Still, despite the headlines (and articles like this one), New York City\u2019s housing market continues to show surprising resilience. Home prices slipped 1.2% nationwide in August, but New York\u2019s edged up 0.3% month-over-month, per Realtor.com data.
