{"id":275366,"date":"2025-10-03T19:53:13","date_gmt":"2025-10-03T19:53:13","guid":{"rendered":"https:\/\/www.europesays.com\/us\/275366\/"},"modified":"2025-10-03T19:53:13","modified_gmt":"2025-10-03T19:53:13","slug":"matthews-takes-10k-sf-for-second-nyc-office-at-sl-greens-711-third-avenue-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/275366\/","title":{"rendered":"Matthews Takes 10K SF for Second NYC Office at SL Green\u2019s 711 Third Avenue \u2013 Commercial Observer"},"content":{"rendered":"<p><b><a href=\"https:\/\/commercialobserver.com\/company\/matthews\/\" title=\"Matthews\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Matthews<\/a><\/b>, the <a href=\"https:\/\/commercialobserver.com\/2025\/09\/kyle-matthews-rebrand-real-estate\/\" rel=\"nofollow noopener\" target=\"_blank\">newly rebranded<\/a> commercial real estate services and technology firm led by <b>Kyle Matthews<\/b>, is opening its second New York City office in Midtown East, Commercial Observer has learned.<\/p>\n<p>The Nashville-based Matthews, formerly called <a href=\"https:\/\/commercialobserver.com\/company\/matthews-real-estate-investment-services\/\" title=\"Matthews Real Estate Investment Services\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Matthews Real Estate Investment Services<\/a>, has signed a lease for 10,282 square feet at <b><a href=\"https:\/\/commercialobserver.com\/company\/sl-green\/\" title=\"SL Green\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">SL Green<\/a> Realty<\/b>\u2019s <b>711 Third Avenue<\/b>, according to the company.<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2025\/10\/workday-bxp-reston-town-center-lease-office-virginia\/\" rel=\"nofollow noopener\" target=\"_blank\">Workday Fills 51K-SF NoVA Office Previously Occupied by Meta<\/a><\/p>\n<p>The firm will move into its new spot near <b>Grand Central Terminal <\/b>between East 44th and East 45th streets during the first quarter of 2026, Matthews said. The space represents its second spot in New York City after <a href=\"https:\/\/commercialobserver.com\/2024\/01\/matthews-hires-more-b6-brokers-nyc-expansion\/\" rel=\"nofollow noopener\" target=\"_blank\">debuting its first office<\/a> at <b>575 Fifth Avenue<\/b> in May 2023.<\/p>\n<p>\u201cTwo years after entering New York, we\u2019ve already outgrown our initial space, a clear sign of the traction we have built here,\u201d <b>Cory Rosenthal<\/b>, Matthews\u2019 executive managing director and national director of multifamily, said in a statement. \u201cThis expansion positions us to strengthen client relationships, attract top talent, and continue scaling our platform with the same drive and culture that fuel our success nationwide.\u201d<\/p>\n<p>The length of the lease and asking rent were not provided, but <a target=\"_blank\" rel=\"noopener nofollow\" href=\"https:\/\/www.nmrk.com\/insights\/market-report\/manhattan-market-reports\">a report from <b>Newmark<\/b><\/a> found office rents near Grand Central averaged $69.87 per square foot during the second quarter of 2025.<\/p>\n<p><b><a href=\"https:\/\/commercialobserver.com\/company\/colliers\/\" title=\"Colliers\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Colliers<\/a><\/b>\u2019 <b>Reid Longley<\/b> brokered the deal for the tenant, while SL Green was represented in-house. Spokespeople for SL Green and Colliers did not immediately respond to requests for comment.<\/p>\n<p>Matthews\u2019 new office at 711 Third Avenue will accommodate 73 seats and feature a dedicated podcast recording room to support the <a target=\"_blank\" rel=\"noopener nofollow\" href=\"https:\/\/www.thematthewsmentalitypodcast.com\/\">\u201cMatthews Mentality Podcast,\u201d<\/a> which is hosted by CEO Matthews.<\/p>\n<p>The deal also represents Matthews\u2019 \u201congoing commitment to recruiting top talent and growing its client base in one of the nation\u2019s most competitive real estate markets,\u201d the firm said.<\/p>\n<p>\u201cWe\u2019re building serious momentum, and this new office takes it to the next level,\u201d <b>DeWitt Goss<\/b>, Matthews\u2019 market leader for its New York office, said in a statement. \u201cBeing in the heart of Manhattan supercharges our ability to connect with clients, close deals and keep scaling fast.
