It\u2019s not Dallas"},"content":{"rendered":"<p class=\"body-text-paragraph\">Dallas is the fourth most expensive <a href=\"https:\/\/www.dallasnews.com\/topic\/residential-real-estate\/\" target=\"_blank\" rel=\"noreferrer noopener\" title=\"https:\/\/www.dallasnews.com\/topic\/residential-real-estate\/\">rental market<\/a> in Dallas-Fort Worth, according to a Wednesday report.<\/p>\n<p class=\"body-text-paragraph\">The report, published by rental marketplace <a href=\"https:\/\/www.zumper.com\/\" target=\"_blank\" rel=\"noreferrer noopener\" title=\"https:\/\/www.zumper.com\/\">Zumper<\/a>, analyzed active listings from the last month to rank cities by how expensive they are now and how fast their rents are growing. <\/p>\n<p class=\"body-text-paragraph\">A one-bedroom apartment in Dallas has a median rent of $1,480 a month. Atop the list, <a href=\"https:\/\/www.dallasnews.com\/frisco\/\" target=\"_blank\" rel=\"noreferrer noopener\" title=\"https:\/\/www.dallasnews.com\/frisco\/\">Frisco<\/a> had a median rent of $1,620. Cleburne had the largest year-over-year absolute change of any city, with median rents dropping 12.2%. Despite being some of the most expensive cities, Plano and Grapevine both saw rents fall significantly, by 4.0% and 7.8%, respectively. <\/p>\n<p class=\"body-text-paragraph\">\u201cFor the most part, everything is pretty much down. And I think that\u2019s mainly due to a big wave of new apartment supply in the Dallas metro area in the last year,\u201d said Crystal Chen, a rental market expert and author of the report.<\/p>\n<p class=\"body-text-paragraph\">She noted that rents fell nationally, especially in Sun Belt and Mountain state cities, where supply is keeping pace with population growth. According to Chen, there are over 17,000 more units permitted for construction in D-FW.<\/p>\n<p class=\"body-text-paragraph\">However, Dallas rents grew the fastest of any city in the region, with the median jumping 5.0% since last year. Allen, Irving, Euless, Burleson and Hurst also grew. Only Richardson and McKinney saw no change.<\/p>\n<p class=\"body-text-paragraph\">Usually, both a city and its suburbs see rent decreases at the same time, so Dallas growing bucks the trend in similar areas, Chen explained. As an example, rents in Phoenix and Miami proper both fell.<\/p>\n<p class=\"body-text-paragraph\">\u201cAlthough there has been a ton of new supply reaching the market, I think it just goes to show how much demand there is in Dallas right now,\u201d she said.<\/p>\n<p class=\"body-text-paragraph\">The median rents for two-bedroom apartments in Fort Worth, Denton, Arlington and others were all lower than the one-bedroom price in Dallas. <\/p>\n<p class=\"body-text-paragraph\">Several cities also saw two-bedroom rents falls drastically over the past year, with Weatherford, <a href=\"https:\/\/www.dallasnews.com\/topic\/fort-worth\/\" target=\"_blank\" rel=\"noreferrer noopener\" title=\"https:\/\/www.dallasnews.com\/topic\/fort-worth\/\">Fort Worth<\/a> and Denton all dropping by double-digit percentages.
