{"id":280136,"date":"2025-10-05T19:23:17","date_gmt":"2025-10-05T19:23:17","guid":{"rendered":"https:\/\/www.europesays.com\/us\/280136\/"},"modified":"2025-10-05T19:23:17","modified_gmt":"2025-10-05T19:23:17","slug":"modernhaus-soho-hotel-getting-new-restaurant","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/280136\/","title":{"rendered":"ModernHaus Soho Hotel getting new restaurant"},"content":{"rendered":"<p>A large new restaurant from two accomplished industry professionals is coming to the \u2019 ModernHaus Soho Hotel \u2014 10,000 square-foot Selene by Kyma.<\/p>\n<p>It\u2019s a partnership of James Ragonese, formerly of LDV Hospitality, and Reno Christou, co-founder of the Kyma Greek restaurant group.<\/p>\n<p>The long-vacant space at 23 Grand St., near the foot of Sixth Avenue, received \u201cdozens\u2019 of competitive offers,\u201d according to Meridian Capital Group\u2019s James Famularo, who repped landlord Thor Equities with his firm\u2019s Jacob Mayer. Meridian\u2019s Justin Bustamante repped the tenant.<\/p>\n<p>The new restaurant coming to Modernhaus Soho\u2019s menu will be seafood-driven.  Google<\/p>\n<p>The asking rent was $90 per square foot.<\/p>\n<p>The new eatery will have a seafood-driven menu. Famularo said, \u201cThe pedigree, concept and vision behind Selene made them the clear choice.\u201d<\/p>\n<p>Kyma has locations in Flatiron, Hudson Yards, Roslyn L.I., and West Palm Beach.<\/p>\n<p>Kyma\u2019s location in Roslyn, NY.  Google<\/p>\n<p>Thor chairman Joseph Sitt called the deal \u201ca win for the neighborhood, the hotel and New York\u2019s hospitality community as a whole.\u201d<\/p>\n<p>The ModernHaus was originally known as the James. Thor bought the property in 2017 but had to close it during the pandemic.<\/p>\n<p>A rendering of the rooftop of Modernhaus Soho. <\/p>\n<p>Thor successfully refinanced the property with a $53.5 million loan secured through Argentic.<\/p>\n<p>Another week, another Midtown office building to completely fill up. <\/p>\n<p>This one\u2019s SL Green\u2019s 919 Third Ave., which reached 100% occupancy thanks to a 66,100 square-foot expansion by the New York State Office of General Services. The 15-year lease brings the OGS to 117,390 square feet in the tower.<\/p>\n<p>919 Third Ave. is now 100% occupied.  G.N.Miller\/NY Post.<\/p>\n<p>Other tenants at the 1.5 million square-footer include Bloomberg LP, which renewed and expanded to 925,000 square feet last year, as well as Schulte Roth &amp; Zabel. But it\u2019s best known to the public as home to fabled restaurant P.J. Clarke\u2019s at the East 55th Street corner.<\/p>\n<p>OGS was repped by a CBRE team including Stephen B. Siegel and Liz Lash.
