{"id":282132,"date":"2025-10-06T17:08:11","date_gmt":"2025-10-06T17:08:11","guid":{"rendered":"https:\/\/www.europesays.com\/us\/282132\/"},"modified":"2025-10-06T17:08:11","modified_gmt":"2025-10-06T17:08:11","slug":"records-reveal-some-perks-for-the-flatiron-building-condo","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/282132\/","title":{"rendered":"Records reveal some perks for the Flatiron Building condo"},"content":{"rendered":"<p>The Flatiron Building is certainly one of New York City\u2019s most recognizable landmarks \u2014 but information regarding <a href=\"https:\/\/nypost.com\/2024\/08\/28\/real-estate\/flatiron-building-to-be-turned-into-60-luxury-apartments\/\" target=\"_blank\" rel=\"noopener\">its highly anticipated condominium conversion<\/a> has been kept far from the public eye.<\/p>\n<p>Now, however, some details on the hush-hush development are coming to light.<\/p>\n<p><a href=\"https:\/\/therealdeal.com\/new-york\/2025\/10\/02\/developers-behind-flatiron-building-conversion-unveil-pricing\/\" target=\"_blank\" rel=\"noopener\">The Real Deal<\/a>, citing an offering plan, reports that prices there will start just shy of $11 million and top out at $50 million.<\/p>\n<p>According to that plan filed with the state attorney general, the developers \u2014 the Brodsky Organization and the Sorgente Group \u2014 are eyeing a projected sellout of roughly $375 million for the first 18 of the project\u2019s 38 residences.\u00a0(But when combined with proceeds from 38 storage lockers and six wine cellars, the total is expected to exceed $380 million.)<\/p>\n<p>The Flatiron Building \u2014 one of New York\u2019s most recognizable landmarks \u2014\u00a0is entering a new chapter as a collection of 38 luxury residences. Courtesy of The Flatiron Building<\/p>\n<p>The priciest homes \u2014\u00a0sprawling units on the 20th and 21st floors \u2014 span more than 7,400 square feet, with each including five bedrooms and five baths.\u00a0<\/p>\n<p>The 21st-floor residence also offers a small outdoor terrace of 33 square feet. Lower-level three-bedroom units begin around $11 million for approximately 3,000 square feet of interior space.<\/p>\n<p>Some details have even emerged on what appears to the the development\u2019s crown jewel. A 4,600-square-foot penthouse with an unprecedented 6,600 square feet of outdoor space \u2014 the largest private terrace in the building \u2014 remains unpriced. <\/p>\n<p>Once completed, the reconfigured Flatiron \u2014 which currently stands fully surrounded by scaffolding \u2014 will comprise 38 private residences in total.<\/p>\n<p>To steer sales, Brodsky and Sorgente enlisted Corcoran Sunshine Marketing Group, which appointed brokers Donna Puzio and Angeli DeCecchis to lead marketing efforts. <\/p>\n<p>Corcoran\u2019s Steve Gold recently announced on Instagram that he is \u201cfirst broker to secure a signed deal in this globally admired building,\u201d signaling that sales are already underway. <\/p>\n<p>A spokesperson for the project declined to elaborate or confirm the official launch timeline.<\/p>\n<p>Condos start just under $11 million for a 3,000-square-foot, three-bedroom home, while the two most expensive residences \u2014 units 20 and 21 \u2014 are asking $48 million and $50 million, spanning over 7,400 square feet each. Corbis\/VCG via Getty Images<\/p>\n<p>The redevelopment follows the property\u2019s official $160 million acquisition last year by a group led by GFP Real Estate\u2019s Jeffrey Gural, alongside Sorgente Group, ABS Partners and Nathan Silverstein. <\/p>\n<p>Preceding that was a chaotic situation in early 2023, in which the property <a href=\"https:\/\/nypost.com\/2023\/05\/24\/nycs-flatiron-building-sells-to-current-owners-for-161m\/\" target=\"_blank\" rel=\"noopener\">went up for court-ordered auction<\/a> and was won by a 31-year-old man named Jacob Garlick, who placed the winning $190 million bid and failed to pay up. In a subsequent auction two months later, the current owners \u2014 who were the ones trying to get rid of the building in 2023 \u2014 won the building back.<\/p>\n<p>Inside, the interiors are being crafted by Studio Sofield, the design firm behind such luxury projects as Bergdorf Goodman\u2019s men\u2019s store and 111 W. 57th St. Principal <a href=\"https:\/\/nypost.com\/2015\/04\/16\/qa-with-faena-versailles-designer-william-sofield\/\" target=\"_blank\" rel=\"noopener\">William Sofield<\/a> is reinterpreting the landmark\u2019s historic elements \u2014 from marble mosaics to wrought-iron details \u2014 in a contemporary idiom that complements its storied past.<\/p>\n<p>The edifice is presently surrounded by scaffolding. Anne Wermiel\/NY Post<\/p>\n<p>Working in close consultation with the Landmarks Preservation Commission, a team of specialists has also undertaken a sweeping restoration of the building\u2019s terra-cotta and limestone fa\u00e7ade, including more than 1,000 new windows and thousands of individually replicated ornamental pieces.<\/p>\n<p>First completed as the Fuller Building by architect Daniel Burnham, the Flatiron Building quickly became a global symbol of New York\u2019s architectural ambition.
