FM 1518 N., <a href=\"https:\/\/communityimpact.com\/san-antonio\/northeast-san-antonio-metrocom\/real-estate\/2023\/11\/13\/new-affordable-community-aviator-1518-breaks-ground-in-schertz\/\" rel=\"nofollow noopener\" target=\"_blank\">broke ground<\/a> in November 2023 and was developed by <a href=\"https:\/\/nrpgroup.com\/\" rel=\"nofollow noopener\" target=\"_blank\">The NRP Group<\/a>, a multifamily real estate developer, general contractor and property management firm.<\/p>\n<p>Jason Arechiga, senior vice president of development for The NRP Group, said the project was a $79 million investment. He said partners on the project included the <a href=\"https:\/\/www.schertz.com\/\" rel=\"nofollow noopener\" target=\"_blank\">city of Schertz<\/a>, the <a href=\"https:\/\/schertzha.org\/\" rel=\"nofollow noopener\" target=\"_blank\">Schertz Housing Authority<\/a>, <a href=\"https:\/\/www.bexar.org\/\" rel=\"nofollow noopener\" target=\"_blank\">Bexar County<\/a> and various other groups.<\/p>\n<p>\u201cA lot of people live here [but] they work, they play, they do everything in San Antonio, but in order for a city to become a city, it really needs to have workforce housing,\u201d Arechiga told Community Impact.<\/p>\n<p>The complex offers units for those making between 30% and 70% of the area\u2019s median income. Aviator 1518 offers one- to three-bedroom units ranging from 703 to 1,378 square feet.<\/p>\n<p>According to the Department of Housing and Urban Development, a <a href=\"https:\/\/homesa.org\/wp-content\/uploads\/2025\/04\/2025IncomeLimits.pdf\" rel=\"nofollow noopener\" target=\"_blank\">30% income<\/a> for the San Antonio-New Braunfels metro area is $20,300 for one person, $23,200 for two people, and $32,000 for a family of four.<\/p>\n<p>A 70% maximum income limit, according to the Aviator 1518 <a href=\"https:\/\/www.aviator1518.com\/floorplans\" rel=\"nofollow noopener\" target=\"_blank\">website<\/a>, is $47,390 for one person, $54,110 for two people and $67,620 for a family of four. Only applicants who are below the maximum income limit are allowed to reside in the complex.<\/p>\n<p>Aviator 1518, named for its FM 1518 location and proximity to Joint Base San Antonio-Randolph, has an array of amenities, including:<\/p>\n<ul>\n<li>A 24-hour fitness center<\/li>\n<li>An outdoor playground, picnic areas<\/li>\n<li>On-site laundry machines<\/li>\n<li>An activity room<\/li>\n<li>A business center, conference room and lounge space<\/li>\n<\/ul>\n<p>After-school programs are also being offered at the complex in partnership with <a href=\"https:\/\/www.chrpartners.org\/\" rel=\"nofollow noopener\" target=\"_blank\">Community Housing Resource Partners<\/a>. The after-school programs will offer homework help, activities and additional support services such as English as a second language courses and health screenings.<\/p>\n<p><strong>In their own words<\/strong><\/p>\n<p>Schertz Mayor Ralph Gutierrez said the project showed dedication and collaboration between the city, county and developers.<\/p>\n<p>\u201c[This] development represents the vision, the investment and the confidence in our city\u2019s future. This complex isn\u2019t just a new apartment building, it\u2019s about creating an opportunity\u2014opportunities for residents to call Schertz home,\u201d Gutierrez said.<\/p>\n<p>Bexar County Commissioner Tommy Calvert said he sponsored $700,000 worth of American Rescue Plan Act funds that the county contributed to the project.<\/p>\n<p>\u201cWhen you have housing, you have better outcomes in educational attainment.
