{"id":287943,"date":"2025-10-09T01:12:12","date_gmt":"2025-10-09T01:12:12","guid":{"rendered":"https:\/\/www.europesays.com\/us\/287943\/"},"modified":"2025-10-09T01:12:12","modified_gmt":"2025-10-09T01:12:12","slug":"investors-bullish-on-name-brand-condos-in-houston","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/287943\/","title":{"rendered":"Investors Bullish On Name-Brand Condos In Houston"},"content":{"rendered":"<p dir=\"ltr\">Houston is still in its infancy as a luxury condominium market, but a wave of branded, high-end condo projects is\u00a0looking to mature it.<\/p>\n<p dir=\"ltr\">Despite challenges presented by <a class=\"tag tag-129944\" href=\"https:\/\/www.bisnow.com\/tags\/tariffs\" target=\"_blank\" data-tag-id=\"129944\" rel=\"noopener\">tariffs<\/a>, elevated construction costs and apprehensive equity providers, this burgeoning market is expected to grow and support returns for the substantial capital it requires to build.<\/p>\n<p>                        <img decoding=\"async\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/06\/1750589843_18_placeholder.png\" loading=\"lazy\" alt=\"Placeholder\"\/><\/p>\n<p>\n      Bisnow\/Maddy McCarty\n    <\/p>\n<p>\n      The Hanover Co.\u2019s Brandt Bowden, DC Partners\u2019 Acho Azuike, Deiso Moss\u2019 Taylor Moss, Define Living\u2019s Henry Richardson, Harvey Cleary\u2019s Guy Cook and Forthea\u2019s Greg Cox.\n    <\/p>\n<p dir=\"ltr\">The city\u2019s lack of an established luxury condo market leaves a long runway for developers, <a class=\"tag tag-39896\" href=\"https:\/\/www.bisnow.com\/tags\/foreign-investors\" target=\"_blank\" data-tag-id=\"39896\" rel=\"noopener\">foreign investors<\/a> and others to benefit, panelists said at the Houston Bisnow Multifamily Annual Conference on Tuesday.<\/p>\n<p dir=\"ltr\">Deiso Moss, which is developing a\u00a0<a href=\"https:\/\/www.bisnow.com\/houston\/news\/construction-development\/new-ritz-carlton-hotel-residences-coming-to-post-oak-130897\" target=\"_blank\" rel=\"noopener\">Ritz-Carlton Hotel &amp; Residences at 2120 Post Oak Blvd.<\/a>, is bullish on branded, for-sale product in Houston, founder Taylor Moss said at the Hyatt Regency Houston West event.\u00a0<\/p>\n<p dir=\"ltr\">\u201cWe are a very wealthy city, almost as wealthy as some of those other primary markets,\u201d Moss said. \u201cWe have no supply of those products and an immense, immense amount of demand. I think if you&#8217;re able to meet that demand, you&#8217;ll be very successful.\u201d\u00a0<\/p>\n<p dir=\"ltr\">The average size of the <a class=\"tag tag-1029\" href=\"https:\/\/www.bisnow.com\/tags\/ritz-carlton\" target=\"_blank\" data-tag-id=\"1029\" rel=\"noopener\">Ritz-Carlton<\/a> units will be 2,800 SF, fitting the needs of buyers coming from Tanglewood and River Oaks mansions, he said.<\/p>\n<p dir=\"ltr\">Other top-dollar condos under development in Houston include <a href=\"https:\/\/www.bisnow.com\/houston\/news\/construction-development\/satya-secures-255m-construction-loan-for-houston-st-regis-condo-project-130384\" target=\"_blank\" rel=\"noopener\">The St. Regis Residences<\/a> on Asbury Street near Buffalo Bayou,\u00a0<a href=\"https:\/\/www.bisnow.com\/houston\/news\/deal-sheet\/this-weeks-houston-deal-sheet-howard-hughes-breaks-ground-on-ritz-carlton-condos-126171\" target=\"_blank\" rel=\"noopener\">The Ritz-Carlton Residences in The Woodlands<\/a>\u00a0and an <a href=\"https:\/\/www.bisnow.com\/tags\/auberge-resorts\" target=\"_blank\" rel=\"noopener\">Auberge Resorts<\/a> Collection hotel that <a href=\"https:\/\/www.bisnow.com\/houston\/news\/construction-development\/transwesterns-17-acre-mixed-use-project-in-upper-kirby-finally-slated-for-summer-groundbreaking-124291\" target=\"_blank\" rel=\"noopener\">will have 44 condo units<\/a> in <a href=\"https:\/\/www.bisnow.com\/tags\/the-ro\" target=\"_blank\" rel=\"noopener\">The RO<\/a> mixed-use development.<\/p>\n<p dir=\"ltr\">Branded products are opening the door to more capital solutions.<\/p>\n<p dir=\"ltr\">\u201cIn the past week, we\u2019ve seen unsolicited offers of large institutions [saying], \u2018Look, we love branded,\u2019\u201d Moss said. \u201c\u2018We like to be in markets where branded isn&#8217;t super saturated, like Miami. We understand the story.\u2019\u201d\u00a0<\/p>\n<p dir=\"ltr\"><a class=\"tag tag-122254\" href=\"https:\/\/www.bisnow.com\/tags\/dc-partners\" target=\"_blank\" data-tag-id=\"122254\" rel=\"noopener\">DC Partners<\/a> is eyeing more luxury deals like\u00a0<a href=\"https:\/\/theallendevelopment.com\/discover\/\" target=\"_blank\" rel=\"noopener\">The Allen,<\/a> which built\u00a0luxury residences in\u00a0the area near Buffalo Bayou Park, Chief Operating Officer <a class=\"tag tag-150050\" href=\"https:\/\/www.bisnow.com\/tags\/acho-azuike\" target=\"_blank\" data-tag-id=\"150050\" rel=\"noopener\">Acho Azuike<\/a> said.<\/p>\n<p dir=\"ltr\">Other high-end projects followed along Allen Parkway and Buffalo Bayou, including\u00a0<a class=\"tag tag-1517\" href=\"https:\/\/www.bisnow.com\/tags\/the-hanover-co\" target=\"_blank\" data-tag-id=\"1517\" rel=\"noopener\">the Hanover Co<\/a>.\u2019s <a href=\"https:\/\/www.bisnow.com\/houston\/news\/office\/hanover-secures-financing-to-build-six-story-office-in-autry-park-development-129472\" target=\"_blank\" rel=\"noopener\">two multifamily complexes in its Autry Park mixed-use development<\/a>.<\/p>\n<p dir=\"ltr\">\u201cIt brought more projects, and the more the merrier,\u201d Azuike said. \u201cIt\u2019s going to continue to attract more investment in that area and attract more <a class=\"tag tag-31907\" href=\"https:\/\/www.bisnow.com\/tags\/eb-5\" target=\"_blank\" data-tag-id=\"31907\" rel=\"noopener\">EB-5<\/a> investment as well.\u201d\u00a0<\/p>\n<p>                        <img decoding=\"async\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/06\/1750589843_18_placeholder.png\" loading=\"lazy\" alt=\"Placeholder\"\/><\/p>\n<p>\n      Bisnow\/Maddy McCarty\n    <\/p>\n<p>\n      Anchor Construction\u2019s Brandon Simpson, 3L Real Estate\u2019s Joseph Slezak, Mirador Group\u2019s Krystyn Haecker, TBG Partners\u2019 Drew Mengwasser and Radom Capital\u2019s Evan Peterson.\n    <\/p>\n<p dir=\"ltr\">EB-5, an immigrant investor program that grants permanent residence for investing in a commercial enterprise in the U.S., has <a href=\"https:\/\/www.bisnow.com\/national\/news\/investment\/stay-golden-trump-immigration-shifts-may-threaten-overseas-cre-funding-131192\" target=\"_blank\" rel=\"noopener\">seen rising interest in recent months<\/a>. EB-5 capital is a rare source of\u00a0funding\u00a0available for luxury condo development while traditional capital providers hyperfocus on basis, Hanover Co. CEO Brandt Bowden said.<\/p>\n<p dir=\"ltr\">\u201cIf you&#8217;re going to go break ground on luxury, you are not focused on basis. You&#8217;re focused on delivering value,\u201d Bowden said. \u201cI just don&#8217;t think that there&#8217;s a lot of room in the capital environment today, other than maybe EB-5, to jump in and say, \u2018Let\u2019s go do something unprecedented.\u2019\u201d\u00a0<\/p>\n<p dir=\"ltr\">The Ritz-Carlton Residences, The Woodlands is\u00a0<a href=\"https:\/\/www.bisnow.com\/houston\/news\/construction-development\/new-ritz-carlton-hotel-residences-coming-to-post-oak-130897\" target=\"_blank\" rel=\"noopener\">selling quickly at prices north of $1,500 per SF<\/a>, but Harvey Cleary is keeping an eye on costs as it builds it, Executive Vice President Guy Cook said. Tariffs on kitchen cabinets and bathroom vanities are <a href=\"https:\/\/www.nytimes.com\/2025\/09\/29\/business\/economy\/tariffs-cabinets-furniture-lumber-trump.html\" target=\"_blank\" rel=\"noopener\">expected to increase to 50% in January.<\/a><\/p>\n<p dir=\"ltr\">\u201cIn the condo world, Italian cabinets are one of the key terms that everybody wants to use,\u201d Cook said. \u201cSo we&#8217;re going to be watching that very carefully and monitoring that, as well as possibly looking at more local, domestic options for the design teams to review.\u201d\u00a0<\/p>\n<p dir=\"ltr\">Developers of luxury residences have to examine each detail closely to deliver a compelling story and great value to the buyers or renters.
