{"id":289688,"date":"2025-10-09T16:42:17","date_gmt":"2025-10-09T16:42:17","guid":{"rendered":"https:\/\/www.europesays.com\/us\/289688\/"},"modified":"2025-10-09T16:42:17","modified_gmt":"2025-10-09T16:42:17","slug":"a-city-within-a-city-several-development-plans-growing-ecosystem-around-tsmc","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/289688\/","title":{"rendered":"\u2018A city within a city\u2019; several development plans growing ecosystem around TSMC"},"content":{"rendered":"<p class=\"text | text-start article-text\"><b>PHOENIX (AZFamily)<\/b> \u2014 TSMC, the world\u2019s largest contract chipmaker, could be expanding to 3 square miles in north Phoenix.<\/p>\n<p class=\"text | text-start article-text\">The semiconductor company is partnering with developer, Pulte Group, to try and rezone over 6,000 acres of state trust land for the \u2018NorthPark\u2019 project.<\/p>\n<p class=\"text | text-start article-text\">According to the master plan, the mixed-use development would develop homes, several trail networks, shopping, and more south of TSMC\u2019s campus.<\/p>\n<p class=\"text | text-start article-text\">According to a TSMC Arizona spokesperson, the chipmaker is a NorthPark applicant, and said it\u2019s 900-acre \u2018innovation corridor\u2019 presents a strong option for expansion.<\/p>\n<p class=\"text | text-start article-text\">After investing $165 billion to grow chipmaking in the valley, TSMC is looking to expand to:<\/p>\n<ul class=\"list | article-list\">\n<li>6 chip manufacturing plants<\/li>\n<li>2 advanced packaging facilities<\/li>\n<li>1 research and development center<\/li>\n<\/ul>\n<p class=\"text | article-text\">Forecasting to add over 6,000 new jobs by 2030, the Arizona Commerce Authority said it has never seen growth like this before.<\/p>\n<p class=\"text | article-text\">\u201cTSMC really is an anchor in the North Valley, and we are seeing tremendous growth,\u201d said Sandra Watson, AZ Commerce Authority President. \u201cWe\u2019ve seen about 200 new residents each and every day over 10 years. Arizona continues to be a very high-growth state. We have a lot of new people coming into the valley that will continue with these expansions.\u201d<\/p>\n<p class=\"text | article-text\">NorthPark isn\u2019t the only development expanding the chip manufacturer\u2019s ecosystem.<\/p>\n<p class=\"text | article-text\">Halo Vista, another mixed-use development north of TSMC\u2019s campus, was approved by the City of Phoenix back in December 2024.<\/p>\n<p class=\"text | article-text\">Over the next 25 years, it plans to add homes, businesses and more to the area. Becoming home to people from all over the world, realtor Brad York said it\u2019s completely transforming the North Valley.<\/p>\n<p class=\"text | article-text\">\u201cThere\u2019s an element of people separating themselves from where their from and there\u2019s a multi-generational aspect of that,\u201d York said, \u201cfriends and family coming over and a lot of the floor plans here have 4 bedrooms, 3 bedrooms &#8211; an opportunity for a family to stay for longs periods of time.\u201d<\/p>\n<p class=\"text | article-text\">Knowing there\u2019s been community and environmental concern over chipmaking in the valley, Sindy Ready, President of the AZ Association of Realtors, believes there are positive developments, especially for homebuyers.<\/p>\n<p class=\"text | article-text\">\u201cThey\u2019re building their own water recycling plant on site and they\u2019re going to be recycling 95% of all the water that they use. The way the developers are working around the areas is really showing us that we can have the mixed-use along with the plant in the same area,\u201d said Ready.<\/p>\n<p class=\"text | article-text\">This week, developers for Halo Vista confirmed a Costco, a Courtyard Marriott, and a Residence Inn have signed on to be apart of the development in north Phoenix.<\/p>\n<p class=\"text | article-text\">NorthPark\u2019s developers have already submitted plans to the City of Phoenix.
