{"id":29147,"date":"2025-07-01T06:23:15","date_gmt":"2025-07-01T06:23:15","guid":{"rendered":"https:\/\/www.europesays.com\/us\/29147\/"},"modified":"2025-07-01T06:23:15","modified_gmt":"2025-07-01T06:23:15","slug":"nyc-residents-in-rent-stabilized-apartments-hit-with-increases-of-3-4-5-percent","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/29147\/","title":{"rendered":"NYC residents in rent-stabilized apartments hit with increases of 3-4.5 percent"},"content":{"rendered":"<p>The two million New Yorkers <a href=\"https:\/\/rentguidelinesboard.cityofnewyork.us\/resources\/rent-stabilized-building-lists\/\" target=\"_blank\" rel=\"noopener\">living in rent-stabilized apartments<\/a> will see their rents go up for the fifth year in a row after the panel tasked with setting rates increased them 3% for one-year leases and 4.5% for two-year leases.<\/p>\n<p>The <a href=\"https:\/\/rentguidelinesboard.cityofnewyork.us\/\" target=\"_blank\" rel=\"noopener\">Rent Guidelines Board<\/a> approved the increases by a margin of 5 to 4 during a <a href=\"https:\/\/www.youtube.com\/watch?v=Is_iQEbfIjs\" target=\"_blank\" rel=\"noopener\">final vote<\/a> at El Museo del Barrio in East Harlem Monday evening.<\/p>\n<p>The vote comes amid the mayoral election, which has <a href=\"https:\/\/www.nydailynews.com\/2025\/06\/20\/making-nyc-affordable-where-the-mayoral-primary-candidates-stand-on-the-housing-crisis\/\" target=\"_blank\" rel=\"noopener\">focused sharply on the issue of affordability<\/a>. Left-leaning Assemblymember Zohran Mamdani, <a href=\"https:\/\/www.pbs.org\/newshour\/politics\/mamdani-declares-victory-in-nycs-democratic-mayoral-primary-as-cuomo-concedes\" target=\"_blank\" rel=\"noopener\">the presumptive Democratic nominee<\/a> after his win over former Gov. Andrew Cuomo, has pledged to push for a rent freeze should he win.<\/p>\n<p>The nine-person board consists entirely of mayoral appointees, including two landlords and tenant representatives, tasked with <a href=\"https:\/\/gothamist.com\/news\/freeze-the-rent-nyc-rent-guidelines-board-to-hold-politically-charged-vote-monday-night\" target=\"_blank\" rel=\"noopener\">deciding the rates for New York\u2019s 1 million rent-stabilized units<\/a>.<\/p>\n<p>Mayor Adams reacted with dismay to the vote.<\/p>\n<p>\u201cI urged the Rent Guidelines Board to adopt the lowest increase possible, as I\u2019ve done in the past,\u201d he said. \u201cWhile the board exercised their independent judgment, and made an adjustment based on elements such as inflation, I am disappointed that they approved increases higher than what I called for.\u201d<\/p>\n<p>Tenants and housing <a href=\"https:\/\/x.com\/i\/broadcasts\/1kvKpyelVXmGE\">advocates<\/a> have long called for a rent freeze or rollback to alleviate the burden on New Yorkers amid the city\u2019s <a href=\"https:\/\/pix11.com\/news\/local-news\/new-york-city-households-barely-get-by-study-shows\/\" target=\"_blank\" rel=\"noopener\">affordability crisis<\/a> and <a href=\"https:\/\/www.nydailynews.com\/2024\/02\/09\/nyc-reports-lowest-rental-vacancy-rate-since-1960s-amid-ongoing-housing-crisis\/\" target=\"_blank\" rel=\"noopener\">housing crunch<\/a>.<\/p>\n<p>\u201cTenants are the majority in New York City. And we are pissed off. We are sick and tired of the landlords and lobbyists trying to buy our city. We outnumber them, and we have already shown we can out organize them,\u201d Cea Weaver, director of the New York State Tenant Bloc, said in reaction to the vote.<\/p>\n<p>\u201cCome November, we will elect Zohran Mamdani and win the rent freeze tenants so desperately need,\u201d she said. \u201cEric Adams is squeezing in one last rent hike for his real estate donors before tenants show him the door. This will be the last rent hike New Yorkers ever see from a mayor <a href=\"https:\/\/www.nytimes.com\/2023\/07\/18\/nyregion\/adams-real-estate-donors.html\" target=\"_blank\" rel=\"noopener\">bought and paid for by real estate<\/a>.\u201d<\/p>\n<p>Mamdani was quick to decry Monday\u2019s numbers but promised \u201cchange is coming.\u201d<\/p>\n<p>\u201cThis Mayor is once again placating real estate donors rather than serving the working people he once claimed to champion,\u201d Mamdani said in a statement. \u201cMake no mistake: even a supposedly modest rent hike in the midst of a cost-of-living crisis will push New Yorkers out of their homes.\u201d<\/p>\n<p>At the same time, landlords argue that <a href=\"https:\/\/www.nydailynews.com\/2025\/06\/23\/mamdanis-housing-plan-will-not-work\/\" target=\"_blank\" rel=\"noopener\">rent hikes are required to help them offset rising maintenance and other costs,<\/a> particularly in older and outer-borough buildings.<\/p>\n<p>\u201cWhile we are disappointed that the RGB once again adjusted rents below inflation, we appreciate that they stood up to political pressure calling for rent freezes that would accelerate the financial and physical deterioration of thousands of older rent-stabilized buildings,\u201d New York Apartment Association CEO Kenny Burgos said in a statement.<\/p>\n<p>Last year the Board <a href=\"https:\/\/www.nydailynews.com\/2024\/06\/17\/nycs-rent-stabilized-apartments-to-get-hikes-for-third-straight-year-after-rent-guidelines-board-vote\/\" target=\"_blank\" rel=\"noopener\">approved<\/a> increases of 2.75% for one-year leases and 5.25% for two-year leases.<\/p>\n<p>In <a href=\"https:\/\/www.nydailynews.com\/2025\/05\/27\/rent-guidelines-board-in-unusual-move-lowers-proposed-increases-as-mayoral-election-heats-up\/\" target=\"_blank\" rel=\"noopener\">May<\/a> it took the unprecedented step of lowering the range of potential increases for two-year leases \u2014 already <a href=\"https:\/\/www.nydailynews.com\/2025\/04\/30\/millions-of-new-yorkers-poised-for-rent-hikes-in-range-of-1-75-to-7-75-percent\/\" target=\"_blank\" rel=\"noopener\">decided upon<\/a> the month before \u2014 from a minimum of 4.75% to 3.75% with a maximum of 7.75%. The one-year lease proposal remained unchanged with a span of 1.75% to 4.75%.<\/p>\n<p>Monday\u2019s vote came 10 years to the day since the Board <a href=\"https:\/\/www.nydailynews.com\/2015\/06\/30\/city-board-approves-rent-freeze-for-first-time-in-nyc-history-barring-hikes-on-any-of-the-citys-1-million-rent-stabilized-apartments\/\" target=\"_blank\" rel=\"noopener\">approved<\/a> the city\u2019s first-ever rent freeze for one-year leases under Mayor Bill de Blasio. At the time it was composed entirely of de Blasio appointees, a formula Mamdani hopes to replicate if elected.<\/p>\n<p>The <a href=\"https:\/\/rentguidelinesboard.cityofnewyork.us\/wp-content\/uploads\/2024\/07\/2024-Apartment-Chart.pdf\" target=\"_blank\" rel=\"noopener\">only time<\/a> the board has voted for a total rent freeze was in 2020 during the pandemic.
