{"id":305191,"date":"2025-10-15T11:13:17","date_gmt":"2025-10-15T11:13:17","guid":{"rendered":"https:\/\/www.europesays.com\/us\/305191\/"},"modified":"2025-10-15T11:13:17","modified_gmt":"2025-10-15T11:13:17","slug":"will-the-dallas-mavericks-or-something-else-breathe-new-life-into-valley-view","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/305191\/","title":{"rendered":"Will the Dallas Mavericks, or something else, breathe new life into Valley View?"},"content":{"rendered":"<p class=\"body-text-paragraph\"><b>Editor\u2019s note:<\/b> This story is part of a special report, \u201cState of Play,\u201d which examines the suitability of key North Texas locations most likely to be considered as a potential home for a new Dallas Mavericks arena complex. <\/p>\n<p class=\"body-text-paragraph\">Developer Scott Beck won\u2019t confirm whether representatives of <a href=\"https:\/\/www.dallasnews.com\/sports\/mavericks\/\" target=\"_self\" rel=\"noopener\" title=\"https:\/\/www.dallasnews.com\/sports\/mavericks\/\">the Dallas Mavericks<\/a> are scoping out his Valley View Center property for a new NBA arena.<\/p>\n<p class=\"body-text-paragraph\">But with 110 acres at the corner of Preston Road and Interstate 635, it is one of the largest undeveloped properties in Dallas with clear potential as the basketball franchise moves on from <a href=\"https:\/\/www.dallasnews.com\/sports\/mavericks\/2025\/02\/28\/what-to-know-dallas-mavericks-new-arena-irving-american-airlines-center-aac\/\" target=\"_self\" rel=\"noopener\" title=\"https:\/\/www.dallasnews.com\/sports\/mavericks\/2025\/02\/28\/what-to-know-dallas-mavericks-new-arena-irving-american-airlines-center-aac\/\">the aging American Airlines Center downtown.<\/a><\/p>\n<p class=\"body-text-paragraph\">The Valley View Center site is a sprawling dead zone with plenty of hope but more than a decade of promises for transformation that have not yet materialized. It\u2019s as perfect as you can get. Then the mall went into decline and the structures were demolished between 2019 and 2023. <\/p>\n<p class=\"body-text-paragraph\">Beck Ventures purchased the mall in 2012 with a plan to redevelop it into what was then called Dallas Midtown, a mixed-use project with boutique shopping, luxury hotels, office towers and restaurants.<\/p>\n<p class=\"body-text-paragraph\">In 2013 the city created a 450-acre planned development zone encompassing Valley View and the nearby Galleria Dallas, pitching it as a walkable neighborhood to also attract global businesses. The plan, now called the International District, came with a massive rezoning to accommodate the $4 billion projected development. <\/p>\n<p class=\"body-text-paragraph\">Valley View\u2019s redevelopment never materialized, Beck said, in part because of logistical issues with the city not installing sewer lines. The city had pledged a $36 million incentive package that expired with the lack of development. Beck Ventures began <a href=\"https:\/\/www.dallasnews.com\/opinion\/commentary\/2025\/03\/04\/wilonsky-valley-view-for-sale-thank-god\/\" target=\"_self\" rel=\"noopener\" title=\"https:\/\/www.dallasnews.com\/opinion\/commentary\/2025\/03\/04\/wilonsky-valley-view-for-sale-thank-god\/\">marketing the 110 acres for sale <\/a>earlier this year with two other property owners, Seritage Growth Properties and fitness brand Life Time, at an undisclosed price. That was after the owners completed the $10 million sanitary sewer installation on their own, Beck said.<\/p>\n<p class=\"body-text-paragraph\">The city\u2019s 2013 rezoning of the 450-acre International District into a planned development allows for a variety of uses, effectively creating potential for \u201ca satellite downtown\u201d in North Dallas, Beck said.<\/p>\n<p>Valley View Mall through the years<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" style=\"aspect-ratio:1837 \/ 1212\"   class=\"dmnc_generic-gallery-swiper-module__Kyr7i w-full h-full object-cover absolute left-1\/2 dmnc_images-modern-image-module__QFaG- max-w-full h-auto text-white dmnc_images-modern-image-module__9Zlll bg-gray-light object-contain dmnc_images-modern-image-module__P3kZ4 w-full\" width=\"1837\" height=\"1212\" src=\"https:\/\/www.europesays.com\/us\/wp-content\/uploads\/2025\/10\/6X7C72CFPVCJ7DKW2HRQWEZLBE.JPG\" alt=\"Kristine Cutts shops for clothes inside Gadzooks at Valley View Mall on Oct. 10, 1995, in...\"\/>View Gallery<\/p>\n<p class=\"body-text-paragraph\">Nick Starling, a city spokesperson, could not confirm whether the planned development district could accommodate a stadium because it is a form based code, which regulates physical structures unlike dividing land uses into zones.<\/p>\n<p class=\"body-text-paragraph\">But even if it does require a zoning change, Triolet, of Partners real estate, doesn\u2019t see that as a stumbling block. <\/p>\n<p class=\"body-text-paragraph\">One of the site\u2019s strengths is its location and population density in between the central business district and the suburbs, Triolet said <\/p>\n<p class=\"body-text-paragraph\">\u201cIt\u2019s one of the busiest areas,\u201d he said.<\/p>\n<p class=\"body-text-paragraph\">Valley View is close to the Dallas North Tollway, of one of the main north-south arteries, and sits next to I-635, making accessibility a nonissue. There is also a long-discussed plan for an autonomous transportation system, also called a \u201cpeople mover,\u201d to connect the Galleria and Valley View, building on the dream for a walkable district that doesn\u2019t depend on cars.<\/p>\n<p class=\"body-text-paragraph\">The old mall has 20,000 parking spaces, Beck said, but any new development would likely have its own structured parking.<\/p>\n<p class=\"body-text-paragraph\">Even though the original Dallas Midtown project failed to materialize, Beck said the vision for a vibrant blend of entertainment and midtown-living remains the same \u2013 what he calls an \u201ceatertainment district.\u201d<\/p>\n<p class=\"body-text-paragraph\">The site is built to have a grid with long pedestrian streets with restaurants, retail, apartments and offices on top. But the options of what could go inside are endless, he said.<\/p>\n<p class=\"body-text-paragraph\">\u201cCould you then take a part of that and say \u2018that\u2019s going to be a stadium?\u2019 Absolutely,\u201d Beck said. \u201cCould you say that\u2019s going to be the new AT&amp;T corporate campus? Absolutely. Could it be some other corporate campus? Pool \/ Staff Photographer<\/p>\n<p class=\"body-text-paragraph\">Beck said his development group will be announcing a mixed use development on a portion of the site in about a month, but it doesn\u2019t preclude another large user from landing there as well.<\/p>\n<p class=\"body-text-paragraph\">\u201cIt\u2019s upsetting that it\u2019s taken this long to get started, but it will be a world class development,\u201d Beck said. \u201cIt\u2019s an important area to the city, it\u2019s an important area to our family and to our company.\u201d<\/p>\n<p class=\"body-text-paragraph\">Although none of the parties would confirm if the site is on the table for the Mavericks, there is a history. Before Mark Cuban <a href=\"https:\/\/www.dallasnews.com\/sports\/mavericks\/2023\/11\/28\/mark-cuban-in-process-of-selling-significant-percentage-of-mavericks-to-miriam-adelson\/\" target=\"_self\" rel=\"noopener\" title=\"https:\/\/www.dallasnews.com\/sports\/mavericks\/2023\/11\/28\/mark-cuban-in-process-of-selling-significant-percentage-of-mavericks-to-miriam-adelson\/\">sold his majority stake in the team in 2023,<\/a> someone wanted him to take a look at Valley View.<\/p>\n<p class=\"body-text-paragraph\">It didn\u2019t go very far. <\/p>\n<p class=\"body-text-paragraph\">\u201cA broker approached me,\u201d Cuban confirmed in an email to The Dallas Morning News. \u201cI asked what the price of VV would be. He told me the market price.
