{"id":306920,"date":"2025-10-16T02:31:24","date_gmt":"2025-10-16T02:31:24","guid":{"rendered":"https:\/\/www.europesays.com\/us\/306920\/"},"modified":"2025-10-16T02:31:24","modified_gmt":"2025-10-16T02:31:24","slug":"south-dallas-residents-voice-ideas-concerns-for-development-at-zoning-meeting","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/306920\/","title":{"rendered":"South Dallas residents voice ideas, concerns for development at zoning meeting"},"content":{"rendered":"<p class=\"body-text-paragraph\">South Dallas residents are voicing their ideas and concerns for how they want to see their neighborhoods grow in the coming years as city planners move forward with the <a href=\"https:\/\/www.dallasnews.com\/news\/politics\/2025\/08\/21\/south-dallas-plan-crafted-to-protect-community-as-needed-development-takes-hold\/\" target=\"_blank\" rel=\"noreferrer noopener\" title=\"https:\/\/www.dallasnews.com\/news\/politics\/2025\/08\/21\/south-dallas-plan-crafted-to-protect-community-as-needed-development-takes-hold\/\">South Dallas\/Fair Park area plan<\/a>.<\/p>\n<p class=\"body-text-paragraph\">At the first of <a href=\"https:\/\/www.dallasnews.com\/news\/2025\/10\/10\/city-holds-south-dallas-meetings-to-talk-about-zoning-development-and-gentrification\/\" target=\"_blank\" rel=\"noreferrer noopener\" title=\"https:\/\/www.dallasnews.com\/news\/2025\/10\/10\/city-holds-south-dallas-meetings-to-talk-about-zoning-development-and-gentrification\/\">three zoning meetings<\/a>, nearly 100 people gathered Tuesday as city staff walked them through the process of changing the zoning code at the Martin Luther King Jr. Recreation Center. Retail, restaurants and other new developments could fill vacant space in South Dallas, bringing forth revitalization in an area that has experienced historic disinvestment. <\/p>\n<p class=\"body-text-paragraph\">South of Interstate 30 and around Fair Park, zoning changes and other efforts from the area plan could allow for a wider variety of offerings for places around Second Avenue, Elsie Faye Heggins Street, or Malcolm X and Martin Luther King Jr. boulevards.<\/p>\n<p class=\"body-text-paragraph\">The South Dallas\/Fair Park area plan, approved by the City Council in June, aims to welcome needed revitalization while preserving the community\u2019s character. One person wrote a question, asking how city staff might stop the construction of shotgun-style houses, a style that can be seen towering over some low-lying dwellings in the area.<\/p>\n<p class=\"body-text-paragraph\">\u201cThey are ugly,\u201d the comment read. Attendees laughed. Diane Ragsdale, a former council member on the area plan\u2019s task force, has called some of the new homes \u201cgrossly incompatible.\u201d She said the plan would help get those home designs in areas where they\u2019re appropriate.<\/p>\n<p class=\"body-text-paragraph\">\u201cWe\u2019re trying to create compatibility,\u201d Ragsdale said. \u201cWe\u2019re trying to ensure that we all can enjoy different designs, but yet located in the appropriate place.\u201d<\/p>\n<p class=\"body-text-paragraph\">Officials at the discussion \u2014 which included senior planner Patrick Blaydes and plan commissioner Tabitha Wheeler-Reagan \u2014 took comments and questions from residents who had concerns for their specific areas or wanted to understand how city staff could address issues.<\/p>\n<p class=\"body-text-paragraph\">Zoning recommendations in the plan include reviewing parking requirements and allowing for a variety of land use in the area. Still, the city must seek feedback on a change to the area\u2019s zoning code.
