Click the \u201cFeedback\u201d button in the app\u2019s navigation bar.<\/strong><\/p>\n<p>As the government shutdown enters its fourth week, one D.C.-area real estate broker said the housing market has shown resilience \u2014 so far. But he\u2019s concerned about how long it can hold up.<\/p>\n<p>Data from the Greater Capital Area Association of Realtors shows that leading into the shutdown in late September, the D.C. area saw a spike in home sale activity.<\/p>\n<p>That bump came after a slowdown earlier this year <a href=\"https:\/\/wtop.com\/business-finance\/2025\/06\/40-of-dc-area-real-estate-agents-say-they-have-a-client-selling-because-of-doge\/\" target=\"_blank\" rel=\"noopener\">during the initial Department of Government Efficiency job cuts<\/a>.<\/p>\n<p>\u201cD.C., for example, in September, had closed sales that were 12.4% higher than the year before, and the median price was up 13.3%,\u201d said Corey Burr, with the Burr Group at TTR Sotheby\u2019s International Realty.<\/p>\n<p>Burr said while activity remains up, he fears that could change<a href=\"https:\/\/wtop.com\/national\/2025\/10\/democratic-sen-merkley-of-oregon-stages-marathon-speech-to-protest-trump-amid-shutdown\/\" target=\"_blank\" rel=\"noopener\"> if the shutdown continues<\/a>.<\/p>\n<p>In the weeks since the shutdown began, Burr said some of his clients who are federal workers have decided to stop looking.<\/p>\n<p>\u201cSeveral who had been in the market to purchase have simply put things on ice, or they\u2019ve decided to rent as opposed to purchase,\u201d he said.<\/p>\n<p>Those clients are pulling out of searches over concerns about job security, he said.<\/p>\n<p>\u201cThey just don\u2019t have the long-term confidence that their jobs are going to be steady,\u201d he said.<\/p>\n<p>Another shutdown impact has been on clients looking to use federal loan programs, Burr said.<\/p>\n<p>\u201cSome government loan programs are being postponed because there isn\u2019t enough staff at the federal level to get these loans through,\u201d he said.<\/p>\n<p>Where things could be headed with the housing market<\/p>\n<p>Going into the shutdown, higher-end properties were performing better, though some areas continue to struggle. Montgomery County, for example, saw prices rise.<\/p>\n<p>Across the region, the number of listings on the market and the number of days on the market were at their highest in the last five years.<\/p>\n<p>\u201cAnd the average sold price to original listing price is the lowest in the last five years,\u201d Burr said.<\/p>\n<p>While he noted that overall activity hasn\u2019t been dramatically impacted yet, he warned that lawmakers not striking a deal could lead to more difficult times, not seen since 2008.<\/p>\n<p>\u201cThey\u2019re playing with fire a little bit the longer this goes on,\u201d Burr said. \u201cIt could be that our region could go into a recession when the rest of the national economy kind of bumps along.\u201d<\/p>\n<p>He said for some buyers, the uncertainty has been an advantage as prices dip and more homes are made available.<\/p>\n<p>\u201cThis is the time to jump if they feel confident about their job and they fall in love with a house that suits their needs,\u201d Burr said.<\/p>\n<p class=\"single-page__signature bottom\">Get breaking news and daily headlines delivered to your email inbox by signing up <a href=\"https:\/\/wtop.com\/newsletter-signup\/\" target=\"_blank\" rel=\"noopener\">here<\/a>.<\/p>\n<p class=\"single-page__signature bottom\">\u00a9 2025 WTOP.
