{"id":343549,"date":"2025-10-30T16:43:20","date_gmt":"2025-10-30T16:43:20","guid":{"rendered":"https:\/\/www.europesays.com\/us\/343549\/"},"modified":"2025-10-30T16:43:20","modified_gmt":"2025-10-30T16:43:20","slug":"waller-is-still-the-hottest-community-in-greater-houston","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/343549\/","title":{"rendered":"Waller is still the hottest community in greater Houston"},"content":{"rendered":"<p>For the third quarter in a row, Waller is the hottest housing market in the greater Houston area, according to <a href=\"https:\/\/www.har.com\/content\/department\/newsroom?pid=2204\" target=\"_blank\" rel=\"noopener nofollow\">the quarterly report<\/a> from the Houston Association of REALTORS\u00ae.<\/p>\n<p>Home sales jumped 94.6% year over year in the suburb, with 179 closings during the third quarter. Over 80% of those sales were new construction.<\/p>\n<p><a href=\"https:\/\/houstonagentmagazine.com\/2025\/08\/13\/har-affordability-report-q2-2025\/\" target=\"_blank\" rel=\"noopener nofollow\">Affordability<\/a> is the main driver behind that growth: Waller\u2019s average home price of $335,255 was down 13% annually and was well below the area average of $421,655, HAR said.<\/p>\n<p>Notably, a total of eight communities in the association\u2019s top 10 had average home prices below that area average. The most affordable was No. 2 <a href=\"https:\/\/houstonagentmagazine.com\/2025\/02\/19\/piney-woods-lot-lease-community-crosby\/\" target=\"_blank\" rel=\"noopener nofollow\">Crosby<\/a>, where transactions jumped 91.3% year over year with an average sales price of just $270,878.<\/p>\n<p>\u201cAffordability remains a major motivator for homebuyers,\u201d said HAR Chair Shae Cottar. \u201cEvery corner of our region is seeing steady demand.
