This includes in-state and out-of-state moves.<\/p>\n<p class=\"body-text-paragraph\">D-FW also posted the largest new population gain among Texas metros at 8,225. The project will include two Class A speculative industrial buildings totaling more than 511,000 square feet.<\/p>\n<p class=\"body-text-paragraph\">Phase 1 will include Building A at 241,561 square feet, and a nearly 270,000-square-foot Building B. Both buildings will be designed with flexible single- or multi-tenant configurations. Construction on phase 1 is expected to begin in the second quarter of 2026.<\/p>\n<p class=\"body-text-paragraph\">Phase 2 of the project will include an additional 250,000 square feet, available for build-to-suit. The 42-acre site is located at the northwest corner of Tina Drive and State Highway 121.<\/p>\n<p>New build-to-rent coming to D-FW<\/p>\n<p class=\"body-text-paragraph\">Blackstone\u2019s Tricon Residential has opened two new single-family rental communities in D-FW.<\/p>\n<p class=\"body-text-paragraph\">Tricon Saginaw is bringing 166 new townhomes north of Fort Worth. The development features a variety of three- and four-bedroom floor plans, two-car attached garages, fully-fenced backyards, a community pool and other amenities.<\/p>\n<p class=\"body-text-paragraph\">Tricon Garland features roughly 100 three- and four-bedroom townhomes. Amenities include two-car garages, a private patio and smart-home technology. Blackstone <a href=\"https:\/\/www.multihousingnews.com\/blackstones-tricon-opens-2-btr-properties-in-dallas-fort-worth\/\" target=\"_self\" rel=\"noopener\" title=\"https:\/\/www.multihousingnews.com\/blackstones-tricon-opens-2-btr-properties-in-dallas-fort-worth\/\">committed nearly $100 million<\/a> for the development of the two properties, a Tricon spokesperson told Multi-Housing News.<\/p>\n<p>McKinney industrial building sells<\/p>\n<p class=\"body-text-paragraph\">Outrigger Industrial, in partnership with Longpoint Partners, recently completed the sale of a more than 300,000 square foot industrial building in McKinney.<\/p>\n<p class=\"body-text-paragraph\">The property, M-75 Commerce Center, is located at 400 Harry McKillop Boulevard. It is fully leased to a single tenant. Details of the transactions were not provided.<\/p>\n<p class=\"body-text-paragraph\">Dustin Volz and Zach Riebe of Newmark\u2019s Dallas office represented Outrigger Industrial and Longpoint Partners in the transaction.<\/p>\n<p>Rosewood Court lands two new leases<\/p>\n<p class=\"body-text-paragraph\">Uptown\u2019s <a href=\"https:\/\/www.rosewoodcourt.com\/\" target=\"_self\" rel=\"noopener\" title=\"https:\/\/www.rosewoodcourt.com\/\">Rosewood Court<\/a> signed two new leases with Brookfield Properties and Neuberger Berman.<\/p>\n<p class=\"body-text-paragraph\">The property at 2101 Cedar Springs Road is nearly 98% occupied. Brookfield Properties is scheduled to move into its new space on the 15th floor of Rosewood Court this month.<\/p>\n<p class=\"body-text-paragraph\">Neuberger Berman will occupy 17,787 square feet. This move will bring over 50 employees of the Private Markets and Private Wealth Management departments to Rosewood Court.<\/p>\n<p class=\"body-text-paragraph\">Transwestern\u2019s Scott Walker, Kim Brooks and Laney Delin handle leasing for Rosewood Court.
