{"id":349315,"date":"2025-11-02T02:07:12","date_gmt":"2025-11-02T02:07:12","guid":{"rendered":"https:\/\/www.europesays.com\/us\/349315\/"},"modified":"2025-11-02T02:07:12","modified_gmt":"2025-11-02T02:07:12","slug":"the-housing-market-workers-and-the-economy-are-all-stuck","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/349315\/","title":{"rendered":"The housing market, workers, and the economy are all stuck"},"content":{"rendered":"<p>The number of U.S. homes that typically change hands as people relocate for work, retire or trade-up for more living space hasn\u2019t been this low in nearly 30 years.<\/p>\n<p>About 28 out of every 1,000 homes changed hands between January and September, the lowest U.S. home turnover rate going back to at least the 1990s, according to an analysis by Redfin.<\/p>\n<p>The home turnover rate represents the number of homes sold, divided by the total number of existing sellable properties. While sales data show whether more or fewer homes are selling in a given period, the home turnover rate helps illustrate how homeowners are staying put longer.<\/p>\n<p>\u201cIt\u2019s not healthy for the economy that people are staying put,\u201d said Daryl Fairweather, chief economist at Redfin.<\/p>\n<p>Consider, the home sales turnover rate through the first nine months of this year is down about 30% from the average rate over the same time periods between 2012 and 2022.<\/p>\n<p>Traditionally, opportunities such as a new job or the need for more space when starting a family motivate homeowners to sell and relocate. The fact that fewer homes are changing hands suggests they aren\u2019t seeing as many opportunities for employment mobility, or perhaps can\u2019t afford to sell and buy at today\u2019s prices and mortgage rates.<\/p>\n<p>\u201cIf people are stuck, it\u2019s reflective of how the economy is stuck,\u201d Fairweather said. \u201cWe\u2019re in a low-hire, low-fire labor market and I think that this goes hand in hand with that.\u201d<\/p>\n<p>U.S. employers\u00a0<a href=\"https:\/\/apnews.com\/article\/jobs-economy-unemployment-trump-firing-f686eab61f7d6b702ca10b12b0250498\" target=\"_blank\" rel=\"noopener nofollow\" aria-label=\"Go to https:\/\/apnews.com\/article\/jobs-economy-unemployment-trump-firing-f686eab61f7d6b702ca10b12b0250498\" class=\"sc-5ad7098d-0 lcJVdL\">added just 22,000 jobs in August<\/a>, according to the Labor Department, down from 79,000 in July and well below the 80,000 that economists had expected.<\/p>\n<p>Government\u00a0<a href=\"https:\/\/apnews.com\/article\/jobs-economy-unemployment-trump-firing-f686eab61f7d6b702ca10b12b0250498\" target=\"_blank\" rel=\"noopener nofollow\" aria-label=\"Go to https:\/\/apnews.com\/article\/jobs-economy-unemployment-trump-firing-f686eab61f7d6b702ca10b12b0250498\" class=\"sc-5ad7098d-0 lcJVdL\">hiring data<\/a>\u00a0is on hold during the shutdown, so the Labor Department\u2019s tally of hiring in September was never released, but earlier this month a survey by payroll company ADP showed that the private sector\u00a0<a href=\"https:\/\/apnews.com\/article\/jobs-economy-shutdown-trump-77afb7e7a6ef75c564f81cd611664271\" target=\"_blank\" rel=\"noopener nofollow\" aria-label=\"Go to https:\/\/apnews.com\/article\/jobs-economy-shutdown-trump-77afb7e7a6ef75c564f81cd611664271\" class=\"sc-5ad7098d-0 lcJVdL\">lost 32,000 jobs<\/a>in September.<\/p>\n<p>Meanwhile, several large companies, including <a href=\"https:\/\/fortune.com\/company\/microsoft\/\" target=\"_blank\" aria-label=\"Go to https:\/\/fortune.com\/company\/microsoft\/\" class=\"sc-5ad7098d-0 lcJVdL\" rel=\"nofollow noopener\">Microsoft<\/a>, <a href=\"https:\/\/fortune.com\/company\/general-motors\/\" target=\"_blank\" aria-label=\"Go to https:\/\/fortune.com\/company\/general-motors\/\" class=\"sc-5ad7098d-0 lcJVdL\" rel=\"nofollow noopener\">General Motors<\/a>, <a href=\"https:\/\/fortune.com\/company\/amazon-com\/\" target=\"_blank\" aria-label=\"Go to https:\/\/fortune.com\/company\/amazon-com\/\" class=\"sc-5ad7098d-0 lcJVdL\" rel=\"nofollow noopener\">Amazon<\/a> and <a href=\"https:\/\/fortune.com\/company\/target\/\" target=\"_blank\" aria-label=\"Go to https:\/\/fortune.com\/company\/target\/\" class=\"sc-5ad7098d-0 lcJVdL\" rel=\"nofollow noopener\">Target<\/a>,\u00a0<a href=\"https:\/\/apnews.com\/article\/layoffs-2025-amazon-ups-job-cuts-8413af9ac5b434b092ed76d6fa6cd196\" target=\"_blank\" rel=\"noopener nofollow\" aria-label=\"Go to https:\/\/apnews.com\/article\/layoffs-2025-amazon-ups-job-cuts-8413af9ac5b434b092ed76d6fa6cd196\" class=\"sc-5ad7098d-0 lcJVdL\">have announced job cuts.<\/a><\/p>\n<p>The slowing job market has many Americans\u00a0<a href=\"https:\/\/apnews.com\/article\/poll-economy-trump-inflation-electricity-costs-hiring-jobs-ffa4a9de69db090f47f968ba656d694b\" target=\"_blank\" rel=\"noopener nofollow\" aria-label=\"Go to https:\/\/apnews.com\/article\/poll-economy-trump-inflation-electricity-costs-hiring-jobs-ffa4a9de69db090f47f968ba656d694b\" class=\"sc-5ad7098d-0 lcJVdL\">increasingly concerned.<\/a>\u00a0That\u2019s not a good recipe for home sales.<\/p>\n<p>Another factor keeping a lid on home sales: Many homeowners who bought or refinanced to rock-bottom mortgage rates in 2020 and 2021 have little incentive to sell and buy a home at current home loan rates.<\/p>\n<p>The U.S. housing market has been in a slump dating back to 2022, the year mortgage rates began climbing from historic lows that fueled a homebuying frenzy at the start of this decade.<\/p>\n<p><a href=\"https:\/\/apnews.com\/article\/housing-home-sales-real-estate-home-prices-b7645724538b7a860c1d739e8b05380d\" target=\"_blank\" rel=\"noopener nofollow\" aria-label=\"Go to https:\/\/apnews.com\/article\/housing-home-sales-real-estate-home-prices-b7645724538b7a860c1d739e8b05380d\" class=\"sc-5ad7098d-0 lcJVdL\">Sales of previously occupied U.S. homes sank last year<\/a>\u00a0to their lowest level in nearly 30 years. Sales have been sluggish this year, although they\u00a0<a href=\"https:\/\/apnews.com\/article\/housing-home-sales-real-estate-home-prices-c8830628bfcf6cc690f37fabca209dd1\" target=\"_blank\" rel=\"noopener nofollow\" aria-label=\"Go to https:\/\/apnews.com\/article\/housing-home-sales-real-estate-home-prices-c8830628bfcf6cc690f37fabca209dd1\" class=\"sc-5ad7098d-0 lcJVdL\">accelerated last month<\/a>\u00a0to their fastest pace since February as mortgage rates eased. The average rate on a 30-year mortgage\u00a0<a href=\"https:\/\/apnews.com\/article\/mortgage-rates-housing-interest-financing-home-2a9ebc50f832c1d538db29e699316475\" target=\"_blank\" rel=\"noopener nofollow\" aria-label=\"Go to https:\/\/apnews.com\/article\/mortgage-rates-housing-interest-financing-home-2a9ebc50f832c1d538db29e699316475\" class=\"sc-5ad7098d-0 lcJVdL\">fell this week<\/a>\u00a0to its lowest level in more than a year.<\/p>\n<p>While lower rates boost home shoppers\u2019 purchasing power, borrowing costs remain too high for many Americans to afford to buy a home following years of skyrocketing prices.
