{"id":36377,"date":"2025-07-03T21:57:08","date_gmt":"2025-07-03T21:57:08","guid":{"rendered":"https:\/\/www.europesays.com\/us\/36377\/"},"modified":"2025-07-03T21:57:08","modified_gmt":"2025-07-03T21:57:08","slug":"m2g-ventures-launches-major-redevelopment-in-dallas-with-inwood-design-district-and-ace-on-inwood","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/36377\/","title":{"rendered":"M2G Ventures Launches Major Redevelopment in Dallas with Inwood Design District and Ace on Inwood"},"content":{"rendered":"<p class=\"lead\">M2G Ventures, a Fort Worth-based real estate investment and development company, is beginning the redevelopment and repositioning of the 14-building 740,000-square-foot former Inwood Design Center at 1110 Inwood Road in Dallas.<\/p>\n<p>Located at the intersection of the Design District and West Brookhollow submarkets, the project was acquired by M2G earlier this year.<\/p>\n<p>The rebranding introduces two distinct identities \u2014 Inwood Design District (IDD) and Ace on Inwood (Ace) \u2014 operating independently but \u201charmoniously\u201d within a shared district. Construction is about to begin on the site, which will be known as IDD for light showroom and industrial and Ace for retail and restaurant.<\/p>\n<p>Completion is targeted for the end of 2025.<\/p>\n<p>\u201cThis modern evolution takes the property from industrial to a premier mixed-use campus at a location that bridges the Design District and Brookhollow submarkets,\u201d said Jessica Miller Essl, co-founder of M2G Ventures, in a statement. \u201cThis is one of the most dynamic projects we have been a part of. We anticipate bringing both districts into their new lives. By creating two distinct projects under one collective vision, our team can create two best-in-market projects in their respective peer sets.\u201d<\/p>\n<p>Project enhancements include upgraded fa\u00e7ades and storefronts, curated branding and signage, enhanced parking, and layered landscaping. Visitors will encounter art in unexpected places\u2014colorful visual moments, 3D illusions and interactive installations. These installations serve as visual landmarks, encouraging walkability and discovery throughout the site.<\/p>\n<p>Public art is a key anchor in many of M2G\u2019s projects.<\/p>\n<p>The design team for the project includes\u00a0<a href=\"https:\/\/www.ibanezshaw.com\/\" title=\"https:\/\/www.ibanezshaw.com\/\" target=\"_blank\" aria-label=\"Link opens in new window (Iba&#xF1;ez Shaw Architecture)\" rel=\"noopener\">Iba\u00f1ez Shaw Architecture<\/a>\u00a0as architect,\u00a0<a href=\"https:\/\/rsmdesign.com\/\" title=\"https:\/\/rsmdesign.com\/\" target=\"_blank\" aria-label=\"Link opens in new window (RSM Design)\" rel=\"noopener\">RSM Design<\/a>\u00a0for environmental graphics,\u00a0<a href=\"https:\/\/paperkites-studio.com\/\" title=\"https:\/\/paperkites-studio.com\/\" target=\"_blank\" aria-label=\"Link opens in new window (Paper Kites Studio)\" rel=\"noopener\">Paper Kites Studio<\/a>\u00a0for landscape architecture,\u00a0<a href=\"https:\/\/www.katiepaintbrush.com\/\" title=\"https:\/\/www.katiepaintbrush.com\/\" target=\"_blank\" aria-label=\"Link opens in new window (Katie Murray)\" rel=\"noopener\">Katie Murray<\/a>\u00a0for art curation and\u00a0<a href=\"https:\/\/ramblecreative.com\/\" title=\"https:\/\/ramblecreative.com\/\" target=\"_blank\" aria-label=\"Link opens in new window (Ramble Creative)\" rel=\"noopener\">Ramble Creative<\/a>\u00a0for branding.<\/p>\n<p>Inwood Design District features 630,000 square feet of prime infill space with strong visibility along Inwood Road. Available spaces include 2,500- to 40,000-square-foot floorplates for showroom and light industrial users with up to 24-foot clear heights.<\/p>\n<p>Ace on Inwood, the 109,233-square-foot retail district facing Inwood Road, introduces walkable, highly visible spaces designed for destination-worthy tenants. With spaces ranging from 1,193 to 6,000 square feet, Ace is positioned for restaurants, retail, services, wellness and boutique concepts, with a focus on home furnishing uses to complement the existing strong base in the area. Patio space and endcaps provide further opportunity for placemaking and activation.<\/p>\n<p>M2G is known for many similar projects over the past 10 years. The Foundry District in Fort Worth successfully repositioned a warehouse district into showrooms, retail, food and beverage and creative office. Proto Park in Dallas, Texas, transformed a mid-century warehouse into a top-of-market industrial destination.<\/p>\n<p>M2G has since exited both projects.<\/p>\n<p>Holt Lunsford\u2019s <a href=\"http:\/\/cshoults@holtlunsford.com\" target=\"_blank\" aria-label=\"Link opens in new window (Canon Shoults)\" rel=\"noopener\">Canon Shoults<\/a> and <a href=\"http:\/\/mcoffman@holtlunsford.com\" target=\"_blank\" aria-label=\"Link opens in new window (Maddy Coffman)\" rel=\"noopener\">Maddy Coffman<\/a> will lease the industrial component of IDD.
