{"id":366729,"date":"2025-11-09T11:20:33","date_gmt":"2025-11-09T11:20:33","guid":{"rendered":"https:\/\/www.europesays.com\/us\/366729\/"},"modified":"2025-11-09T11:20:33","modified_gmt":"2025-11-09T11:20:33","slug":"1-7b-westside-village-details-more-plans-at-former-fort-worth-isd-site","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/366729\/","title":{"rendered":"$1.7B Westside Village details more plans at former Fort Worth ISD site\u00a0"},"content":{"rendered":"<p>More details are emerging about Westside Village, the $1.7 billion mixed-use development from FW Westside RE Investors, a partnership between Larkspur Capital and Keystone Group.\u00a0<\/p>\n<p>The project will transform 37 acres that once housed Fort Worth ISD\u2019s former headquarters at 100 N. University Drive and other nearby sites, including the current Autobahn Fort Worth location. At full build-out, Westside Village will consist of 880,000 square feet of office space, 238,000 square feet of retail, a boutique hotel and 1,785 residential units.\u00a0<\/p>\n<p>The proposed apartment building for the project is a seven-story residential building with 308 units. The ground floor includes a central residential lobby and two-story live\/work units wrapping the perimeter.\u00a0<\/p>\n<p>Dedicated retail and restaurant space are on the southeast corner of the building adjacent to the mixed-use office building development.\u00a0<\/p>\n<p>Plans for the apartment building show a third-floor amenity deck with a pool, fitness center and yoga studio as well as a seventh-floor sky lounge with views of downtown Fort Worth.\u00a0<\/p>\n<p>Construction on the 425,757-square-foot building is expected to begin early next year with an estimated completion date of September 2028. The cost is estimated at $125 million, according to plans filed with the Texas Department of Licensing and Regulation.<\/p>\n<p>The development team for the apartment buildings includes lead architect<a href=\"https:\/\/www.linkedin.com\/company\/corgan\/\" target=\"_blank\" rel=\"noopener\"> Corgan<\/a> with civil engineering firm <a href=\"https:\/\/www.linkedin.com\/company\/kimley-horn\/\" target=\"_blank\" rel=\"noopener\">Kimley-Horn<\/a>.\u00a0<\/p>\n<p>Dallas-based DBA Commercial Real Estate\u2019s Austin Schenkel and Emmy Kate Barr are leading leasing efforts for The Shed, the first food, beverage and entertainment component within Westside Village that will repurpose an existing building.\u00a0<\/p>\n<p>\u201cThe Shed is one of the few buildings in Westside Village with architectural character, which is why we\u2019re reusing it instead of building new,\u201d said Schafer Smartt, vice president of Larkspur Capital. \u201cPreserving it adds authenticity that new construction can\u2019t match and will help anchor the district\u2019s identity as it grows.\u201d<\/p>\n<p>The Shed will sit on 3.67 acres at 2800 Cullen St. and feature 19,099 square feet of indoor space, a 3,453-square-foot covered patio area and more than 165 surface parking spaces. Line Design, a firm specializing in adaptive reuse, is the design architect for The Shed. The firm collaborated on the initial vision for the building, leaving flexibility for future tenant-driven design.<\/p>\n<p>\u201cThe Shed offers operators the opportunity to be among the first to establish a presence in Westside Village,\u201d said Schenkel, principal at DBA Commercial Real Estate. \u201cWith its expansive layout, distinctive character, and integration into the larger development, it\u2019s well positioned to attract concepts that want to grow alongside the project and the surrounding area.\u201d<\/p>\n<p>The Larkspur and Keystone groups have also filed plans for the first office phase of Westside Village set to include a 100,000-square-foot, six-story Class AA office building with ground floor retail, room for two restaurant concepts and a private social club.\u00a0<\/p>\n<p>HPI was selected to lead office leasing for the 100,000-square-foot building at the northeast corner of University Drive and Westside Drive, formerly White Settlement Road.
