{"id":39162,"date":"2025-07-04T22:18:10","date_gmt":"2025-07-04T22:18:10","guid":{"rendered":"https:\/\/www.europesays.com\/us\/39162\/"},"modified":"2025-07-04T22:18:10","modified_gmt":"2025-07-04T22:18:10","slug":"home-inventory-hits-8-year-high-in-cy-fair","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/us\/39162\/","title":{"rendered":"Home inventory hits 8-year high in Cy-Fair"},"content":{"rendered":"<p>\t\t\t\tWith 1,367 active home listings by the end of April, the Cy-Fair real estate market had 3.5 months of inventory available for the first time since summer 2017, according to the <a href=\"https:\/\/trerc.tamu.edu\/\" target=\"_blank\" rel=\"noopener\">Texas A&amp;M Real Estate Research Center<\/a>. Months of inventory measures how long it would take to sell all existing listings at the current sales pace.Shae Cottar, chair of the <a href=\"https:\/\/www.har.com\/\" target=\"_blank\" rel=\"noopener\">Houston Association of Realtors<\/a>, said supply chain issues and record-low interest rates during the COVID-19 pandemic affected inventory levels\u2014dropping to as low as 0.39 months locally in February 2022. Homebuilders have since helped replenish that stock across the region, he said.<\/p>\n<p>\u201cI think that while a lot of times it&#8217;s easy to look at the last five years and feel like that is the way it is, that&#8217;s normal; if you look on a historical timeline, I think what we&#8217;re actually seeing right now is a normalizing of the market,\u201d Cottar said at the June 10 <a href=\"https:\/\/www.houstonnwchamber.org\/\" target=\"_blank\" rel=\"noopener\">Houston Northwest Chamber of Commerce<\/a> luncheon. \u201cWe&#8217;re getting it back to something that&#8217;s more sustainable because those 3.5% interest rates &#8230; and those price points of $50,000 and $100,000 over asking\u2014those things are not sustainable.\u201d<\/p>\n<p><strong>Also of note<\/strong><\/p>\n<p>During the first three months of 2025, 25% of Cypress households could afford to buy a median-priced home, compared to 34% in Harris County, according to the Houston Association of Realtors\u2019 <a href=\"https:\/\/www.har.com\/content\/department\/housing_affordability\" target=\"_blank\" rel=\"noopener\">Q1 Housing and Rental Affordability Report<\/a> released May 8.<\/p>\n<p>In the first quarter, the median price of a home in the Cypress area was $407,500, with a minimum qualifying annual household income of $128,800. Harris County\u2019s median home was $325,000, and its minimum qualifying income was $100,400, according to the report.<\/p>\n<p>Out of the 19 submarkets within Harris County, only five had a lower percentage of people who could afford the median home price\u2014Bellaire, Katy, Memorial Villages, River Oaks and West University Place.
