Zillow examined the value changes in their Zestimate \u2014 the firm\u2019s estimate of a home\u2019s market value. <\/p>\n<p class=\"body-text-paragraph\">The formula takes into account public, MLS and user-submitted data. The nationwide median error rate for a Zestimate is 1.83%, according to Zillow.<\/p>\n<p class=\"body-text-paragraph\">Estimated home values fell for 53% of all homes in the United States. Therefore, a majority of homeowners are still sitting on sizable gains. <\/p>\n<p class=\"body-text-paragraph\">The median U.S. home was last purchased 8.6 years ago and has experienced a 67.2% increase in value since that sale, according to Zillow records. <\/p>\n<p class=\"body-text-paragraph\">In Dallas, most home values have risen by more than 50% since their last sale.<\/p>\n<p class=\"body-text-paragraph\">\u201cDallas has seen existing inventory fully recover from pandemic-era shortfalls,\u201d said Treh Manhertz, senior economic researcher at Zillow. \u201cNow there are almost 13% more existing homes for sale there than we saw in 2018-2019. New construction played a big role in unsticking the market there. It\u2019s easier to build in Dallas than most major metros, and this injection of supply gave buyers options.\u201d<\/p>\n<p class=\"body-text-paragraph\">Manhertz also said that lower competition softened prices in Dallas faster than the national average, but this is a normalization in the market following big price jumps from 2020 to 2022.<\/p>\n<p class=\"body-text-paragraph\">\u201cAffordability is improving quickly,\u201d he said. \u201cMortgage payments are down nearly 6% from last year, and buyers have more leverage in negotiations than in past years.\u201d<\/p>\n<p>Downtown site on market for $8.5M<\/p>\n<p class=\"body-text-paragraph\">A .67-acre site in downtown Dallas is for sale. The asking price is nearly $8.5 million.<\/p>\n<p class=\"body-text-paragraph\">The site at <a href=\"https:\/\/www.loopnet.com\/Listing\/1823-Cadiz-St-Dallas-TX\/37710460\/\" target=\"_self\" rel=\"noopener\" title=\"https:\/\/www.loopnet.com\/Listing\/1823-Cadiz-St-Dallas-TX\/37710460\/\">1823 Cadiz St.<\/a> is roughly half a mile from the Kay Bailey Hutchison Convention Center, which is undergoing a multi-billion-dollar renovation. The listing touts the site as ideal for multifamily, hotel, office, retail or mixed-use development.<\/p>\n<p class=\"body-text-paragraph\">The lot is 29,000 feet. The Dallas Central Appraisal District values the property at just over $1.8 million for tax purposes. Those values often trail market value.<\/p>\n<p class=\"body-text-paragraph\">The property is owned by Dallas-based real estate investment and development firm Wildcat Management.<\/p>\n<p>Highland Homes to start sales in massive Denton development<\/p>\n<p class=\"body-text-paragraph\">Plano-based Highland Homes will soon start new home sales in <a href=\"https:\/\/www.dallasnews.com\/business\/real-estate\/2025\/11\/14\/10b-20k-new-residents-and-h-e-b-this-d-fw-project-will-be-a-city-within-a-city\/\" target=\"_self\" rel=\"noopener\" title=\"https:\/\/www.dallasnews.com\/business\/real-estate\/2025\/11\/14\/10b-20k-new-residents-and-h-e-b-this-d-fw-project-will-be-a-city-within-a-city\/\">Landmark, a massive Denton mixed-use development<\/a> from developer Hillwood.<\/p>\n<p class=\"body-text-paragraph\">Highland\u2019s homes will be on 50-foot lots ranging from 2,200 to 3,600 square feet. Homes are priced from the high $500,000s. A model home is under construction and is expected to open in February 2026.<\/p>\n<p class=\"body-text-paragraph\">\u201cWe\u2019re excited about Landmark,\u201d said Highland Homes vice president of sales Jason Walker. \u201cOur collaboration with Hillwood spans 25 years, so we know this community will bring robust amenities and a deep connectivity to community \u2014 a Hillwood community trademark.\u201d<\/p>\n<p>Roadwork marks start of 1,800-acre project <\/p>\n<p class=\"body-text-paragraph\">Republic Property Group has begun development on Wildwood, a master-planned community in McKinney. <\/p>\n<p class=\"body-text-paragraph\">The initial phase of construction includes a 3.8-mile extension of Laud Howell Parkway. The roadway will connect much of McKinney north of U.S. Route 380. <\/p>\n<p class=\"body-text-paragraph\">The Laud Howell Parkway extension is expected to be completed in late 2027. Additional details regarding the scope of the project will be released in the near future.<\/p>\n<p class=\"body-text-paragraph\">The 1,800-acre mixed-use development will include residential, commercial and office uses.
